    This is the most recent call logs for Dryden Propertie:, ******** apartments, and the debt collector.  

    I called the debt collector 11:34 AM yesterday. I called ******** Apartments at 4:38PM yesterday and Dryden Properties at 4:41PM yesterday. I spoke with the debt collector first, then called ******** Apartments and was directed to Dryden Properties. 

     

    On Wed, Sep 4, 2024 at 1:29 PM d that they needed to do some digging to find documents of my transaction and they never found it. I called the collectors who told me to send in any documents that prove my transaction was not refunded. I sent a back statement for the date 09/12/2022.

    *******, Dryden Properties stands by the determination made in 2022

    .
    Mr. ********* * *** ******** signed a lease for a
    community managed by Dryden Properties on August 12, 2021. The lease expired
    August 11, 2022. Per the lease signed, all renters must provide a 30-day
    written notice prior to any termination of a lease regardless of lease
    expiration or military orders. While Dryden Properties does offer military
    service members the opportunity to terminate early due to military orders,
    proper documentation & written notice is still required. There was no
    information provided throughout the time Mr. ********* * *** ********
    rented the unit that Mr. ********* had orders from the military to *** to
    another duty station.


    Mr. ********* * *** ******** failed to provide the
    30-day written notice before vacating the leased unit. Additionally, no keys or
    access badges were returned to on-site property management. Mr. ********* was
    notified in writing, via email, on August 12, 2022 that he must provide written
    notice & would be financially responsible for the unit for 30 days after
    notice was received. Mr. ********* replied with notice on August 15, 2022. Mr.
    ********* mentioned he did speak with an employee about moving out in July
    & was not informed the written notice was required. While Dryden Properties
    has no documentation to support that, Dryden Properties felt it most fair to err
    on the side of the tenant & did waive any rent and water/garbage fees after
    written notice was provided. Mr. ********* was not held financially responsible
    for any rent accumulated after August 11, 2022.


    As of August 8, 2022, no payment had been made for July or
    August 2022 rent, water & garbage fees or late fees by Mr. ********* or Ms.
    *********
         *On August 15, 2022, Mr. ********* * *** ******** made an online payment of $1250. This payment auto-applied to past due rent for July 2022.   
         *On September 11, 2022, Mr. ********* * *** ******** made an online payment of $607.18 ($3.95 of which was a 3rd party processing fee). This payment was auto applied to: past due               water & garbage fee for July 2022, late fee for July 2022, rent for August 1-10, 2022, August water & garbage fee, late fee for August 2022.
         *September 12, 2022, the move-out inspection & statement showing the balance due of $363.36 for damages to the unit was mailed to the forwarding address provided by Mr. ********* &           Ms. *********
         *As of September 11, 2023, no payment had been made for the damages to the unit leased thus, the account was turned over to collections. Ms. ******** did make an attempt to make                payment for the damages to the unit via phone on August 9, 2023. The on-site staff was informed that Dryden Properties could no longer receive payment for the damages & immediately            voided the charge to Ms. ********** credit/debit card. No money was ever exchanged between Ms. ******** & Dryden Properties in 2023. Ms. ******** was informed she would need to              settle the debt with the appropriate credit bureau moving forward, as it was no longer held by Dryden Properties.


    Ms. ********/Mr. ********* asked for a copy of their ledger.
    A ledger documenting the payment(s) due to Dryden Properties was sent to Mr.
    *********’s email on 12/23/2022, 8/7/2023, 9/3/2024 & 9/4/2024.

    At this time, Mr. ********* * *** ******** will
    correspond with the Merchants Credit Bureau to settle the debt.
