      I received an email on 6/5 from title specialist, ******************************* regarding a check in the amount of $2844.20 that has been attempted to be mailed to me for the past 2 years. I was informed that my county taxes were paid in full at the time of closing. Im unsure as to why they didnt try contacting me by email or phone for the past 2 years, but I provided my new address and told the title specialist that I could even come pick up the check. Within 2 hours, the title specialist responded, stating the check was dropped in the mail.I have emailed the title specialist to see if she had tracking on the check as I have not received it, but no response since 6/5/2024. I have also called their main line and was transferred to an agent who said she could not help, but would put in a message to have the title specialist contact me. It is now 6/20/2024 and still have yet to receive the check or any follow up from anyone. I also have informed delivery so that I can see what mail will be delivered that day. No signs of the check from Cook and James, nor a callback or emailed response. I have since call the mainline and number on their website several times on today and have not been able to get through, no matter which prompt I select. I have been anticipating the check and would like to speak with someone regarding. Im unsure if my number is blocked, but I cannot get through to anyone and the title specialist still has not emailed me back.

      Cook & James was the closing attorney who performed the closing and settlement services for ***************** in October of 2022.  At the time funds were collected to pay property taxes as they were outstanding in the amount of $2,844.20. On January 31st 2023 we contacted Paulding Tax Collector as our check for the taxes had not been processed.  We were told the taxes were paid in full and placed a stop payment on the check and proceed to process a refund to *****************.  We issued a refund check (check#******) and sent it via **** mail to the forwarding address on file provided at the time of closing by **************** at **************************************************. In reconciling outstanding checks as part of the normal process check#****** was identified as outstanding so we proceeded to stop payment on this check as well and reissue another check (check#****** on 09/18/23) and again sent it to the known address on file for *****************.  Upon reconciliation of the next batch of outstanding items check #****** was not cashed so we contacted ***************** and that is when she provided us with a new address to send the funds to and a new check was issued on 06/04/2024 check#****** and mailed **** to **************************************************  The check would have been dropped within 1 week of it being dated and we asked her to allow for it to be delivered this week June 24th, if she did not get the check we could reissue it and have it dlvd via an overnight mail process or she could come pick the check up in our office.  She was fine with that.

      I will follow up with her by end of day Friday the 28th of June to confirm if the check was delivered.

      I am rejecting this response because:

      The forwarding address at the time of closing is the same address provided on 6/5/2024, and has been correct for the past 2 years. Im not understanding how a check that has been mailed FIVE times now has never reached its destination. Why wasnt I contact by phone? Why wasnt the check sent with expedited delivery on 6/5 or 6/18? In addition, I still have not received any call back from ******************************* after Ive emailed, left voice messages, and was also advised she would be notified to return my call.

      I spoke with ****** on 6/20, who could not give me a solid date on when the check was resent. She asked to give me a call back to do some research. When she called an hour later, she told me the check was mailed the week prior, but could not give me a date. gave pushback because I figured considering this is a law office, she would provide with more detail.  She then informed me that the check was mailed on 6/18. The information I have been provided is very conflicting and feels dishonest. It is now 6/27 and informed delivery does not show a check to arrive on today. 

      I am greatly disappointed in my experience. A representative from Cook & James should contact me so that we can arrange for pick up as it appears this check keeps getting lost in the mail. I would appreciate a call back to resolve this matter immediately.
