    I have an ice box that has been broken for more then a month.I have lost a lot of food and money due to the broken ice box and freezer this has been an on going problem. I did steps to resolve the problem but Asian pacific investments are unresponsive to this serious matter. This is unlawful for my family to to experience this matter and be forced to pay rent. I also appropriately contacted Asian pacific investments through the application and through email and text messages. But no response. I need this matter resolved asap. Its outrageous to go without a working ice box going into a month now! I have a child and service animals to feed in order to live in a safe dwelling.

    Ms. ***** "****" ********* submitted the following maintenance request online on Wed. 07/06/22:

    "Hi, the ice box freezer is not freezing anything. It functions like an icebox. It gets cold but not cold enough to freeze the food. I had to by ice to keep the food fresh."

    A Maintenance Request order was immediately created and a Maintenance Tech was scheduled to assess the fridge on Fri. 07/08/22.

    Ms. ***** "Tino" ********* submitted the following update in regard to her maintenance request of her refrigerator on Fri. 07/08/22:

    "The Ice box is completely broken. I need a new one or please have it fixed ASAP! Im home everyday and Food is being wasted."

    Tenant insisted on being present at the appointment.  However, Tenant was not present when the Maintenance Tech arrived on Fri. 07/08/22:

    "No one's at home for 158-C knocked but no answer." - reported via Maintenance Tech on Fri. 07/08/22 at 4:06 PM.

    Maintenance Manager went by ************************** unit on Mon. 07/11/22 to assess her reported issue with the refrigerator.  

    "Checked out the fridge. Behind the tenant's ice trays there was a buildup of ice. It could have possibly been caused by the water spilling into the vent. I told the tenant that it needs to defrosted. I instructed her to unplug it and leave it open to defrost for 25 hours and then I will come back and check"

    Maintenance Manager report on Mon. 07/11/22 .

    Maintenance Tech arrived at ************************** unit on Wed. 07/20/22 and reported that there was no adult in the house and was unable to enter the unit.

    "Went to WCV-O-158-C to check the refrigerator. Only kids at home and the dogs. Will have to go back when there's a Adult in the house"

    ********************** replied online on 07/20/22 :"Ice box and freezer is not working properly after unplugging and defrosting ice in the back. Email sent to "Rentals Manager" of Asian Pacific."

    Attached:  Photo of the defrosted fridge.Upon receiving the photo of the defrosted fridge, management approved the order to replace the fridge and be delivered to the tenant.

    ********************** replied on Fri. 07/29/22:

    "It's been over a month now that the icebox is broken. The freezer is still broken and the icebox cannot hold an appropriate temperature.  Please fix this asap."

    Rentals Manager replied to ********************** that the issue with her refrigerator has been addressed accordingly.  ********************** authorized API Management to enter the unit for the replacement of the refrigerator, but asks to be notified prior to arrival.

    The Rentals Manager contacted the tenant on Thursday 08/04/22 to scheduled for the fridge delivery with the tenant.

    ********************** informed us that she would not be home but gave authorization for us to enter with the copy of our office keys.

    The Maintenance Manager had brought the Office Master keys with him on 08/04/22.  However, when he arrived and tried to access the unit, he confirmed that ********************** had changed the locks without notifying management and did not provide a spare set of keys for entry as scheduled.

    "I went to the unit at approximately 3:30 with the keys and found that the locks had been changed so I could not enter. " Maintenance Manager report on 08/04/22.

    On Monday 08/08/2022, the Maintenance Manager spoke with ********************** and informed her that he attempted to deliver the fridge but was unable to enter due to the locks being changed. ********************** acknowledged that she changed the locks for "security reasons" ********************** then informed the Maintenance Manager that she will be home  08/09/2022, except from 1:00-4:00pm. The Maintenance Manager will deliver the fridge after 4pm on 08/09/2022.

    It is unfortunate that this tenant has been very uncooperative with this issue and many other issues regarding her tenancy agreement.  She acknowledged that she changed the locks without authorization and failed to inform management and did not provide a key for emergency access.  

    Multiple attempts were made to schedule appointments to assess and replace the fridge.  ********************** has been very uncooperative and was not present to multiple scheduled appointments. She also authorized access to her unit after changing the locks which denied entry for delivery.
