      We are continuously receiving latest fees on our rent when our rent is not late. The property manager added a $100 late to our account when on January 3 2025 we went to the office to pay our rent and nobody was there. So we went to pay it today January 6 2025 and she added a late fee. The money orders are post office money orders dated January 3 2025 but yet just about every month that this new person has been in the rental office we are paying late fees and for others things that are not being done in the apartment also. We are paying for ground amenities which there are none we are paying for pest control we have been in this place a year and not one time has anyone come to spraying or lay traps nothing but yet we are fighting with cockroaches mice rats. She told me I need proof of these things so I told yeah sure let me tell the rats and mice and roaches to wait right there so I can get a picture of it like this is ridiculous at this point and something needs to be done about the people running this place and how out of date it is. My toilet in my hallway feels like I’m going to the bathroom in a rocking chair and the floor is rotting underneath of it. So many things wrong and they won’t do anything about it. It’s very difficult to find a place to live and have to pay for a hell hole at the same time.

      Rent is due on the 1st and late on the 5th regardless as to what day of the week those days fall on. The office is open 9am-4pm Monday-Friday and 10am-2pm on Saturday. The staff was in the office on Friday 9am-4pm. There is staff here during those hours, the office doesn't close for lunch. There is also an option to pay online.

      Pest control used at Sandstones is ******* Termite and Pest Control and they treat every 1st and 3rd Tuesday of the month. The schedule is attached and posted in the office. 1506- has no open work orders and no knowledge of rats, mice or cockroaches. 

      Management has added 1506 to the pest control list for the next visit Tuesday, January 21, 2025.

      On July 24th my living room ceiling started a small leak, I took photo evidence of the leak each time it progressed or grew. 72 hours pass and my roof is caving in, and it is a 2–3-foot gash in my ceiling that leaks every time it rains. I let the property manager know, and she came to view the leak and take pictures, she had a maintenance man bring me a mop bucket and that is the last I heard from them about fixing it. That same day, I rented a trailer and moved 2/3rds of my apartment to storage and have been avoiding that area of my home as much as possible. I asked if there was at least another unit available I could move to for the time being and they said no. She agreed to let me break the lease without any further charges or fees. I also have email receipts on following up with them about this process. I have also complained about several other issues and the only one they have fixed (before the leak) was my clogged drains. I was willing to compromise, but they are careless and not tentative. I have medical conditions such as allergies and asthma and cannot afford to be breathing in debris, mold and mildew. The agreement was that I have until the 20th of august 2024 to move and I told them I would be out by the 16th and return my key, this was approved and understood until today 08/14/2024 (two days before moving out) and now they are asking me to "catch up rent and you can stay the full month". I did not even want to stay this long; these are unlivable and unsafe living conditions!

      We had a tornado on the 16th of June, 2023 & it flooded my apartment in the masterbedroom all the way to my baby’s room & there is mold all over the baseboards and all my shoes that were in my closet were ruined & has black mold growing on the bottom of them & it followed all the way to my babys room on the right side & the outlets in the masterbedroom are completely shot & nobody has came to fix anything & i put it in the sightplan as they told me too. & i chose to not pay my rent because nobody has came and fixed my room up no matter how many times ive called

      The leak in question was taken care of immediately. The stains on the door from the leak has also been resolved.
