    This company put in a low cash offer on a property I had for sale. These sellers were desperate to move and accept the offer with a 7 day inspection period and closing in 2 Weeks. The buyer then decided to change the purchase price, More than $25000 lower during inspection period when the offer was already low to begin with. Then refused to sign my addendum, creating their own with an imaginary closing date saying when " title work is in " . The buyer then stopped title work and ghosted the transaction. Buyer will not sign cancelation releasing deposit to seller. They just keep using excuses and not taking responsibility for their actions . Buyer was given every opportunity to close and send funds, THEN would not respond to anyone. NO ONE SHOULD DO A DEAL WITH THIS COMPANY. I believe they had no intentions or purchasing the property, and probably tried to do a wholesale move and couldn't put the contract on someone else. THEY SHOULD NEVER BE ALLOWED TO DO BUSINESS . Seller is due $2,000 deposit.

    Hello we purchase property all the time and we can send you proof of this. We have a fully executed addendum that states we are to close as soon as title is in. the property was on the way to closing after everyone got on the same page and seller said they would not close unless we gave a higher price which we could not agree to.

    I am rejecting this response because:
    There is email proof that buyer was unresponsive, unaccountable for their actions, and given the opportunity to proceed without buyer taking responsibility for their actions, closing without a credit.  ***** was asked to send funds and show proof of proceeding and buyer, for 3rd time ghosted transaction, and would not respond.

    Received a seemingly legitimate offer to buy a property I have listed on the **** Exchanged multiple texts, e-mails, and phone conversations with a representative of the company. Signed a contract with the company for the offer (attached). They have now gone silent, and no longer respond to my attempts to reach them. The company website contains nothing but bogus boilerplate content. The phone number listed on their website is also bogus. The title and escrow company they reference in the contract does not seem to exist: Investors Title and Escrow, LLC at the location stated: *******, *****.There are multiple reports of this company using this scam with other sellers, which can be read here:************************************************************************************************************* ************ seeks to scam people by signing contracts to buy properties, and then either disappears, or responds with offers $100K lower than the contract offer.

    On 7/24/23, I signed a contract with GA Direct Property Acquisitions, LLC to sell my house at *******************************************************. The purchase price was $180,000 with $3000 initial deposit to be held at escrow. My house is a fixer upper which required a lot of repairs. Therefore, the selling price point reflected the house condition.Here are the key dates for closing:Acceptance date: 2023-07-24 Escrow Deadline: 2023-07-27 ($3000 deposit in the escrow account)Inspection Deadline: 2023-08-02 (last day to back out of the contract with $3000 deposit returned to the buyer)Final Walkthrough: 2023-08-13 Closing Date: 2023-08-14 The buyer had 7 days inspection from the contract date (7/24/23) which is 8/2/23 to cancel this contract if they determine for any reasons that this property is not acceptable for them. The initial deposit of $3000 should be returned to the buyer as stated in the contract if the buyer cancelled this contract before or by 8/2/23 (inspection deadline). There was no communication from the seller until 8/6/23. On 8/6/23, my agent told me that the buyer wanted to offer $170K instead of $180K as agreed on the contract. I said No. My agent told the buyer that I got a lot of cash offers in the $175K range, but I didn't take these offers. On 8/10/23, they offered $175K. I said No. On 8/14/23 (closing date), there was no closing on the house. Since the buyer defaulted the contract, per contract, the deposit is to be released to the seller. For the escrow agent to release the deposit in the escrowed funds, he needs a signed cancellation and release agreement from both the seller and the buyer. My agent sent the buyer the cancellation document on 8/17/23, but the buyer did not sign. My agent has been calling them twice a week for many weeks but no responses. This is my first time encountering such an unethical company. They took advantage of my situation of being a remote seller, and wanting to sell my distressed property.
