      LunsPro was recommended by my realtor - Dwelli *********** are the items the inspector (if you can call him that) missed:Entire ducting system was compromised by rodents with multiple holes and entry points the inspector did not make note of - Cost to replace $5,000 Main bath toilet was hooked up to hot water - Cost to repair $1,300 Main bath **** vent tiled over - so the bath has no heating or air - Cost to repair $2,000 Kitchen has no **** vent - so the kitchen has no heat or air - Cost to repair $2,000 Guest bath - No HAVC vent - so that bath doesn't have heat or air - Cost to repair $2,000 Yes I do believe that small things arise and are uncovered when one moves into home. but I can't turn on the heat or air because the odor from the interior rodent f**** and urine is overwhelming how the inspector missed that and the **** interior issues is beyond the pale.

      Thanks for submitting your concerns with us.  We understand the frustrations after moving in your home to find these issues.   A couple hours prior to you submitting this concern with the BBB, we did have our Lead inspector go out and check on these for you and we were going to get back with you on them.  After review, this is what we found. A good part of the crawlspace was unable to be inspected at the time of the inspection.  There was a note about this in the report.  The Lead Inspector that went out said that the opening for that portion was sealed shut, this did prevent the inspector from finding some potential areas.  However, he did recommend to have someone come and look at the crawlspace for wildlife issues as there was dead rodent(s) and rodent trap(s) in the crawlspace.  In regards to the **** vents, there are not any specific requirements on where **** vents go in a home.  It's recommended to have them in rooms larger than 100 square feet, but aren't required.  So small bathrooms would not necessarily "need" **** vents.  They do require ventilation, which both of these had.  The inspector that went out said it is possible that the vent to the kitchen may have been covered up by the new cabinets that were put in, but couldn't tell.  Once again, there is not any specific areas that **** vents are required in a home, but ideally would be in a kitchen.  We would suggest getting a couple other quotes for what you want done on these repairs to avoid overspending on your end. Due to your dissatisfaction with the report, as a measure of good faith, we will agree to refund the Home Inspection fee of $480.  Once again, we know how frustrating this must be, and sorry that you are having these issues after moving in, but strongly feel that this inspection was very thorough.

      On 6/29/24 lunspro provided and inspection for me. Not even before August, not even 30 days after moving in. I discovered water marks that were missed in the inspection pictures and an active leak. The leak was coming from an overlooked dryer vent pipe that does not even full go through the roof. As well as numerous pluming issues were overlooked such as loud noisy faucet and no hot water in the master shower and toilet valves not working. My toilet was running for 2 weeks straight without realizing on my own. Even after providing numerous estimates to lunpro they refuse to pay for the full repair even though I have provided them proof of negligence. It has not even been a month since I bought my home and these issues that were overlooked are costly. I have receive feed back from other inspectors that came out to my home recently and they all stated the issue shouldnt have been missed due to it being visible in the attic. The inspection provided was not up to ASHI standards or interNACHI standards even tho the inspector was interNACHI certified. I have already spent about ***** in all necessary repairs and everything has not been repaired yet.

      Good afternoon *******,

      We have been communicating back and forth regarding this issue.  Once again, we are sorry that the spot was missed in the attic.  Though the signed agreement stated that we would cover up to the home inspection fee for your repairs, we did agree to your request to cover $1,500.   You stated in writing on 8/13/2024 that you would take a percentage of the roof repairs and also stated that you understand the damages are not what we are responsible for.  And then again on 8/13/2024 that you emailed that you would settle for $1,500.  In regards to the toilets running.  You can see in the inspection report that the toilets were tested.  They were not continuously running at the time of the inspection.  Also, this is a DYI fix that costs $15-$50.  In regards to the hot water from the shower, we aren't to determine how hot it needs to be, we are just testing that there is at least warm water coming out.  On 8/13/2024 WE asked you for the amendment to address concerns so we could review that portion of your contract.  We never received it.  On 8/21/2024 we reminded you about sending that, and we still have not gotten that.  All that being said, we acknowledged that we missed that item in the attic, and that is why we are continuing to offer the $1,500 for those repairs.

      I am rejecting this response because: once I had the repair completed I  stated that I needed the 2100 repair for the roof covered and I would settle for the since it was my main concerned that I contacted you all about and it is responsible since the water damage was clearly overlooked on the second floor.

      On 09/22/2022, we hired LunsPro to conduct a home inspection. The inspection report was detailed and highlighted major issues the home had. We understood our purchase of a $175K would require some work based on the inspection report, which was required to insure the home and acquire a mortgage. Based on the inspection, we recieved a policy from FB Alliance and a Mortgage through ************* We had no problems the first year.On January 9th of 2024 we had a severe flood in our crawlspace during a storm. After an insurance adjuster came out to my home, we discovered the roof had severe structural defects not disclosed by the home inspection. The insurance company has denied my claim citing poor workmanship with the roof and prior damage. Several roofing companies also confirmed the workmanship of the roof was poor at best. In the images provided in the home lnspection report, the structural problems are visible. No transition pieces on seams, painted silicone that matches the roof color, silicone sealant applied over roofing screws, and metal roofing applied to a slope less than one inch on two portions of the home. The report states as follows:"The metal roof panels were inspected at visible portions looking for any signi cant de ciencies or damage. No reportable conditions were visibly present at the time of inspection unless otherwise noted in this report."As a first time home buyer, I mistakenly relied on this home inspection company to provide information about a $175K investment in a first home to start my family. Had I known I would be spending $26K on a new roof to replace the poorly installed 8-yr old roof on the home, and $15K on mold remediation, neither of which I can afford, I would have passed on the purchase of this home. The company limits it's liability to the cost of the inspection and isn't able to produce a copy of the inspection report for their own records due to a system change Do not trust this company when making a purchase of a home.

      We know how frustrating it is to have some of these expenses arise after moving into your new home.  We have looked through the report and have found multiple areas that if looked at prior to purchasing the home you could have made the proper decision regarding the roof and the crawlspace.  Please see below:


      In section 3.6.1, there was signs of leakage from the roof, including showing that there was current moisture issues.  It was suggested to have a roofing professional/contractor to evaluate any necessary repairs of the roof.  The porch roof was the main roof.  In section 4.6.1 it was stated that there was leaves/debris in the gutters that potentially could cause damage to the wooden structure behind and below.  Also, on section 15.9.2 there was very bad active moisture damage at the floor at he front door, which is very close to the leak on the roof leak on the front porch. 


      We know your main concern was with the roof, but you brought up the issues regarding the crawlspace.  If you look at the report on section 2.7.1, multiple foundation cracks were found throughout the exterior of the home.  Also in section 3.3.1 it notes soil erosion beneath/along the foundation, stating that it can cause water to infiltrate into the crawl space.  In section 4.6.2, you can see that we called out gutters being terminated at the foundation.  You can see clearly that it is terminated at a split in the foundation.  


      For metal roof panels, we are looking for significant damage.  We are not to determine if the roof was installed properly as all manufacturers have different requirements for their roofs.  We also suggested that if you wanted a more thorough inspection of the roof that you should contact a roofing contractor.  


      Once again, we are sorry you feel that we may have missed some items, but after review, we feel that we gave the proper information for you to make the proper decisions regarding the roof, foundation and this purchase.  We were made aware of your concerns nearly two years after the inspection took place, which so many conditions can change and worsen after that date of the inspection.  But once again, the proper callouts were made in this inspection.  We are sorry you are having these large repair estimates and going through this in your home.

      Hired Lunspro Inspections, phone ************, ************, ** area to perform a home inspection on a home I was looking to purchase. The whole home inspection was done on 2/8/2022 (see page 12) and 4 point inspections were performed on 2/8/2022 (see page 1) and 4/22/2022 (see page 1). Cloth wiring was not found in any of these inspections and the home was purchased on 3/15/2022. The home was listed for sale in 2023 and the prospective buyer had a home inspection performed on 4/28/2023 (see page 29) by ********* Inspections. Cloth wiring was found. Because of this, the buyer canceled the purchase. On 5/1/2023, I called Lunspro and spoke with *************************, explained the situation, also spoke with *****, stated she would have *************** call me. No resolution, never heard from ****. The next buyer also used ********* for an inspection on 5/18/2023,(see page 57) also found the cloth wiring in multiple locations. The buyer wanted this condition remedied before moving forward with the purchase. Paid ****************** of *** $8,200 to replace the cloth wiring in the house, completed on 6/12/2023. Buyer purchased home on 6/15/2023. 1. If the inspections on 2/8/2022 and 4/22/2022 had been complete, cloth wiring would have been found and I would not have purchased the house.2. Cloth wiring was also in the attic and under the house, the inspector ignored seeing it.3. I would like reimbursement of $8,200 from Lunspro since they did a partial inspection.Respectfully,***************************

      F YOU CARE ABOUT YOUR MONEY AND TRANSACTION JUST DONT!!!!! Thanks to these guys we are moving out of home that we could have saved us emotional and physical distress. To be clear we just bought a home for 565k, weather your first home 3, or 4th. 150k or 1 million, an inspection company should be the people that you trust to find every single defect on a home to either help you negotiate or get into the home of your dreams. First of all these guys dont do a true mold test they do a mold air quality test theres a big difference if you want a good actual mold test take tote money to H2H. Now I only have we had air quality issues there were leaky sinks foundation cracks termites and so much more that weve had to put into this home and weve only been here for months they did give us a full refund but I had to fight tooth and nail and now my husband and I are taking legal action. I can go on and on about all the defects that I have found and it hasnt even been six months in this home. The biggest mistake and number one regret I have was trusting these people with my future I have four small children that my husband and I now have to move into an apartment until we are able to build we have spent so much money fixing the mistakes that they shouldve found, please if you care anything anything at all about your family or your money or investment do not I repeat do not allow these people to do an inspection for you.. they will comment and try to say that theyve done what they could or they have no idea what Im talking about they know exactly what Im talking about ironically the lady that sold me my house was a realtor. Every single gut feeling I could have tells me that they overlooked many things possibly on purpose

      This company failed to inspect my home properly before my purchase. The date of my inspection was 11/3/21. Turns out there was way more wrong with the house than the inspection report listed. Since the purchase just a few months ago, I now have to replace the entire A/C unit, replace the floors, and even a pipe busted. On top of that there was black mold on several parts of the wall and under the floors! I have a baby and that's very dangerous to her health and ours. Having to spend thousands of dollars after already putting thousands into the house just isn't something I wanted to have to do just months after purchasing. Inspectors need to be certified, licensed or something because now I am out of A LOT money, time and so many of my personal items are destroyed because whoever came to my home, just simply didn't care or didn't know what they were looking at or looking for. I paid about $500 for this inspection to be done and I might as well have done it myself being that they didn't help at all. I reached out to the company and they only give a short warranty period, so of course I wasn't covered under that time period. They did nothing to reassure me that anything would change or get better for me or anyone else that uses them.

      Good afternoon Tatiara,

      We are so sorry that you were not satisfied with the inspection that was done on 11/3/21.  We understand how frustrating many of these findings are after you move into your new home.  We have reviewed your concern and the report that was done for you. Unfortunately, some defects are not visible at the time of inspection. As for the ** unit, we see that it was not able to be tested due to the outside temperatures at the time, and was suggested to have an HV** expert look at it.  At the time of inspection, there were no leaks or defects in the plumbing that concerned us.  The black mold will show up very fast in the right conditions, and was not visible when our inspector was there.  Unfortunately the mold/air quality test was declined by the agent when booking, and we didn't get any response back when we sent the email about adding it on.  The warranty that we purchase for all home inspections is through a separate warranty company.  It is for 90 days after the inspection (with the exception of the roof, which is 5 years, and the structural, which is 1 year.)  There was the option with that company to extend the warranty before the 90 days expired.  Our inspectors do thousands of inspections each year, and have multiple certifications/qualifications as well.  All that being said, we understand your concerns, and we want to try to make this right for you. We would like to offer you a full refund for the inspection of $404.  Please reach out to me at ************************************** and I will help you with this refund.
