    Our property manager ********************************* who owns & operates Property Management by Design is operating unethically. *** owned a condo in ******* for 17 years at ********************* *********** bylaws have never been amended. The *** is responsible for anything that goes bad within our walls. She makes her own rules ignoring our bylaws which can put condo owners in harmsway. She's refused to pay for two bad pipes that are within my walls that caused damage to my unit including black mold. One is a main water pipe servicing the unit above mine & the other is my main water line. The leak was noticed by my tenant on Dec 9th & since then I had the leaks patched but they both need to be replaced. She stated we had to use Clearwater Plumbing or they wouldn't pay for the repipe. I then had Clearwater plumbing out & they sent her an invoice stating both pipes are bad & needed to be replaced. She approved the repair but 30min later sent me an email stating since there were no active leaks when Clearwater plumbing was on site then the *** is not responsible for payment. She has done the same thing to multiple other unit owners who have had leaks in their walls recently. I have had leaks in my walls in the past that the *** has paid for but now she is stating that they have new legal representation that has a different opinion on our bylaws and they will only pay for pipes servicing other units within my walls that are actively leaking. These laws have never been amended. I've attached the laws to this email. She knows it would cost more for us to get a lawyer so she banks on us just sucking it up & paying for fixes that the *** is responsible for according to our bylaws. Our bylaws clearly state the association is obligated to pay for anything within our ************* is no law stating we have to use a certain company for the repairs. She also is very unprofessional. She is not preforming her job ethically & you can see that in her ****** reviews as she only has a 2 star rating.
