    Hello, to whom it may concern. Please find below my response to complaint #********. I have tried several times to enter this online through the portal. I called and spoke to a representative at the BBB office today, and they gave me this email address to attach my documents and worded response. I do not accept the response from the business. Please add the below body of text and attached screenshots to my complaint and send it over to the business. Also please review my response before doing so. Thank you. *************************
    I have kept and attached screen shots of ALL my text messages and ******** messages since the day ***** and I started talking. It is obvious he lied about his intent, and his ability to connect me directly with a lender as he claimed. I have attached all my conversations with ***** so the BBB can see he only supplied the conversations he wanted to show. He continually connected me to other brokers (*** and ****, who **** also connected me with yet ANOTHER broker). His "lender" ***, also told me after our deal was incomplete and I went to him looking for our money back, that he told ***** he should have never said half the things he did. He told me he was definitely rethinking his partnership with *****. ***** clearly lied to him and us. I think ***** took the $2,500 and told *** he gave us back $1,000 to make Cam happy so he would ignore it. Just the fact that ***** only sent select screen shots of our conversation trying to discredit my complaint is evidence enough of his ill intentions.
    Please read through my messages and come to your own conclusion. It is clear that I did my best to talk to *****, and give him chances to collect his proper commission and be a good partner. I also gave him chances to do the right thing and refund our money. A decent professional would do this with no question, knowing that did nothing to secure us anything. If ***** refunds our money (he has the bank info), we will consider this matter closed. Thank you.

    ince lied to *** and told him he paid us $1,000 back which we had settled on. I told *** that wasn't the case. He then lied again to *** and said he paid us back the money in full, again not the case. Today is 8-3-23 and ********************* has yet to send us our money back for services that were never rendered with him. This money was supposed to be refunded on the day of closing, he never secured us a loan or even put us in contact with anyone that could or had the money. I told him repeatedly we didn't have time to work with a traditional bank at the moment and needed private money. I've asked nicely for several weeks for our money back, he refuses to even engage in conversation with me the way he used to. He scammed us for $2,500 taking advantage of the fact that our back were up against the wall and we had no other options.

AFTER EXPLAINING THE LOAN PURPOSE, I TOLD HIM THAT I WILL SEND HIM AN APPLICATION PACKET WITH A BROKER'S AGREEMENT WHICH I DID AN HE RETURNED IT. HE ASKED COULD MY LENDER WAIVE THE ORIGINATION **** I TOLD HIM THE LENDER WASN'T GOING TO WAIVE THE **** DAYS LATER HE COMES BACK, HIS PARTNER PAID THE *** AND WE MOVED FORWARD WITH PROCESSING. AFTER ****** COMMUNICATED WITH HIM ALONG THE WAY. WE DISCOVERED THAT ***** WAS NOT THE PRIMARY. HE WAS TRYING TO GET A BRIDGE LOAN IN HIS PARTNER'S NAME INSTEAD. OUR LENDER WAS VERY UNEASY WITH THAT BECAUSE IT IS ILLEGAL TO DO (STRAW PURCHASE). HE SAID HE COULDN'T DO IT THAT WAY WHICH WAS TOLD TO ***** AND IS PARTNER. THEY BOTH GOT VERY UPSET AND STARTED DEMANDING A RETURN OF THE *** WHICH IS ONLY RETURN AT CLOSING IF THE DEAL CLOSEES. I UPLOADED A COPY OF THE AGREEMENT SIGNED BY ***** THAT STATES THAT. HE HAVE CONTINUED TO HARRASE ME AND POST BAD THINGS ABOUT ME ON ********* I HAVE OUR COMPANY LAWYER LOOKING INTO HIS BEHAVIOR TO PURSUE LEGAL ACTION.

    To whom this may concern. I, ***** of Capital Financial Empire have done everything by the books and followed our in-house lenders guidance which they weren't comfortable working on this deal because it is clearly a "straw purchase" deal that is illegal. We also discovered that they had been trying to get this deal done for almost a year. ******* were saying no one would fund it because it is NOT a clean deal plus it's too risky dealing with an ****** aggressive client that is trying to commit an illegal straw purchase. We then put him with Farm Loans ************************************************************. ********************* was the rep and he too thought it was a straw purchase and discovered the bankruptcy on these guys which we were told he didn't have. As you can see that these guys come off as the actual scam. I uploaded the purchase agreement and addendum which has a totally different person name on it. This proves the illegal deal that ***** was trying to pull off. ******************** didn't pay any origination fee at all, and he has no proof that he (*************************) paid the lender's origination fee. He is a scam and tried to create an illegal way to get other people information to get funding in his name. He is NOT even attached to the guy's business entity.

    I am rejecting this response because:

    Upon reaching out to *********************** and ************, I was informed after they received my paperwork about the property, they had a lender, which communicated to me that all I needed to do was secure the deed. It was also communicated that my initial loan amount was approved based off of the property comparisons in the ******* area. I kept *********************** informed of my closing date which was 7/14/22. After that, my deed was not recorded until August in which I kept *********************** informed.

    At that point, I provided all documents including the contract and repair estimate. It was at that point I was told that a lender needed to be secured and *********************** told me to increase the loan amount which then obviously made my rehab loan request compared to property value look upside down. For example, the initial property value after repair would be $90K and repair costs were $65K. After *********************** requested I increased the loan amount- but I would have been upside down on the payment and investment. This put me in a no win situation. 

    I did not contact *********************** for advice. Im a first time investor who never dealt with a hard money lender so all the information he provided was general information. His company did not provide me with any money to pay taxes because their were no taxes on my property. Also, I was not approved for a loan towards down payment. 

    At this point, all information leading up to this is null and void after discovering *********************** LLC is dissolved- which means he should not have conducted any transactions with me. After discovering this, he should not have run my credit or collected my personal information. This is why Im requesting a full refund. What the respondent believes is a business transaction, is not a business transaction if his business was dissolved.

I sent $509 via Zelle to ****** under his LLC Capital Financial Empire- which I now discovered is DISSOLVED. This is when I learned that the lender that was initially promised and advertised to me never existed. I continued to follow with ***** and he directed me to ************ who had become very rude after receiving my $500. ***** then stated that he had to present my application to several lenders who all denied it.The contract that was sent to *********************** includes my personal information- address, social security, and work address is now at risk. After learning his LLC is dissolved and he should not be doing business or advertising his services on any platforms.I am requesting a full refund of $500 plus $70 to lock my credit report.

    ******* reached out to me on June 30th in regards to a fix & flip loan. We spoke with her and told he the process. She prolonged and continued to contact us for advise which we provided be telling she had to record her deed first and pay her taxes. She wanted us to loan her money for taxes. She finally comes back around August 24th and wanted to proceed. She finally paid her administration fee an completed an application. We moved forward with getting the property information and set up an app with ***************************** loan officer at ************************. She completed a questionnaire and began the process. **** determined that the construction budget was low and needed to be at least $100k.

    We told the client about this and she re submitted the budget and **** reached out to her. The client was also sent to a few other lenders for backup purposes. ******************* at Clear Coin Financials LLC and Lima One in ******* where the property.

    First, let me say that she is contradicting yourself! Yes she is a first time investor which means she has no experience. This is why we advised her before she came back to us to move forward. Secondly, we have an agreement in placed signed by her in regards to Cam and I brokering her loan deal. Our job was done well! It was the actual lender out of ******* that we placed her with stated that she needs to redo the construction budget and he would only lend at a minimum of $100k. She was turned down after his team visited her property which is a foundation and a few walls in the worst place in *******. Last, The very reason we are here is because she got mad at Cam respond to her and is now taking it out on me which I have been nothing but helpful and professional with her. I also have record and the screenshot message she sent to me in regards to Cam and he text. Our agreement does not state a refund if the client is turned down. Thanks!

    The indecent and unprofessional response of ************ made it very clear that the business practices of this partnership was unethical. As I stated before in my last response, the contract is null and void due to *********************** business Capital Finance Empire LLC being listed as inactive and dissolved- in whom received my $500.
