    Attached please find the Account Closing Statement and supporting documents for *********************************************************************   A Move-Out Inspection Report with photos has been provided to document the conveyance condition of the rental property leased by tenant, ******************************** on October 26, 2020.   


    PROPERTY CONVEYANCE & MOVE-OUT INSPECTION RESULTS:  After the tenant's failure to pay rent or vacate the premises, the eviction process was initiated with the ****************************** as of September 2022.  The property was found abandoned with the exterior overgrown from months of failed maintenance; unsanitary conditions in every room, the refrigerator left full with rotten food and trash strewn in every room requiring trash out and removal, mirrors with adhesive glued to the living room walls which caused sheetrock damage (attachment of items to walls or color change is restricted in the lease).  Utilities were verified with ******* Power as disconnected as of October 2023.   Photos of all conditions have been provided for all parties' review and reference. 


    UNPAID BALANCES:   Lease contract was 24 months.  The tenant discontinued submitting rental payments as of June 2022.    Outstanding balance:  $29,850.00


    SECURITY DEPOSIT PROCESSING:  The security deposit of $2100.00 has been applied to your outstanding balance & management fees due.  The client has invoices to support charges for trash out services, lock change, property restoration to correct damage in all rooms and landscape services (due to failure to maintain) upon request.   This account has been final-billed  and referred to our collection agency for credit reporting and collection efforts.   This account has been closed with Assurance Property Management Group, LLC.    Any questions or concerns should be directed to the collection agency.
