    Buyer signed agreement for as is condition for purchase, as advertised on web site declaring no hassle 7 days closing, and an A+ BBB Member, after agreement was signed an act of god (sever storm but not tornado) damaged buyers purchase when informed of damages (as I am obligated to do by law and contract) buyer breaches in an attempt to avoid liability and stick seller with damages for the reason of repair cost and decrease of profit both of which are part of business. UCC article ***** excludes warranties since as is condition is focus of contract, writing within the contract and the poa this is a present sale where all except possession of property took place. The buyer is liable for damages to title and escrow and seller if breached

    We swiftly extended an offer to purchase the property in its existing condition. Shortly after signing the purchase agreement, an unforeseen incident significantly damaged the house (a three fell on it). This incident altered the property's condition and necessitated reassessment of renovation costs, rendering it no longer suitable based on our initial criteria.

    On the same day, we promptly communicated this change to the property owner, clearly indicating our decision to cancel/void the purchase agreement. We reiterated this stance when the owner followed up subsequently. In real estate transactions, it is essential that the property remains in the agreed-upon condition for the transaction to proceed as planned. Regrettably, we are unable to proceed with the purchase or offer the same amount if there are changes to the property's condition.
    We understand the inconvenience this situation may have caused and remain committed to transparent and fair dealings in all our transactions.
