    I initially hired Mr.Handyman on April 7, 2025 to investigate and fix a leak around my window. They told me on the phone based on the photos I provided that the estimate for the job will be about $775 to find and fix the source of the leak and replace the drywall. I believe they use predatory and deceitful practices to inflate the final pricing, as it ended up being far higher than original estimates. When their handyman showed up, the estimate changed to $1010. I was never verbally informed that any of these estimates did not include materials. After removing the drywall, the handyman never found the source of the leak. I had to drive out to the property to find and fix it myself. I then called the handyman to re-install the drywall after the issue was fixed. I was then given another invoice for $977, so now we are at a total $1433, of which they claim $371 is materials. They never found or fixed the actual issue as promised (my husband and I did), but still charged for the full job. I thought we were being overcharged, since the original estimate was for finding and fixing the actual source of the leak, which they never did. When I questioned the materials charge and asked for receipts, their manager told me he would not send me any receipts even though they have them in the system because "its not their protocol" and that they put an upcharge on materials. When I questioned how much % the upcharge is, or if they can provide actual pricing of the materials, he said when you buy at ******, you don't ask them how much they upcharge for your food". This makes no sense, as at the store I see the price before I buy something, so I can decide if I want to buy it. Mr.Handyman never provided me with pricing of materials upfront, they just sent me one final price at the end without a breakdown of materials purchased, which they can make up to be anything. This is highly unethical. If this is a cost-plus contract, they should be providing receipts.

    Good afternoon* ************* originally called us on 3/31/2025 . When ************* called on 3/31 she spoke with a **** at which time they went over the job . At no point during the conversation was ************* given an estimate . She was given an " Around about price of $775.00 for just the drywall part of the project. Our CSR made her aware multiple times during their conversation that she did not have a price for the second half of the job. It was explained to ************* that a technician would need to  put eyes on the project to write an estimate. Also* during the conversation on 3/31/2025 our CRS stated multiple times that our technician would try to locate where the water was coming into the home .No point in the conversation did we guarantee we would be able to locate where the leak was . Mrs.Latysheva  had stated that she believed the leak was coming from the hurricane shutter anchors . ************* did not book with us to come out at that time (Date 1/31). ************* called back 4/2/2025 to book a RTW ( Ready to work estimate ) at which time she booked for 4/7/2025. Our technician arrived on 4/7/2025 at which time he wrote an estimate to seal and repair where he believed the water was entering the home . This estimate was also for repairing the drywall and baseboard on the inside of the home. This estimate also included painting the area of repaire on the inside of the home. Our technician believed that the leak was coming in the home through the hurricane shutter anchors * just as Mrs.Latysheva  had . The reasoning for this was multiple seals on the ancohors were incorrect *also there was a anchor missing . He noticed the caulk around window was cracked . Sealing around the window was written into the estimate also. Once the estimate was finished it was emailed to Mrs.Latysheva  . It was emailed due to ************* not being on site. A contract is attached to every estimate we write. Within the estimate it is stated in all capital letters "Please note this estimate is for LABOR ONLY". ************* signed the estimate through E-sign. The only way for ************* to have not been aware that materials were not included was for her to sign her contract without reading it******* This is far from us being predatory and deceitful. We also never start work without a signed estimate . Mrs.Latysheve chose to sign the estimate on 4/7/2025 .Once the estimate was signed our technician started the job * performed the work * and completed every task stated on the estimate . The work on the outside of the home was completed on 4/7/2025.The technician replaced the seals on the hurricane anchor *installed an anchor where the missing anchor should have been * and sealed around the window where the caulk had been cracked. After all the steps had been performed it was found that water was still entering the home . This happened on 4/7/2025 while the technician was still on site. The technician looked further into the problem and was unable to identify the sources of the leak . Mrs. ********* was made aware that it was possible that the window would need to be repaired or a chance that it may need to be replaced . We did not offer this service because we are not a window company. When dealing with window repairs we recommend to use a window company( window specialist) .  Us as a company do not specialize in window repair *so we would not be able to warranty the project. We charged Mrs.Latysheva  $343.00 + $113.60 in materials .WE added A 10% discount to both materials and labor. This brought Mrs.latysheva  invoice to total to $308.00 in labor + $102.24 in materials equaling $410.94 .************* paid the total of $410.94 on the date of 4/7/2025 .On the date of 4/22/2025 ************* called our office to schedule the second half of the project. The work was scheduled for the date of 4/23/2025 .The work was preformed and completed on the date of 4/23/2025 .************* was not on site *due to this we were unable to collected payment on the date of completion .************* was emailed the invoice . The invoice total came to $977.10 after we added we added a 10% discount to both labor and materials. We treated ************* with respect and fairness throughout the whole project .We tried to help her where we could . The 10% we took off of the materials is more than we do for most customers . The only difference between the final price and the estimate was material cost *and as I stated before in the estimate / contract that ************* signed it is written in all capital letters" Please note that this estimate is for LABOR ONLY". It is unclear if ************* did or did not read the estimate before signing* but  we never tried to hide anything .At no point did we take advantage of ************* * nor would we use these tactics with any of our customer . We thrive on customer satisfaction and helping our customers where we can. We wish the best for ************* *******

    I am rejecting this response because:

    Although the chronology of the events this business provided is correct, my main complaint is the fact that I was charged for materials but at no point were any of the receipts for the materials provided. The business stated that "We treated ************* with respect and fairness throughout the whole project .We tried to help her where we could." but this is a false statement because after multiple attempts to request receipts for the materials they purchased, they made rude comments that made it sound like I was asking for something unreasonable. According to them, this was a time and materials job, not a fully-inclusive job. In this case, they should be providing receipts, not just putting whatever upcharge they want on the materials and only providing a final price. That's where the dishonesty of this company comes in. They never specify in their contract what the upcharge on materials will be and if they are so honest, fair and respectful, the honest thing to do is to provide receipts and clearly state how much they're marking up for those materials. What they are doing is a questionable and dishonest business practice.

    In response to ************* ********* we absolutely provide an invoice. ************* was upset that she was being charged for materials and started to demand that we give her receipts for what we paid for materials. We explained to Mrs.Latysheva that is not our procedure. We made her aware that the invoice we gave her is the receipt for labor and materials , as stated in the contract that she signed . This is stated in the General Terms & Conditions section of the contract     ( 12. Provided cost estimates, including materials, may contain a service fee to cover costs associated with material acquisition, delivery to jobsite and warranty. Your final invoice will serve as your materials receipt for any materials provided ). This once again seems to be a result of  ************* not reading her contract before signing it. Mr.Handyman  did nothing outside of common practice . We completed and preformed everything written with in the signed contract..

    We hired Mr ********************** to repair a popcorn ceiling and there was only a small area that we had scraped off quite sometime ago. *** ***** came and gave us an estimate to do the repair he said the cheapest way to do the job would be to put popcorn back in the corner we had scraped it of and the seam and tape were it needed to be done there was a section for drywall that needed to be nailed backup in one right corner of the garage. He gave us the quote We asked him if it could be painted since we were not doing the popcorn over the entire ceiling so it would all match and he said yes. So this is what we signed for them to do. So when the ********** came to paint the ceiling on the next day so that the popcorn on the left side corner of the garage could dry. The ********** from the day before told me that the popcorn ceiling the paint could not be rolled would have to be sprayed on. The ********** that came the next day to finish the job didn't know that so he started rolling it and the popcorn was coming off. The ********** came in and told us he had to go buy a paint sprayer to do the job. He got back and started to do the job and found out the paint sprayer he had just bought was defective So he had to leave again to take it back and get other on. We were told the job should only take a day in half. The job actually took two days and then they tried to charge us way more and I said no. So they discounted it. The first was about $1406.11 and the 2nd day was $787.00 total of $2,193.11 and they didn't put popcorn ceiling on the entire ceiling that was just one small corner of the ceiling. What happened was the 2nd ********** finally got done painting the ceiling which took all day to do so. Then about an hour in half after the ********** left the popcorn ceiling started peeling in areas were the popcorn ceiling was ok until he painted the ceiling. They damaged and will not fix it. Need them to repair this. The estimate states 1 year warranty.

    Hello, 

    We estimate only for a few areas to be repaired on the ceiling in the garage .The repairs consisted of refastening some drywall ,replacing some drywall, also mudding ,taping ,texturing ,and painting the areas of repair..
    While painting the areas off repair it is common to try and blind paint in to match .. Due to ceiling paint ( color white ) almost never matching the costumer requested the whole garage ceiling to be painted .. We also suggested removing all the popcorn texture off the ceiling due to popcorn texture being a thing of the past. The estimate we wrote never had removal of the popcorn texture in the estimate we wrote ..We was unaware of any issues with the popcorn texture until  after we applied the paint to the ceiling .It is common practice to be able to paint popcorn texture . We painted the ceiling with an airless sprayer . This application is also a common way of applying paint. After applying to the ceiling are of popcorn came down of the ceiling . This issue was unforeseen and out of our control . I personally talked to Mrs. ******* and explained to her that we would have not known that her ceiling texture was going to fall off once it was painted   beforehand . I also explained to her that this situation may have happened due to a couple of reasons . One of the reasons being that her ceiling had been wet before ,at which time I was made aware that someone at one point tried and or started to remove a section of texture on the ceiling ( A common practice to remove popcorn texture is to wet it before hand ). I was also made aware that the roof in the home had just been replaced due to leaks . With both of these facts presented to me I have to believe that the faulty popcorn texture is due to moisture that occurred prior to Mr. ********************** performed any work on the home the home.. I expressed my sympathy to Mrs. ******* and offered a solution . Unfortunately, this would have resulted in additional funds to resolve the situation ,at which time Mrs. ******* said she was not paying any more money for the garage ceiling,  because she was adding addition to her back porch . I explained to her that her home is her responsibility to maintain ( the issue with the popcorn texture was on going before Mr. ********************** entered the home) .  Mrs. ******* was not happy with the answers that she was given .We do feel sympathy for ************** We truly try our very best to take care of our costumers and wish nothing but the best for Mrs. ******* ..

    I am rejecting this response because:

    The person that answered to this complaint is not telling the truth about the situation. ** *** ***** came to my home gave us a quote  I asked about scrapping the entire ceiling at which he said would be very expensive to do. We had quite sometime ago scraped and small area off of the popcorn ceiling and decided not to do this ourselves as to the mess and how time consuming it would be. The rest of the popcorn ceiling was just fine and we never wetted the ceiling and there were no leaks ***** the roof. ** *** ***** suggested the least expensive way to do the job would be to put popcorn ceiling were we had removed it and then tape and seam areas were needed to be done and there was a corner of dry wall sagging in the right corner of the garage he said to nail that back into place. This gentleman accused us of wetting the ceiling and we did not wet the ceiling. We asked if the ceiling could be painted at which they told us yes they could do that. Being the professionals in this business if the ceiling could not be painted he should have told us it could not be painted and we wouldn't have painted it. I honestly believe the repair man that painted the ceiling over painted and this is what caused the popcorn ceiling to peel away which would not be our fault either. In Oct Hurricane ****** blew the pool cage away and insurance would not cover it we were not adding anything to the back of the home as matter of fact ** ********************** repaired the soffit in the back so we could get the pool cage attached back to the ****. My husbands mother passed away Nov 5th and We are preparing the home to sell it. The roof was replaced not because it leaked but because it was older and we did this to get lower home insurance and for a selling point. I never told this get he roof leaked. This company needs to honor there repair. This was not our fault. My husbands mother has been in an assisted living for close to 3 1/2 years and we are seniors ourselves. My husbands mother passed away on Nov 5th 2025. The pool cage in the back of the house was blown away by Hurricane ****** and the home insurance did not cover that and cost a lot of money to replace. I feel this company took advantage of us. If they had told us the popcorn might peel off we would not have had them paint the ceiling as the rest of the popcorn ceiling was ok until this company painted it. I still feel they need to fix the ceiling.  I would be happy if they would just get some popcorn spray and fill in the stops that peeled away at no charge to us. This company needs to honor their work. We have had a lot of expense in the last 3 1/ 2 years so ever dollars counts.  I will never recommended this company to anyone who takes advantage of Senior citizens.     We noticed a leak in the corner of our patio roof and called Mr. ********************** to give us an estimate to repair the leak. My husband wasnt able to be home when the technician came, so it was just me. The repair man came and gave a quote to detach the super gutter, replace the rotted wood, and reattach and reseal everything. I reviewed the estimate with my husband and we decided to proceed.He completed the work, but managed to do it in an easier way that didn't involve having to pull the roof or gutter off. So he was only here for about two hours working.Not knowing any better, I paid and signed the receipt, not realizing I was also signing my life away saying I approved of the work. As soon as my husband was home and inspected the work, he realized what a shotty job it was and tried to contact mr. ********************** to come to a resolution, with no luck. The repair man did a terrible job and the gutter/roof is still leaking to this day. Weve also never received any receipt or copy of any of the paperwork that I signed even after calling and asking. The repair looks terrible. He used multiple pieces of wood because he was too lazy to go buy one long peace. And the leak wasnt even fixed. So more damage is being caused to surrounding fascia.Also, we had paid the estimate fee separately which he was supposed to have taken off the final bill, but he didnt. So we paid an extra $50.We even have a quote from another contractor to fix their mistake and its going to cost us over $1000.

    Please accept my attached letter as our formal response to this complaint. It's always our goal to keep our customers satisfied with all of our projects. I apologize for the delay in getting back to you, I recently had a baby and am managing my part of the business from home. 

    I am writing to respond to case # ******** which was disputed by our customer, ******************. The
    customer hired us to correct an area of wood rot above their patio which connected to their super
    gutter. Our technician explained to homeowner the scope of work and the pricing involved with
    making the full repair. The customer called her husband and he suggested that we repair a smaller
    section of the wood instead but ultimately decided not to move forward. ****************** told the
    technician that he could leave without doing the work. She ended up calling the office back a few
    minutes after he left asking him to go ahead and do the work (call is attached).
    Upon returning to the house, the estimate was approved and signed at the agreed price of $933. The
    technician was able to do the work as the customer wanted and even managed to save him $124 off of
    that estimate. The office even gave him a $50 coupon for being a loyal customer and we refunded the
    $70 estimate fee, as we do for all of our booked customers taking an additional $120 off of the bill,
    making the total savings $244 off of the original estimate. Please see these lines on the invoice bringing
    that total down to only $755. The customer approved the work to be done and we completed the job
    as requested.
    After the job, ****************** called in to speak with our customer service representative where the bill
    was explained again and the process to complete the job was explained again. On this call, he
    complained about the price, which was $244 less than the amount that they had approved.
    After reading the complaint I looked very closely at the photographs and our notes from the technician
    that day. Our technician took pictures of the work prior to starting and after completing it to show that
    it was properly addressed and everything was left in excellent condition. The customer told our
    technician they would take care of the painting themselves, which again would keep the price within
    the estimated amount. The pictures that were submitted by the customer highlight caulking that was
    done to attempt to keep water out, not the overall condition of the work. As I stated, no painting was

    done because of the homeowners request. If you look at the pictures that we took of the whole view,
    youll see a different angle and perspective of the actual work that took place, not just the caulked
    seam that the customer said they would paint themselves. Please see the attached photographs where
    youll find the new wooden beam that is a natural (unpainted) color and the existing white wood which
    had the water damage. While we do back our work for a full year, we cannot warranty water leaks. If
    you read the last page of our contract on the invoice it does state that there are no warranty on water
    leaks of any nature. However, we would have happily come out to troubleshoot the problem had the
    customer called in and said that water continued to leak but we didnt hear from them again. The main
    concern that the customer expressed to us was the rotten wood connected to the super gutter and
    that was addressed properly and professionally.
    In summary, prior to beginning the project an estimate was verbally explained and provided in writing.
    The customer agreed and signed giving us authorization to work on their property. The customer also
    acknowledged the satisfactory completion of services provided and authorized Mr. ********************** serving
    Brandon to charge the agreed amount to the card provided with a signature. We even managed to
    save them money. Please see the attached invoice with signature on 1/12/24 approving the payment.
    The pictures attached show that the work was done properly, leaving it ready for the homeowner to
    paint. GPS records and timesheets are attached to show that we spent more than half of the day at
    their house working on this project.

    I am rejecting this response because:

    I read through Ms. *********************** response to our complaint, but our main issues are not addressed at all.

    First off, we never received any receipts or copies of any of the paperwork, even after multiple requests. When we looked at our bank statement, it appears the $70 estimate fee was not taken off our total.

    Secondly, she repeatedly mentions the wood not being painted - weve never stated that was an issue. We absolutely agreed to leave the wood untreated because the technician told me he would have to come back a week later and that it would be an additional charge that was not included in the estimate. So the painting not being completed was 100% not a problem.

    Our biggest issue is that the work that was done is not what we agreed to pay for. When the tech was first here to give the quote, I had my husband talk to him on the phone. We were surprised by the estimated cost, so my husband suggested another way of doing the job that seemed like it would be easier and take less time. Obviously my husband is not an expert, so when the tech explained why he quoted it the way he did, we agreed to have it done his way. But thats not the work that was done.

    We wanted the leak fixed and the rotted wood replaced. But the leak was not fixed. We realized it fairly quickly but by that point we had already disputed the charge with our bank, since we didnt get what we paid for, and did not feel comfortable having them come back out. Especially considering we had already spoken with them and also tried to get them to send the documentation and receipts (which they never did).

    Also, the documents that were attached all failed to download and open for me, with the exception of the letter from Ms. *********************** In regards to the amount of time the tech was here, I can say he left to go to ********** for supplies and was gone for a decent amount of time. What bothers me most about that is that he didnt even get the right size wood to replace the rotted piece. So one long seamless piece was replaced with two pieces and looked terrible by comparison.

    I just want to reiterate, we had them out to fix the leak. The leak was not fixed. Weve now had to pay an additional $3600 to fix the leak and repair even more areas that rotted as a result.

    I am writing as a second response to case # ******** which was disputed by our customer, ******************. As stated in the prior letter, the customer hired us to correct an area of wood rot above their patio which connected to their super gutter. Our technician spoke with both homeowners to try to come up with the best plan for them. We were under the impression that the leak had been resolved and we were fixing the residual wood rot as it states in the estimate and invoice summary. If you look at the original estimate which was approved and the invoice, which was signed, we were there to address wood rot created by the leak, not the leak. The caulking was done as a preventative measure but not to address any existing leak. If we had known that the leak was on-going we would have told them that it needed to be addressed prior to us replacing the wood rot to prevent damage to any new materials installed as we tell all of our customers who contact us with any existing leak.
    In summary, I hear that the customer is frustrated but we did our very best to accommodate their requests and to stay within their budget. The work was done correctly and securely. I am unsure of where the miscommunication happened with an on-going leak but we held up our end of the deal and corrected the wood rot as requested by the customer. Please note that it says in our estimate and on the invoice and estimate: Our 1 year workmanship warranty does not cover storm or water damage.
    Im adding the attachments on the next page of this file to make sure that they are visible to the customer.
