      I rent one of the units managed in the building at the above address. Several building issues are complained about and never even attempted to be fixed by the management.For example, the fire alarm box at the main entrance malfunctions almost daily and sets off the loud alarm which often continues for hours all through the night and is easily heard in apartments. They management has been told multiple times but has made no attempt to fix it.Also, the main walls of the back of the building are crumbling visibly -entire bricks are falling into the rooms and mortar constantly dusting the floors. Again, zero response from the management.I , and the other tenants would greatly appreciate any help resolving this mess.Sincerely.

      Salt ***** Realty does not rent or manage this property. You need to work with your rental company that rented this property to you. Salt ***** Realty only lists and sells properties.

      It is Salt ***** Realty, *************************** ********, GA 31401.  ************

      The company to whom my rent checks are paid is Coastline Property Management at the same address, but they did not come up as an option when I filed the complaint for some reason, and was unable to continue, therefore I used Salt ***** who are connected with them. *******************************, the property manager asked me to take down the file with Salt ***** and to change it , but for the reason above, I am not able to. Would you have any advice on that?

      The fire alarm system annunciator is located at the front door and beeps to alert when there is a trouble/maintenance condition within the system.  This is not a malfunction as this is the purpose of this box so that we can relay to the fire protection company what the trouble situation is so they can come out and fix it.  Some of the alerts could be faulty smoke detector, trouble with sprinkler system, the dialer that notifies the fire department when there's a fire, among other things.  We cannot control when there is a trouble signal within the building.  This last one was related to At&t installing new fiber optic phone lines and not connecting one of the lines properly, this was relayed to the tenant, as well as instructions on how to silence the signal so that it will not continuously beep should it occur in the middle of the night or if we are not available to come immediately to fix it.  

      With regards to the brick, this is a historic building which is *************************************** downtown *********  There are exposed brick elements in several buildings we manage and this is a common issue that does not contribute to any structural defects.  The most common reason for this is when trash compactors are delivered to the alleyways, they create vibrations causing mortar dust and potentially pieces of brick to become unsecured.  Our maintenance director has been to the location several times and has deemed there is no repair needed unless an entire brick comes loose, in which case he will mortar and re-secure.  This has also been relayed to this tenant on multiple occasions as well.

      Firstly,if any of the listed supposed reasons for the fire box malfunctioning as often as it does were actually the case for it beeping , presumably the fire department would have come and investigated. This has never happened, so one can only assume they are, in fact, not the cause. 
      The problem with the malfunction has been going on for approximately 9 months, during which time ,not once have I had any type of official communication as to what course of action has been taken, if indeed any, until, interestingly ,now. 
      Up until last week when AT+T did, in fact, come to the building, the occasions when the box would sound off were less often, but nonetheless at least once a week minimum. No notification regarding this visit or it's effects was received by myself. I just happened to meet the AT+T man as he was entering the building by chance.
      Since that visit, whatever was done in the building has only succeeded in making the issue 100 times worse-the alarm now sounds constantly 24/7 both here in the residential  building and simultaneously at the commercial business downstairs, Blue Mercury, who have also reported the issue many times and are as frustrated as the other tenants at the lack of initiative to remedy the situation. I am happy to supply the phone number and email address for the manager of the store who will certainly confirm the facts.
       It is simply not remotely believable that nothing can be done. 
      As for disabling the alarm, yes, we are all too aware how to do that, and have done so on innumerable occasions. It was not so much an issue when this began months ago and the occurrences were fewer to start with . However, recently, the system , even when the box is disabled, it sets itself off again after about 5-10 minutes, as it is indeed doing again as I write this.So there is absolutely no effective way to silence it for more than a few minutes at a time. Again, the staff at Blue Mercury will confirm this as they have to do the same thing all day long. 
      It is absurd to expect that paying tenants should be continually expected to run up and down a flight of stairs multiple times an hour, day and night, or to interrupt the running of a business ,to keep an obviously faulty system silent, so that nothing can continue to be done about it . It is the clear responsibility of the management to keep the building and it's services in good working order, no matter who else may be needed to come in and perform these tasks, especially where the safety of the building is  involved, as supposedly it is ,since, as is confirmed in the comments preceding this, the point of the box is so that the fire department would be notified of any possible emergencies.


      As for the brick/wall issue.
      It is obvious the vibrations from the trash directly below causes dust etc. This was indeed pointed out to me a while ago and is in fact not a big issue to me.


      But interestingly ,as regards bricks coming loose also mentioned in the preceding statement, I did in fact report by email with accompanying photographs about a month or two ago [and also the same day in person to associates ***************************** and *************************** present at the time]  ,that 2 entire bricks had completely fallen out of the wall in my bedroom . Since then I have had zero response about this whatsoever as is claimed, nor have I had any visit by a maintenance director about it or anyone else at all. I would be extremely interested to see the relayed correspondences mentioned. I would also be delighted to have the 2 brick re-cemented in place.

      The fire department is not responsible for investigating trouble signals on fire systems unless there is a malfunction within the entire system itself.  Additionally, there can be multiple fire trouble signals that cause the system to annunciate, such as faulty smoke detectors, dialer issues, among other things, multiple instances over the course of several months is not uncommon as that is what the system is designed to do.  This system is not proprietary of the fire department and is managed by the installation company who handles dispatching the fire department in emergencies, so the fire department does not have access to repair or investigate the system.  This is common throughout all buildings we manage and a conversation with the fire department will confirm this.  We have At&t correcting their issue but do not have a timeline.  We will consider this matter closed on our end. 

      We have sent your work order to *** to look into any whole bricks, if he does not feel a repair is warranted, we will trust his judgement.

      Hello

      Interestingly, despite no communication from the management ,as soon as the ******************** was contacted about this, they came to se the site the same day, found the malfunction to be a fact and informed the management company , who say they have now scheduled a date for AT+T to run a second phone line to theoretically solve the issue, and also miraculously managed to find a way to disable the box so that it dosen't beep constantly, both of which were claimed impossible before.

      If the appointment with AT+T does , in fact happen, and the matter is resolved, then all is well. If the appointment does not occur, the Fire Marshal have asked to be informed and they will intervene again.

      As for the brick repair, waiting for the call from the service manager. Again, zero response so far.
