    Capitol City View Homes (**************** and company) finished constructing our small neighborhood of ten homes, *****************, in 2022, and at that time, we began the transitional process of transferring the *** from **************** as the declarant and owner to Rockwater lot owners. Over the past two years, we have, with the assistance of a hired attorney and PMI *** ****************** discovered that the declarant failed to do the following PRIOR to transition:-Omitted necessary information from the plat which was to be filed before covenants (it was not).-Covenants were never notarized upon filing.-Articles of Incorporation were filed incorrectly, indicating "no members" when there were members.-Never filed taxes with the *** for the *** since neighborhood's inception in 2018.-Never provided the *** with Quick Claim Deed to transition the common property, mailbox, and water meters.-Still currently holds ownership of said common property despite numerous attempts to transfer which was supposed to be completed in fall of 2022.As of February 2024, Rockwater Estates *** has spent over ****** dollars rectifying these issues. At a minimum, we want CCVH to cover the cost of the covenant rewrite and filing of above documentation (*****) as well as demand the legal transfer of all common property in *****************, the warranty for main mailbox, and any and all information and warranties for water meters (including sub meters) from CCVH to Rockwater Estates ***.

    Project Managers from builder is not reponding to my many requests. I recenty occupaid the house 3 weeks back and on the very first day requested to resolve electical issues 1. Master bed room Fan wobbling and builder tried to fix it and could not and i was told to replace the fan and never get back to us after severla requests.2. Cannot reach Attic, the ladder is unreachable(fixed it reverse) to a normal person and there is no light or light switch to the attic and cannot change the A/C filter anymore.3. Front porch gutters are not properly fixed and if it rains its going to be a big water pool 4. Installed damaged dishwasher and on the first day itself we reported and was told us to replace it but never hanppens and Builder is not at all responding and showing anger towards us 5. Front porch lights has electrical issues.The above mentioned cannot be wait till 11th month warranty. Attic is the big issues and it was built againtst the code standards ..
