    I hired **** to finish my rental property and get it ready for rent, more than 2 months passed by, he finally dropped the key in the lockbox.
    It was very hard time for me to get the key back, it took 2 weeks for the key to arrive. **** had his property inside and outside of his home which he did not move until my manager moved it out the home today and set it outside. I called Tallahasee police and they advised to change the locks and bring his unclaimed items to the police department as lost items.

    Once I got the key to my home, my manager walked into the home to see if the home is ready to move in. No!!! **** did not do most of the work I paid him to do which is:

    Not all paint touch up were done
    No blinds in all windows where none are present.
    Front door entry globe missing.
    No transition strips installed to a bedroom.
    No smoke detectors installed
    The side door needs a new sweep added (letting in air and light)
    No cleaning
    The AC grate on the HVAC closet door was installed wrong.
    The end cabinet drawer only opens a few inches and then it hits the door jamb - not done
    No mirror hang
    No Caulk gaps
    In Hall bathroom Recaulk tile and shower
    No toilet seat installed
    No bathroom painted.

    I asked **** to refund me on what he did not do and I did not receive any answer to that request.

    Good afternoon this is **** ******* owner of complete maintenance Solutions I have received the complaint that has been filed against me after reading complaint it is found to have grounds that is not true complaints and issues that has been brought up I have been falsified when I initially looked at this job over a year ago and I I'm going to get the dates together the house was in terrible shape I told her I could not get started for a couple weeks she hired someone else which was fine they came and did some of the work but they did not complete the work the work that they had done was just my positioning things to look like that it was installed or had been finished she initially sent me a list of what needed to be done I have a copy of that list that I will provide as well when I went to the house to look at this there was lots more than what she had initially said to be done I made a list and responded back to her saying that this is the items that I seen that needed to be done that I knew for sure and there could be more some of the items that was at the house that they are stating is mine had been in the house initially when I came back the second time to give her an estimate on work to be done some of the items were mine but they was work materials that was left there because I would just go by there and do work as needed or at night time kind of to fill in the schedule seeing that she she had already paid someone to do his repairs and they did not get done me and her had a very good relationship and talked on the phone several times a week towards the end she did want the keys I did not keep them from her that was talk between her and a property manager the property manager initially didn't return my call for over 2 weeks I have that information as well I'll be providing all information pictures and documentation for each for this job as I keep for every job she has made complaints against me in my business that are not true and I'm not very happy about the situation there was a blind new blind installed at every window the painting was so supposed to be touch up and she provided the areas that she wanted to touch up because the whole inside of the house needs to be painted the master bathroom never was finished from whoever originally installed it there's a lot of things that is not too cold there and she would not let me fix them to the to where they needed to be to be properly installed but I have all the messages I have all the information and I will be providing that very shortly

    I think there was some confusion in whoever the first person she had working at this house and when I came in because she send me a list of items she wanted done after j had turned over the key that I had never seen. I has mostly fixing items that was left half finished and that was not complete.  It looks to me things where staged for photos.  A good example of this I'd the kitchen cabinets,  they where set in place but not screwed off, same with the counter tops. 

    I really feel I did way more work than was actually billed and felt like I was doing her a favor because the original person hired made a total mess inside the house. I even repaired the front door where it was pushed in and wall damaged.  Most contractors would not even try and repair this just replace.

    I even told her a had tools and matat the house because I was working at night and weekends. She had someone remove ladders, tools and materials that was property that belonged to me.

    **** ******** Complete Maintenance Solutions, LLC, **** ***** **** *** ****** *** *****, ************************* Home Improvement repairs paid $9,356.13 to **** ******r was hire to do my mother home improvement repairs. My mother 89 years old. She gave me, daughter ***** ************** permission to oversee home improvement repairs & handle paying for the work when completed.The total cost to complete the home improvement repairs $14,739.19, paid **** ******r $9,356.13, **** ******r abandoned the home improvement repairs job & left the house unfinished. He was sending many different people in & out her home. Workers just release from jail and others on their way back to jail in & out the house very scary. **** ******** never showed up when he said he coming to finish the repairs. I have text message communication, **** told me via text message that he had other people work to do. He said he needed a deposit to buy material to start home repairs, I deposited into **** ******r's, Chase bank account a cashier check in the amount of $4,333, ****, then later approximately 2-3 week texted me saying he needed an additional payment to pay the painter ******* ***** I again deposited to ****'s Granger's Chase bank account a cashier check in the amount of $5,203.13. I copied of the deposits & the deposit receipts from the Chase bank account. **** ******r asked me for the remaining $5,203, and had showed up to finish the repairs for weeks or contacted me advise what delaying him from completing the home improvement repairs. He did show up on the job because he said he was in the hospital 2.5 days, another time he said he had Covid, ****** & another worker,who helping him install the flooring had Covid. I ask for receipts of the materials purchased: **** the flooring is Prego ( he refused to provide receipts of materials purchased). A worker he hired install the flooring wrong & all flooring was remove/reinstalled. New flooring had to be purchased. NO receipts provided.

    This is the chain of events that took place at **** ****** *******

     

    I was called to look at some work at the above address after what appear to be some water damage.

    11/30/2021 at 2:56 pm arrived at residence and looked at the interior and exterior of home of repairs that Miss Effie Scott wanted to take place.

    Sent estimate and also invoice for repairs on AC unit . 

     

    I had to reach out several times to finally get paid for AC repairs on 2/14/2022

     

    Mrs ****son had very minimal contact with me about her home repairs until 5/8/22 when she told me she would be off work and on vacation for the week of May 23-29 and she would be in Quincy. She herself not a stand in or anything else but herself in person. 

    She asked me what needed to be done before work was to be started. I told her when I was there doing the estimate someone was living in the house. They needed to have all the stuff that was in the house moved out because it was boxes upon boxes of clothes, shoes, tools, car rims, ****s all in the house, closets stacked to the top and all that would need to be removed to start work. 

    The original estimate will be attached to this email along with screenshots of conversations of us throughout the process. She basically lied to me through the whole process. Never showed up. Never acted like that. She seen the invoice but yet knew the numbers but not that I was requiring a 30% deposit because of the cost of materials. The invoice was actually not even updated from 8:00 to 9 months prior to us starting work.

    I feel at this point she just wanted worked to be done and the whole time never planned on paying the complete amount. I never know this was her mother's house. I thought it was her house. She told me no one was living there and that she would be accommodating to anything we needed..

    During some of our conversations she actually did not even know the doors had been taken off some doors missing and that her son had vast amounts of stuff inside the house that we was having to work around. This job took weeks longer not only because of lots of clothes, shoes, tires and rims in the house but also no one to move them as I did not allow my workers to move personal items.

    As you'll see in some of the screenshots of our conversation, she act totally surprised at all. The stuff was in the house and was very apologetic until we got down to the last of the work. There's basically 60 ft of baseboard left to put in that I was not able to gain access to do. Plus my tools was left in the house that I was not able to gain access to retrieve my personal property.

    The pictures that she has provided was before and during the process of repairs they was definitely not the finished product pictures. I will provide those. Also, I should have enough information that you should be able to look through this and see that she has totally told you and filed a false report.

    This is the invoice, the amount has never been changed as she seemed to be worried about me have to replace some of the new flooring. The amount has been the same since day one it is very detailed in the task that was going to be completed.. throughout the job she always wanted more work done and was adding more to it without letting me charge for it. I told her we was doing exactly what was listed on the invoice. The only thing that was added was an upgraded handicap toilet handicap bars for the bathroom and trim around the shower..

    I don't have all the photos I would like but this shows the cabinets that was stained. There was never an agreement to fix, replace or remodel cabinets. Just refinish..

    The one photo shows that I had to get the last four boxes of flooring from Panama City because they ran out and it was not available in Tallahassee for several weeks..

    The bathroom photo shows the new flooring, the new toilet and also the new vanity installed.

    The only items that are left to be completed is 60 ft of baseboard that I have. I did not buy enough to complete the joporch o I had to get more. It needs to be stained and installed but they would not let me have access to finish. It seems to me all this was staged and when I got down to the last items they stop responding and would not let me have access. My business is a 45 minute drive and I wasted several trips. There was always a key that was left inside a old toilet on the front porch.

    I also have tools that I have not been able to access.

    All these items have been at The residents on Harden Street without me having access.

    I also paid out of pocket for an AC company to service AC and add freon. That was added to final bill that has not been paid 

    The photos she sent to you was during the process of installing new floors . I have attached pics that show the closets full with shoes and the bathroom no vanity. 

    The last photos added shows the bathroom when I originally looked at in in November 2021, no sheetrock, water supply lines that need to be fixed and old flooring in kitchen. They also show cabinets that was talked about , from outside - restained is what was the job scope.
