  I am the President of a small HOA that retained OneSource for both boutique CAM and landscape management for approximately one year before terminating the relationship ************* short, **s base fees for both service lines are at the top of the market. Yet, in the **** opinion, the quality and quantity of CAM and landscape services coupled with **s near complete lack of accountability, were unacceptable at any price point. We discussed the significant gaps in performance with ** many times; unfortunately, they failed to make any material improvement in a year. **s CAM efforts were riddled with a lack of followthrough, failed service levels, non-responsiveness to the *** and residents, neglected basic obligations, poor quality documents, an inability to complete even simple administrative tasks correctly or at all, a lack of familiarity with basic CAM functions, zero backups, and alarmingly poor and unprepared communication and general operations. As a result, the *** had to perform the majority of the **** work nearly every month despite the high base fee and surprising a la carte fees that often piled up to hundreds of dollars monthly. The landscape service initially performed well by helping cleanup our long neglected landscaping. Unfortunately, their head of landscaping refused or was unable to follow through on proper normal maintenance of our landscaping or our irrigation system, again while charging top tier rates. The result was that material portions of our landscaping and our irrigation system suffered serious, avoidable and expensive damage. The landscape lead also exhibited such an abrasive personality especially to the women on our landscape committee that they were justifiably no longer interested in working with the ** landscape team at all. We cannot in good conscience recommend retaining ** in any capacity.

  The owner, *******, is a pompous person. He doesnt know how to run a landscaping business; cant do a job in one day. Further, he is linked to his wife, *********, property mgmt company. A joke of a business. He was hired off a flyer received by a previous Board president, who, too, was a joke and I knowledgeable about landscaping and keeping up with what OneSource was/or was not doing. Do NOT hire!

  One Source and its owners are horrible property managers. They do not do on site visits and overcharge on everything they do. they leave all of the legwork and tasks to the board members and do not follow guidance when instructed to do so. they have also recently changed their address to a thrift shop in Sarasota. the owner is rude and vindictive. personally, i wouldnt have them manage my dog house.
