      I have a Section 8 voucher for Sarasota County, but the property management manager (at Arbor Village in Sarasota, FL) was told in writing by the housing authority to charge me more than a third of my income (about 2/3) and to make the lease for less than twelve months. That lease would not be legal for HUD due to corruption, so it was never written. If I had gone forward, I would have lost my rent money plus the extra rent money **************** said to charge me, all my fees and deposits, and any furnishings I put in the apartment, plus I would still owe more money.I complained to the housing authority and HUD OIG already. I also told them my orientation, and therefore receipt of my voucher, was delayed by weeks. At the orientation I was told by **************** that if another housing authority helped me, my Sarasota County Section 8 voucher would be invalidated illegally. I wanted apartment ********************, but have lost the chance now to ever rent in Sarasota County. **************** is responsible, but she keeps saying she does not care what the laws say. She says she decides everything.In a perfect world,.the housing authority would fix what they did. For now, all I.can do is warn others.

      The Sarasota Housing Authority issued a voucher to the applicant.  During the voucher issuance process, the method of rent determination is explained.  Once a family is approved for a home, they are informed of their rent portion.  The family expressed concerns about her rent portion and a review was conducted.  SHA determined that the calculations are correct, and the family was informed.  The family has the option to proceed with signing a lease for the approved unit or they can accept a voucher to continue shopping for a more affordable home.  SHA met with the apartment complex and the family has not yet decided to sign the lease.  They are willing to hold the 209 unit, but only for a matter of time. We await the decision of the applicant family.

      I am rejecting this response because:

       

      I filed complaint number # ********- Sarasota Housing Authority. The Housing Authority said they contacted me and there was a resolution. That is what the BBB told me. I was never contacted and there has been no resolution. My Section 8 voucher is useless since they are demanding too much rent payment, 2/3.not.1/3 of my income. I need it fixed, but so much time has passed that I will likely continue tenting of necessity.

      The claims by the applicant are misrepresented.  The applicant attended a briefing and was issued a voucher.   During the voucher issuance process, the method of rent determination was explained.   The Sarasota Housing Authority (SHA)determined the applicants annual income and the monthly adjusted income from the submitted documentation (reported income).  The applicant then submitted a Request For Tenancy Approval (RFTA), and the unit was approved.  The applicant did not agree with the Total Tenant Payment (TTP) to the owner of $607, which cannot not exceed 30% of her monthly adjusted income (per HUD Guidelines).  We reviewed the reported income and TTP and determined that they were calculated correctly.  The family chose not to move into the unit, so we reissued the Request For Tenancy Approval (RFTA) and emailed it to her on 4/17/23.  To date, we have not received another request for tenancy from the applicant.
