    On 12/11/23 the buildings managment entered my apartment without notice for the 3rd time since ive lived there in about **************************************************************** my lease it explicitly states they will give 24 hr notice and lists reasons why they would not. The reason they entered was for general up keep and to check keys for a new occupant both of which are stated in the lease as reasons to give **************************************************************************************************************************************************************************** a separate apartment. His issue is that his roommates are trying to get him evicted. He got them on recording saying that they just want him out cause "hes creepy" and for no other reason. The complex refuses to acknowledge that this is an issue and just suggests he go to the police if he no longer feels safe in his apartment. I have an email from this complex saying verbatim " Per your lease agreement and Georgia Landlord laws, we are not required to give noticed of entry on two occasions: -Entering the common space in regard to access Octiv Row property (vacant bedrooms).-Entering the apartment for work to be done to upkeep the conditions of the unit."Both of which are untrue and as well common space is still defined as my apartment I was also fined 150$ for this on top of my rent of ******. I just want to not live here or for them to leave me alone

    The response by our onsite Community Manager was correct. As per our lease, we do not require 24 hours' notice for the protection or preservation of the apartment or premises. We offer individual leasing, and lease by the bedroom, not by the unit. Due to the nature of this, when a resident turns in keys to a bedroom and turns possession back over to our community, it is pertinent that we inspect the bedroom immediately to ensure there are no critical issues that *** need our attention. This is for not only the safety of the property, but the safety of other residents in the unit as well. In the event we are not able to give 24 hours' notice, we take all precautions to notify the resident via phone call, as well as multiple door knocks before entering, per our policy. 

    In regard to another resident onsite, we are not obligated to respond to matters concerning another individual, nor their account.
