    Smith Family Homes does nothing but Lie till you Buy. We were told our development was getting another pool and playground (mind you we have one small pool and a playground with 2 swings for over 300 houses) - oh no we aren't doing that we are building more houses - one lie after another with them. Reported a problem with my sliding doors on my 30 day walk through - it took them 9 months to fix the problem and then they used the paint that they had to do as my 11 month walk through and would not fix any of my nail pops or cracks - sorry should have done it when we painted after the door was installed - well if it didn't take you 9 months to fix it this would not have been an issue and you would have had to fix them at the ******************************************************************************************** the ceiling was not installed properly. They sent an electrician out and he said put another s**** in and it will be fine. Did that tried to install the fan again and it is all cockeyed and unlevel. Reached out to their vendor and them and was told too bad out of warranty if you want us to install the fan we will for a charge or you can get your own electrician. THEY installed the box in the ceiling and it is not installed properly but now it's my problem.I do not recommend anyone buying from them - and refuse to fix things even when they tell you to put something on your 11 month and then when the time comes they don't do it. I built a house before and the experience was pleasant - this one has been nothing but a nightmare. And don't try to put a review on their site because they have someone that monitors and deletes any and all reviews that are not positive.**********

    4/5/2023 BBB of Northeast and Southeast Atlantic ************************** Suite 202 ************, ** ***** ************ Complaint ID # ****** ******************, I am in receipt of your letter dated March 8, 2023 regarding a complaint filed by a homebuyer of Lamar Smith Signature Homes, LLC. Every home that is purchased from Lamar Smith Signature Homes, LLC is given a **** Home Buyers Warranty Policy. We purchase this warranty for the buyer at closing to give them peace of mind that their home is covered to the highest standards. This policy sets the reasonable standards that we and thousands of other builder live by when finishing a home. Those standards allow us to address all issues that *** arise after the completion of their home. You can read more information regarding this company at www.****.com. This is a national company with over 5.5 million homes in the program. They are the largest and most reputable warranty program in new home industry. **** Home Buyers Warranty is divided into three parts on how warranty issues are corrected. 1.In the first year, the builder is responsible for all warrantable items in the home. Warrantable items are items that are defective; do not meet Construction Performance Guidelines or additional items the builder *** choose to correct outside of the warranty. Landscape, paint, and homeowner damage are not included in warrantable items but are sometime correct for homeowner satisfaction. Warrantable items are taken care of in three schedule appointments with homeowner. 1.Prior to closing through a customer walk with builder; 2. A ****** meeting after closing; 3. 11-month meeting after closing date. As the Builder we do sometimes correct items outside of these scheduled appointments if the item cannot wait till the next scheduled meeting. 2.In the second year, the builder is responsible for all mechanical systems thats outlined in **** Warranty in the home. This would include supply piping, waste piping, electrical wiring, and HVAC ductwork. 3.**** Home Buyer Warranty assumes the coverage for only structural defects during the warranty period. We have completed the first year of the homeowners warranty and the homeowner is now in the second year of warranty as of November 28, 2022. Response of complaints:Development to get a second pool and playground.At no time has Lamar Smith Signature Homes ever discussed or planned any additional amenities to the development at *************************. It has been made clear at all HOA meetings that development would proceed as originally planned.Sliding Door Replacement The sliding screen door was reported on the 30 day warranty item list by the homeowner as screen door does not close all the way, will not engage with latch and is hard to slide. The original assessment upon the screen door deemed that the lock bracket and wheels needed to be adjusted. Adjustments were made on 2/11/22.On 4/13/22 an adjustment to the sliding door frame was made, due to the homeowner reporting that the screen door ws still unable to close correctly. On 4/18/22 a new sliding screen door was installed for the homeowner. On 8/25/22 a new sliding door was installed but due to manufacturing defect that sliding door had to be replaced on 9/21/22, completing the warranty repair of the sliding door replacement.11 month Drywall and Paint Warranty Appointment The closing date for this home was November 29, 2021. The 11 month warranty drywall and paint appointment took place on October 21, 2022. The 2/10 Warranty purchased for the homeowner states that drywall and paint is warrantied for one return only during the first year period. It was explained to the homeowner that all items needed to be clearly marked for the technician as he is allowed only one warranty appointment.On Oct 25, 2022 the homeowner emailed that the drywall around the door was taken care at the appointment, they had no nail pops but there were two small cracks in the master shower that did not get addressed due to not being marked for the technician by the homeowner. Ceiling Electrical Box On March 7, 2023 the homeowner contacted Lamar Smith Signature Homes regarding a mounting box in the master bedroom not being secure for installation of a ceiling fan. As a courtesy to this homeowner, outside of the warranty period, the electrician was contacted to send a technician to do any adjustment needed to the box so the homeowner could install their ceiling fan. The technician found the box to be secure and ready for install. It was determined by the electrician that the homeowner was not installing the ceiling fan correctly. The homeowner was given instructions on what they needed to do to ensure a correct install. Installation of the ceiling fan was offered to the homeowner by the electrician for a cost of $175.00. The homeowner did not incline services.Over the course of the one year warranty period, the homeowners attitude became very volatile toward staff of Lamar Smith Signature Homes and servicing trades, to the extent that some staff and trades refused to return unaccompanied by our management team. The homeowner has also resorted to such means that the community HOA has had to be notified.We build many homes and from time to time we are going to have homeowners that expect perfection in the construction of their home. Unfortunately, this is not possible in our industry. The industry has established guidelines because there are no perfect homes. We build homes outdoors in the environment with materials that are not engineered in a factory and are assembled by humans. We all have items in our homes that are perfect because they were molded from plastic or metal and assembled indoors in a controlled environment. Unfortunately, our homes are not assembled in this manner to achieve complete perfection. We strive to build a quality home and meet the expectations of the homeowners. However, sometimes homeowners do not like being told no to a perceived issue and sometime that is the answer that is given based on the standards we build and live by in our industry.     Smith Family Homes! We have been living in our home for almost 3 years! Our 30 day walk through was a joke! Alot of oh yes we'll take care of that! Still same issues! They come, They look, and They leave! The biggest problem We have had is the flooring that Was put down by Precision Flooring in ********* **: we had told the man that comes around ,his name **** that the floor was pooping up everywhere ( must have told him about ten x, I said I was going to seek legal advice, and yes they came and put the same flooring in again, about 4 months ago same thing is happening again. (2) people came from Smith Family Home looked at the flooring and agreed with us that floor was bad, called us a few days later and said our warranty had expired. And will not do anything to correct it! All the other problems still exist! They come, They look, and They leave. Shame on you Smith Family Homes.

    To whom this may concern, When the home was purchased, the home came with a **** Home Buyers Warranty. The coverages of the warranty included a 1-Year Workmanship Warranty that covers things like Drywall, Paint, Flooring and Appliances. Due to the home being purchased on 3 Years ago, the 1-Year Workmanship Warranty has since expired. The homeowner does have the option of contacting **** Home Buyers Warranty to see if they may be able to help with repairs.
