    This guy needs his license taken away as an appraiser. He comes to my house and its pouring down raining and he just walks through my house with his nasty wet shoes then his pictures made my house look 20 years older than it is. If youre going to charge someone $600 at least buy a camera that cost more than $20. He missed an entire bathroom that my wife caught. When confronted with all the above items, he purposely low balled my house. Im not through with this. How he got his license Ill never know. The lender was so stunned he appealed it. All because his feelings got hurt because hes not a professional

    Appraiser was in the process of untieing his shoes at the door upon arrival to property when the home owner stated to not worry about it since they had multiple dogs and a "RoboVac" that would take care of it. It is always a matter of respect for the appraiser to remove his shoes before entering a dwelling. This complaint is completely untrue and a fabrication of an angry customer who believed his house was worth more than what the market warrented. 

    The appraiser does not directly charge any homeowner. It is the lender who charged $600 and the appraiser is paid through an AMC. This statement about the cost of the appraisal is misleading and incorrect. 

    The appraiser is not a photographer and can not "make a house look 20 years older than it is." The pictures were taken at angles required by lenders to view the rooms for count purposes. Pictures are not used for marketing purposes. That would require the homeowner to hire a professional photographer, which is very costly. 

    ACI and other software platforms used as templates for appraisals are now linked up through phones and ipads to generate photos into the reports directly. There is no need for a seperate camera. The cost of the phone used to take pictures is much more than $20. 

    The "bathroom" that the homeowner is referring to is a single toliet in a laundry closet. No window, no sink, it is not even a 1/2 bath but could be referenced as a "water closet" at best. At the initial inspection the homeowner escorted the appraiser from room to room throughout the entire inspection. He never mentioned or pointed out the water closet within the laundry room. Before leaving the property, appraiser ran through the bedroom and bathroom count with the homeowner which was 3 bedrooms / 2 bathrooms, and at that time, the homeowner agreed to this count. Then a revision was requested stating there was a "missed bathroom". Upon the appraiser returning to the property it turned out to be the water closet referenced. 

    The appraiser has over 26 years of experience as a certified appraiser and has never been accused of having any bias toward any irrate home owner. There was no "low ball" involved. The homeowner was told a number from the lender and there were not comps to support it. The addresses sent to the appraiser in a revision were in neighborhoods that had amenities and mandatory HOA dues and this property had neither. They were not comperable due to the location. The appraiser follows USPAP guidelines and supported his value estimate in the appraisal report appropriately.

    This consumer was not happy with the value that the market supported and is now accusing the appraiser falsy. Please see attached text messages and picture of water closet for proof of statements in this rebutal.

    I am rejecting this response because: This company is not legit and didn't tell the truth in his response. One, I was never asked to verify the count of any rooms, two, if you're so professional, how do you miss a bathroom, three, who puts a toilet in a closet, four his $10.00 camera that took pictures which makes your house look 30 years older but yet charges you a hirer price than the national average. That's professional, right. He was showed comps and was sent comps, it wasn't just me who thought this, it was also the lender that's why he appealed it, but this company got their feelings hurt because they were called out. I'm taking this as far as I can. I've been in construction all my life, I know more about what some cost then an uneducated appraiser.

    I have provided the picture of the bathroom in question which is a toilet and nothing else. You would have to leave the area to find a bathroom or go to the kitchen to wash your hands after using it and therefore there is no bathroom that was missed. I never received $600 for the job. The client is the lender and not this consumer. The appraiser gets a fraction of the cost to the borrower. I also have reached out to the lender and have their full support should this go any further. The photos are a non-issue when it comes to an appraisal and there is no camera that can make a property look older. If this continues I will need to get a lawyer involved for slander as statements made are misleading and untrue. The appraiser has supported the value for which the market data was provided and appraiser has been appraising in this area for over 26 years and this is the first time for any negative reaction. See attached emailed response from the lender directly regarding these allegations.

    I am rejecting this response because:

    David Caneva is a scam and the words getting around. One of his competitors verified he’s a lowballer and he gets off on doing this to people. The words spreading. The state will start their investigation soon and I will post it. No further communication with a person like this needed on my end. Everybody will know the truth before long.
