    05/01/2023 - 05/01/2024 - Lease for Unit *************************************************. Moved out 04/30/2024 - Requested Deposit of $1500 to be returned from Realsource Property Management on 02/30/2024. Received check of only $600 refund with a letter stating I can contest for the full $1500 within 15 days due to the Florida Statute Title IV: Chapter 83. I then responded with attached letter to contest the decision of Realsouce Management to withhold portion of the deposit as stated in the letter. Realsource responded stating that they no longer hold the funds and told me to resolve it with the owner who lives in *********** (via a PO Box address) and is ONLY Spanish speaking (I do not speak Spanish). Also note: Realsource facilitated all conversations with the owner while I was a 3 year tenant at the property. Realsource Property Management is whom I paid the original deposit of $1500 and is subsequently responsible for providing a response to the lease agreement regarding the $1500 deposit. They have not provided a means to contest the deposit amount based on the Florida Statute which is a violation of my legal rights as a tenant in this situation since I do not speak Spanish and cannot communicate with an owner who doesn't live in *****************. I can supply all forms of documentation to uphold the above state. The system will not let me upload.

    Good Morning ****************,

    I actually had a conversation with ***************************** yesterday regarding your situation. The amount of the dispute is actually less as you have received some of your deposit back. The reason for the claim was that you touched up paint in the unit and the paint did not match. ***************************** has made many attempts to reach the owner and the owner does not reply back. What I can do since the owner is not replying is offer you $400.00 which is half of what you are seeking from RealSource Property Management. This is a fair offer and do keep in mind that you elected to touch up the paint in the unit. If you would have left it alone, this would not have been an issue.

    We have requested maintenance several times and have had little to no response. We have a 1 foot hole in our ceiling and requested to have it repaired months ago. I updated the request 11/9 still will not return calls. Dryer also isn’t working and I have had no response for that as well.

    I am in receipt of the complaint just filed. After reviewing the complaint I did some research regarding the maintenance request. The dryer request was just submitted by the tenant on 11/17/2023 and dispatched out that very same day. I will reach out to the vendor to escalate this service call. The hole in the ceiling maintenance request was submitted on 11/08/2023. This was dispatched out to the vendor on 11/08/2023 for repair. I will have this reassigned to another vendor.

    In the future if you have a maintenance request that you feel is not being handled promptly; please contact me directly so that I can assist you. I have included all of my numbers below.
