      I rarely leave reviews, but my experience with Vanguard Management has been so frustrating that I feel compelled to share my thoughts. If you’re considering this company for property management, I strongly advise you to look elsewhere. First and foremost, Vanguard Management shows a blatant disregard for enforcing Florida Statutes, which is both disappointing and legally questionable. Their inability to manage and enforce the legal guidelines that protect property owners and residents is alarming and raises concerns about their professionalism and competence. Adding to the frustration is their utter lack of control over the HOA board. The board operates with minimal oversight, leading to unchecked decisions and a general decline in community standards. Issues are often ignored or poorly managed, making the living environment increasingly problematic. To make matters worse, Vanguard Management recently held a contest to artificially boost their ratings on Google Reviews. It’s clear they’re more concerned with appearances than addressing the real issues at hand. This contest is an attempt to distract from their inadequacies and mislead potential clients about the true quality of their services. If you look beyond the last four months before the contest, you will see the reviews that reflect what we have experienced. In summary, Vanguard Management is unreliable, unprofessional, and ineffective. If you value proper management, adherence to legal standards, and genuine customer support, you’ll want to seek a more competent company. Don’t be fooled by their inflated ratings—look beyond the contest and see the reality of their service.

      A very poor management company. Property has declined in last 5 years, but HOA fees have continued to be raised each year. No response to issues, calls and emails. Irrigation system has been broken for years now. Landscaping a joke. No care for owners and property. Maintenance fees are outrageous.

      First and foremost do not work with this company, do not hire them and do not purchase ANY property being managed by them. This is an incredibly lazy company who shows up and jacks up HOA pricing and does nothing, over the span of two years they did not deliver on a single promise and continue to jack up pricing and even send invoices for work they never have and never will complete. Every single executive on Vanguards board should be in prison and facing immediate and swift litigation, hopefully in the coming weeks they will soon realize the gravity of their criminal and continued negligence.

      This company is taking a quiet back seat to the decline of what was a beautiful neighborhood. Very poor organization, zero follow up, mistakes have been found and when prompted multiple times for an explanation we have been blatantly ignored and disregarded. If I didn't follow up repeatedly with a demand for explanation, I am pushed aside. With the exception of one fellow representative to my community (Mr. ******) there is absolutely zero tact, couth, follow up, and proper warning such as the Fair Warning Act. Unfortunately we are the mercy of this poorly run and operated agency until they are voted out. I love my home and we are an upstanding military and law enforcement family, we are willing to sell and leave with the primary reason being the operation of this management group.

      I have the rules listed from there website, I was not told there was a HOA until after I bought the house. I see many rules saying when I have to cut trees but nothing saying I need permission. I made a request on Mon, Jun 13, 12:01 PM for house paint colors and was told to cut down trees I had to fill out paperwork. I filled it out and was told months later I needed the paperwork for my back yard as well. I asked if they could show me where it said any of this and I can't get anyone to talk to me. I have called repetitively and her number goes right to voicemail. One tree is not indigenous and is invasive and I required to cut it down by the state of Florida, another is endangering my neighbors home and I am just glad the hurricane did not hit here or it would have fallen and the others just look awful. I am at the point I want to just cut them down and sue. If you want to call me Nicole (who I want fired) has my number.
