    On September 18,2022 I paid for a home inspection to be completed on a house I wanted to purchase. Due to his inspection I purchased the house only to find issues that he stated in report where good. I have since had a home inspection after purchase because I noted some issues. On November 7, 2022. I had an inspection after purchasing house. Which uncovered mold, water damage and other problems. My realtor with Teems and Teems of Lafayette GA gave me his name Bobby K*** of TOBT inspections. I will upload all of the documentation. He said in his inspection that I signed the pre inspection letter which I never saw. Also on his Facebook states he is licensed and certified. He is only certified. I would appreciate any help and also don’t want this to happen to anyone else.

    I did perform said inspection for ****** *****. ****** was present for a majority of the inspection.

    My normal inspection for a home this size last 3-3 1/2 hours. I was there 5 hours. I pointed out many things to ****** before she left. Many of the things she claims I missed were things I physically pointed out to her and fully explained them to her as well. I explained a lot of the house was not to code but it was normal for the age of the home. A home inspector can not enforce codes. We check for function and safety.  

    After she left, I found a gas vent venting directly into the attic. This could be potentially deadly. Also, several other issues that needed immediate attention. All of these were in my report. I called a couple weeks later asking if these had been fixed and even went back to ensure they were indeed taken care of, at no charge.

    When I inspected the home, it had been vacant for a long time and repairs were still being made. We had also been in an extreme dry spell weather-wise. Not all the water to fixtures was on and I pointed out to ****** while she was there I could not turn these on due to possibly flooding the area if everything wasn’t fully function-able. 

    ****** states I “missed” leaks. Nothing I tested at the time of inspection showed any leaks. There was no mold present at time of inspection. There was no water damage. There was however, water stains from past leaks, but the wood was still structurally sound. No rot or structural damage. 

    After she had the second inspection completed, she had been living in the house for a few weeks and apparently, some leaks arose, but during the time of my inspection, no leaks were present.  There had also been some very wet weather and flooding. An inspection process of running the water, checking pressure and t***erature does not simulate living conditions in the home. Unfortunately, an inspection is a limited visual inspection of the home at the time of inspection. I can not predict what may or may not happen in the future. Her second inspection stated it best by saying, “we don’t stand in the shower and move around”. Meaning we can’t predict what real life circumstances will show. 

    Concerning her complaint about my Facebook stating I was Certified and Licensed? Georgia is a certification State. Every inspector in Georgia is certified. When my daughter did my Facebook information, I was scheduled to take the Tennessee Licensing exam. Tennessee is a License state. That is why it states certified and licensed. I never stated I was licensed in the state of Georgia. Also, the certification and licensing training  for both states are virtually identical. 

    I do take responsibility for 3 things I missed in my inspection. I missed a mismatched wire in her electrical panel. I told her to have it repaired and I would pay for it. That was my mistake. I also missed a bad boot for the plumbing vent on the backside of the roof. I said I would replace that. I also missed a support column not touching a section of subfloor. It was right next to the heating and air split unit which didn’t have a filter. I was concerned that the house did not have a filter inside the house and you would have to go underneath every time you wanted to change the filter. I was trying to determine the exact size filter to inform her of what to buy and how to replace it  I missed the column being an inch short. I told her I would repair that and make it structurally sound. 

    I have contractor experience and in my inspection, look for things that are areas of concern for safety and structure. My normal reports again for homes this size are 30-35 pages. This inspection was 55 pages. ****** claims she needs all new plumbing in all three bathrooms. Not true. She states she needs all new subfloor and flooring in all three bathrooms. Not true. Her flooring system is sound structurally. ****** states she needs all new subfloor and flooring  in her kitchen and dining room. I have no idea where this request comes from. Once again, flooring system is structurally sound.

    ****** told me her last home had rotted floors and fell in. She was concerned about that issue. I inspected all that I could physically see and found them to be structurally sound. I feel she is obsessed from her past experience. I want to take her underneath her house and show just how good everything actually looks. 

    In closing, why would I contact her and the agent to make sure problems had been resolved and then intentionally ignore other issues. I did a thorough inspection and other than the 3 items I admitted to missing and offering to repair, I feel I do not have any responsibility for. None of the issues she wants repaired actually need repair
