    I contracted with Ola Properties to manage the rental of my property. The contract was clear on the responsibilities for ***. I had to terminate my relationship with *** due to concerns of shady business practices and dereliction of duty. This decision was made after careful consideration due to a series of poor business practices and concerning actions that I believe constitute a breach of trust, including instances of what I would describe as fraudulent conduct and forging of legal document. I caught them in several lies and when confronted I got nothing but excuses or no response at all. After the latest tenant moved out there were a number of issues brought to the attention to *** management wherein the property was not inspected properly prior to occupancy and after occupancy. They tried to claim these issues existed prior to us working together. When I asked them to provide the inspection sheet proving their claim, they could not. I had to end up paying out of my pocket to replace items removed, fixing damages, etc. As per the contract *** did not hold up to their responsibility and I was told I wasn't paying enough for those services, such as doing a property inventory prior to a tenant occupying and after departing, when it was clearly defined in the contract.There was also a previous incident where one of the property managers doctored the agreement after it was signed and their management was aware and nothing done about it. It was wrote off as an "honest mistake". Mistake or not, it was illegal. This caused an issue with a tenant when they decided to move out and the tenant had a different version of the agreement than what *** had. Unfortunately, despite giving Ola Properties ample opportunity to address these issues, there has been no satisfactory resolution or willingness to rectify the situation. Given the impact of these practices, I felt it necessary to take action in notifying the BBB so that others do not have to deal with this.

    We bought a rental unit and contracted w **** We gave them 8 months notice of the sale from the last reservation and requested them cancel/move any further reservations. A representative of their company was included in communications during the sale, who stopped responding to all communications and didn't inform the company of the sale. 2 months after close we were threatened and harassed with a future reservation that had been scheduled 3 months after the property had been sold. We had to find a different rental property that was not Ola Properties, pay for it, and pay Ola Properties commission on a rental that wasn't their's. It cost us over $6500 to conclude our agreement with them. They offered no assistance or warning, even with 8 months notice. We only received 2 inbound phone calls from the company and both were very rude and unprofessional. If you are a property owner, be very aware of the future reservations clause in the last paragraph of their contract. Strongly recommend a different company.

    ******************** did work with us and when he first listed his property for sale, he informed us of it. However, it seemed the property was not selling quickly and at one point I believe ******************** said he was going to take it off the market. ******************** contacted us sometime later saying he had sold the home several days prior. We were not aware of the sale until then and we did have vacation reservations for the home. We were able to move all but one of the reservations, which was coming ** in approximately 6 weeks and was in the busiest part of the year. When we contacted ******************** about this reservation, he became very agitated, verbally abusive and threatened legal action. I sent ******************** a copy of the signed contract which stated that in situations such as this, he would be responsible for any costs incurred in relocating a reservation. He seemed to take that as a threat of some sort. Later it seems ******************** made some phone calls and found a property that was available for the reservation but it was double the price of what the guest was paying. In order to assure our guest had a place to stay, *** paid for the higher priced rental, in full, hoping that ******************** would reimburse us, which he did. I feel we followed the terms of the contract as stated.

    ******************** was called at 7 pm on a Friday night during a family dinner and was asked for a credit card number without a final statement. ******************** had already stated he would be paying through the Ola Properties portal and would not be using a corporate credit card for the hidden fees. The opinion of ******************** and his representatives is this situation could have been avoided if Ola Properties had responded when contacted.
