      We booked a condo through Fun Quest Vacation Rentals from May 17–24, expecting a clean, comfortable stay. For the first four days, everything seemed fine. In fact, the night before the issue, we texted the owner asking to extend our stay because we were enjoying it—before everything changed.
      Around noon on May 21 we discovered bed bugs in one of the beds. We immediately contacted the company. Instead of taking responsibility, they offered a partial refund and accused us of bringing the bugs in ourselves. One rep even said they were “probably ants,” despite our clear photos proving otherwise.
      When the owner (she) finally responded, she echoed the same blame and even used our text from the night before—as if wanting to extend our stay somehow discredited our report. This was manipulative and unfair.
      We had to bag all our belongings—including thousands of dollars’ worth of clothes and boots—and urgently find a new place to stay for five people. The stress was overwhelming, and we were met with repeated denial and no real help.
      As of now, we still haven’t received it. We paid nearly $1,000 and are out almost $400 for nights we couldn’t stay. The company’s response was unprofessional, dismissive, and unacceptable

      Paid around $645 for a weekend trip. False advertisement was given in description of unit while book. Description states that kids stay free without any additional beds. Also states that occupancy was 4. Agreement contract also says that max occupancy is 5 for 1 bedroom and 2 bedroom units. I had 5 occupants, myself, spouse, child 2 years, child 2 years, and child 6 years. Was not allowed to stay there with my family for a "family beach trip" and was not able to get a refund.

      Dear BBB,
      Ms Nenita **** booked
      with Booking.com on Aug 22, 2024 for 2 guests but in reality, she had 5
      guests. Hotels may not count children and infants, but condo PER FIRE MARSHALL  must.
      The listing clearly stated that the unit can only accommodate 4 guests per
      HOA.  PCB Ordinance 1632 that was passed by the city of Panama
      City Beach in October of 2024 is very clear as the number of guests allowed by
      law and fine will occur because of over occupancy which is 4 guests at Top
      of the Gulf.  Please see below the advertisement on Booking.com and
      we highlighted where it was clearly stated. 
      "Perfect for small, budget-conscious groups of friends,
      traveling business people, and families alike, this studio-style condo provides
      a great way to experience the Panama City Beach area! Enjoy a pool, a fitness
      center, and beach access from this Panama City Beach getaway at the Top of the
      Gulf condo complex. This studio-style condo offers two to four guests a full
      coastal experience in a single living space. The space even comes equipped with
      a small kitchen with all the important appliances, including a dishwasher,
      coffee maker, and toaster—a perfect place to cook fresh seafood favorites!
      Sleep soundly in one of the two queen beds. A full bathroom is provided, as is
      a walk-in closet for ample storage space. And there's plenty of seating to
      choose from, between the dining table, the beds, and the living room
      furnishings. Splash around in the pool, play a few rounds of shuffleboard, or
      host cookouts in the BBQ area. What's nearby: Within steps of Florida's
      gleaming beaches, fantastic nightlife, and dining, this efficiency condo is the
      perfect getaway for a couple or small family to share while they explore
      Florida's Gulf Coast. This condo is close to restaurants, bars, shops, and the
      Signal Hill Golf Course for a day out on the greens—and don’t forget the beach
      right outside! Some of our favorite activities are sports fishing, hiking in
      St. Andrews State Park, and walking to Dee's Hang Out for some crab cakes and
      Cajun remoulade. *************************IMPORTANT*****************************
      THIS PROPERTY IS 21 AND OLDER. The unit accommodates only 4 people (including
      children of all ages) per HOA regulations. If you have more people, you will
      not be able to check-in and your money will not be refunded. ALL GUESTS
      will have to register at the HOA office upon arrival to receive your parking
      pass and wristbands. It is located on the second floor. The cost of it is USD
      30, and they accept cash only. "

      Even more, the guests
      was given information for our electronic booking that also stated it : 
      'REGISTRATION AT TOP OF
      THE GULF
      OCCUPANCY: Maximum
      occupancy is 4 guests INCLUDING children and infants per Fire MARSHALL PCB Ordinance 1632. Only Registered
      Guests are Allowed to occupy the condo and be on property. Failure to abide by
      the Ordinance may result in a fine of  $500 and immediate eviction".

      Our Websites also
      inform guests prior to booking: 
      "IMPORTANT
      THIS PROPERTY IS 21 AND OLDER. The unit accommodates
      up to 4 guests maximum(including children and infants of all ages) per PCB
      Ordinance 1632.  Having more guests than the maximum of 4 
      allowed by law could result in a fine starting at $500 and ejection- NO MONEY
      WILL BE REFUNDED. 
      As you can see, the information is
      readily available and visible in all our advertisements. We believe Ms ****
      thought she could sneak in the children  without issues. However, due to the severe
      repercussions of  Ordinance 1632, the HOA as well as FunQuest take
      the occupancy very seriously and abide by the law. 

      Ms **** states that children"
      stay free". Condominiums, unlike hotels, don't charge per occupancy but
      rather by the night so this does not apply here as Top of The Gulf is a condominium
      and not a hotel.

      Ms **** also stated that the rental
      agreement stated 5 guests. Our rental agreement is a standard agreement and
      includes all properties. The 1 bedroom occupancy is 5 guests. Ms **** booked a
      studio, not a 1 bedroom, and the occupancy is 4 including children and
      infants. 

      Ms ****'s arrival was Aug 30, 2024 and
      she did not contact us until 8/31 at 1234PM stating this " We decided not to check in since the unit cannot
      accommodate us; two adults, 6 year old and two 2 year olds:. 

      FunQuest feels that considering
      the fact that Ms **** was informed on multiple occasions that it was a studio
      with a maximum occupancy of 4 guests including children and infants,  and no refund would be issued for trying to
      check in over occupancy,  she does not warrant a
      refund for trying to defraud the rules. The unit was not rebooked and would
      incur loss revenue from someone mischief. 

      Also, you may want to be
      aware that Ms **** has been going over the internet posting defaming posts
      about the event stating inaccurate facts. The fact is that she booked for 2 ,
      but had 5. She read the rules/requirements but thought they did not apply to
      her. 

      FunQuest understands
      that since PCB Ordinance 1632 occupancy rules only apply to condos and not
      hotels it may be confusing. That is why FunQuest makes it clear, visible and
      at the top of all its listings.

      I am rejecting this response because: the description did NOT state maximum of 4 occupancy until after I booked. I did not see it until day of check in. And the description stated kids stay free with existing bed, as you can clearly see on the description. It does not mention anything about 4 occupancy INCLUDING kids until after I paid for it. The owners therefore are trying to DEFRAUD it's customers because all they want is your money. Everything stated in the statement was provided AFTER booking.
