      PART ONE- Current resident… completely disappointed with the “ luxury rentals and apartments” of Grande Oasis. We were never allowed a showing because none of the units were available or finished for a walk through. Busted window the day we moved in, previous tenants items left in the apartment ( mind you they charge tenants a cleaning fee when moving) and more roaches than dumpster that’s constantly broken. It took us almost two months to get a washer and dryer that worked when we first moved in. The security gate has never worked and seems that it never will… “gated & safe” think again.


      PART TWO- Cherry on top of our experience here was… Waking up this morning with an active “leak…” Water is pouring out of the ceiling where pervious repairs have been patched or painted over (looks like black mold). Calls to the emergency line no answer… office hours are 10am-6pm… this occurred at 6:30am. I stayed home from work to address this issue. Only to be lied about the priority given the situation, its been 5 hours with no big concern to fix or even come look at what could be a safely issue for myself and the tenants above. They told me the “guy” is at lunch. It’s a shame those nice people in the office have to be the face of such a run down excuse of “luxury rentals”. I’ve seen 3 different property managers while renting here. Either they’re leaving or getting fired. All the reviews are true and just sad how often tenants are in that office to complain about basic demands for a safety and reassurance that someone will come and fix their issue. I don’t think even FEMA could allocate the funds necessary to bring this place back to a respectable level. There’s still knocked over street lights from the last hurricane season. This please needs helps… or change the name to “Oasis swamps” so people that are looking to get the value of their hard earned money can at least think twice before signing the rental agreement.” We pay around base $1850 rent for a two bedroom two bath…. Save your money stay and away from Grande oasis. This management company doesn’t care about its tenants or employees. Proof of issues have all been documented with the office.

      DO NOT MOVE IN HERE AT ANY COST Advertise for a "great" staff and wonderful complex, but they cant fix the smallest things in common areas. 0 out of 10 stars!Broken tree branches have been covering parking spots for MONTHSSS. Hot tub hasent worked in two years, they went months without maintain *********, never maintain the car wash areas, trash areas, or walk around the pond. One of the entry/exit ***** hasent worked in over a year and a half as well."Security" is never there even though it was one of the reasons I moved in.If you put in resident portal to complain - they **** as complete and never fix.Dont even bother calling, as they never pick up or check voicemail.I have been emailing and calling and stopping in for MONTHS to fix the staircase to my apartment and the manager, assistant manager and leasing workers cc'd never respond.Update 1 - I moved out and they tried to charge me over 2 times the rent even though I had written permission from corporate I could without penalty. This took some time to fix and they said they would send deposit back in 6-8 weeks.Update 2 - If you move in and have a deposit, dont expect to get it back.Per Florida Statutes Section ***** you should have receive your deposit within 15 days of moving out.It has been 12 weeks and they still "Dont know if its cut" and wont pick up the phone or return emails. I had to email corporate to get someone to determine this for me and they responded with "The property did everything they were supposed to do. They am checking with accounting on the status of the check being cut. Be back in touch!"Update 3 - Check will take up to 2 additional weeks to arrive (14 weeks total). Will not certify postage or send mailing tracing number.The property did what they were trained to do - SCAM ME AND HOPE I FORGET!DONT MOVE IN GRANDE OASIS - THEY ARE THE REASON WHY RENT IS SO HIGH IN TAMPA AND YOU CANT FIND ANYWHERE GOOD TO LIVE

      The leasing office never answers phone or calls you back. This is no exaggeration. Read all the 1 star reviews. Moved out 5/15/23 and have not yet received our security deposit refund. WARNING: DO NOT MOVE HERE!

      A laundry list of empty promises. Security issues as the gates are always open/broken/or unguarded. Maintenance is lacking at best. We've had work orders go ignored for months- mold in the ac unit, leaky windows, improperly sealed doors, termites and pests, rats in the wall, peeling paint in the bath tubs, dirty walkways. Office staff is never available or unhelpful, constant billing problems and unauthorized charges to accounts at random which are just "glitches." This property is a far cry from what it used to be. This is not luxury living as advertised.
