    Subject: Complaint Regarding Unreturned Security Deposit To Whom It May Concern,I am filing a complaint against Covey/Rangewater *********** for failing to return my security deposit within the legally required time frame.I moved out of the rental property located at ************************************, on October 4, 2024. As of today, more than 60 days have passed since my move-out date, and the following issues remain unresolved:1.Unreturned Security Deposit: My security deposit of $2,330 has not been returned, nor have I received any portion of it.2.Lack of Itemized Deductions: I have requested an itemized list of deductions, along with invoices and receipts for any charges applied to my deposit, but these documents have not been provided.According to Georgia landlord-tenant laws, security deposits must be returned within 30 days of the tenant moving out, or a detailed list of deductions must be provided. Covey/********************** has failed to comply with this legal requirement.I am requesting the assistance of the BBB in resolving this matter. Specifically, I seek:The immediate return of my full security deposit, or A detailed breakdown of any deductions, accompanied by supporting invoices and receipts, along with the return of any remaining balance.I have attached relevant documentation, including my lease agreement, move-out notice, and prior correspondence with Covey/Rangewater ***********.Thank you for your attention to this matter.     This will serve in the attention to the following Individuals and Intending. *** *******, ***************************, ****** **** and Management Staff. My lease was April 1st, 2023 04/01/2024. Residences Kirkland The terms and agreement of my lease was stated and adhere in full, as the property ordinance and State laws prevail. Covey Homes have violated several in sense of erroneous charges, failure to address issues and complaints of mis-information charges and fees. Deposit $300 wrong Exhibit: A Lease Welcome letter (copies) have sent via e-mail to Regional Manager *** Piston and shown to Ms. ***** on the date 02/23/2024 of visit along with witness Officer ******* Colonel. My Initial lease start date 04/01/2024, lease contract 1st printed was schedule for a move in date of 04/16/2023. Copy of my payment statement shown {Payment Adjustment in the amount of $150.00 made by money order} January 2023 commenced my new lease date of April 1st , I was able to pick up the keys on March 31st, to move in date April 1st, 2023. A re-printing of my Welcome letter shown my correct move in date of April 1st, 2023 (12 months term).The Lease deposit amount was $2,095.00, as per my initial leasing tenor, there was never a break, or a termination of lease was never I remain a full-time tenant for the full duration 12 months term of my ******** December 2023, I had received an e-mail advising . Covey Homes Apt will be changing out the manual locks and fitted all the homes with access code and different door panel system. I have complied; the staff personnel entered the premises and re fitted the door with new locking system **************** while I was at the home, late January 2024. I had taken my young child to the *** returned and the keyless entry code was denied. Several calls and a maintenance worker came, apologetic that he had mistakenly rekeyed the locks, thought my home was 1 of the 11 homes tenants had walked away from since the new ownership and he was left to cleanup.

    From the information we received from the seller the deposit forwarded was $300 (see ******* Original Ledger attached).  This amount was brought forward at the time in which the property was sold and ********** started managing the community (see Kesia_Maxwell attachment).  It does appear that the prior ownership group did fail to charge the increased deposit, so any overpayment made was applied to rent charges.  The balance due reflects rent & utilities from March to May, and damages assessed at move out.

    I am rejecting this response because: The above information the seller/Covey Homes providing is false. I have provide verification and they have confirmed the deposit from the previous company deposited amount. There were absolutely no damages to the property, information of pictures taken was from other tenants unit. Not my unit ****** I have been in the home and again, no damages was done. No utilities charges, all tenants are responsible for their own utilities service. They have also submitted negative reporting to the credit bureaus causing negative effects in my business, professional and personal accounts. Such malicious behaviour are reprehensible and have caused me severe hardship. Im needing Covey home to remove the negative reporting and paying me my deposit in the amount of $2,095.00 asap.

    Date of Transaction: 11/17/2023 Amount: $325.00 (application and Administrative Fee)Application for an apartment was submitted 11/17/2023- I actually went to the apartments a week later after no response to my application, no one answering the phone and was told I was denied due to not meeting the credit and income criteria. I received a denial letter 11/28 (after already knowing they had denied the application and the property manager supposedly requested the refund of the administrative fee) I have been calling and emailing and getting the run around (when they do answer and respond) about the return of my $250.00. The last update was a phone message telling me that I should receive the refund on or before 1/12. Today is 1/15. Ive reached out and no response. I would just like my $250.00 to be returned to me as promised. When completing the application, it states that the fee would be returned 30 days after being denied.
