On July 14, 2023 Omni Exteriors contracted to repair a hail damaged roof on a barn on our property at **********************************************************************. The contract called for the removal of the hail damaged metal roofing, the asphalt shingles and the wooded shakes. The new metal would be installed on the wooden slat boards. The barn was build in 1919 and did not have plywood. This was discussed with Omni Exteriors and found to be no problem. A ridge vent was also to be installed on the barn. Upon returning from vacation, the job had been completed. The asphalt shingles and the wooden shakes were not removed as contracted and no ridge vent had been installed. I immediately contacted ****, and at that point and the only thing they were able to do was make a price adjustment. On July 30, 2024 we experienced a thunderstorm that included some wind. One sheet of the metal roofing and some of the roofing trim was blown free from the roof and damaged. Upon examination of the damage the following day it was discovered that 1 inch screws were used to secure the metal roofing. This may have been acceptable if the shingles and shakes were removed as contracted. Since the old layers were not removed, the 1 inch screws were not able to make contact with the roofing slat boards. Also the majority of the screws would have missed the slat boards even if they were of adequate length. At this point, we believe it is a matter of time before the remainder of the roof fails.

The roof was installed with 1.5 inch screws. 2 screws were also used. I am not responsible for the wind storm you had in that area there have been several and it did not blow off.  There were winds in may and July of this year. 73 mph in may and 70+ up to **************** July of this year. This is the 1st time Im hearing of this. Im more than happy to come repair it and install longer screws on the roofing if needed. But youll need to contact me at ************** to figure this out.

I am rejecting this response because:

The screws we removed from the roof to repair the loosened steel roofing were 1 inch screws and I have a roof full of these screws to prove it.  Absolutely not 1.5 or 2 inch screws.  If the project had been completed as it was contracted, the asphalt shingles and the shakes would have been removed and the shorter screws may have been adequate, but as this did not happen.

An email regarding this issue was send the day after the incident.  I agree that you bear no responsibility for the wind on the night the damage happened.

      Thank you,

This is all I am willing to do to repair the roof, this would be replacing any panels that were blown up and new screws put in where the 1 1/2 screws are with 2 or 2.5 inch screws.  This event was caused by wind and would be covered under your insurance policy to be repaired.  I am willing to repair the roof and replace the screws even though they are long enough to extend into the wood on your roof.  You did not pay for us to tear off the roofing in fact you took that off of your bill.  You already had metal on the roof on your barn when we started.  You were called and it was explained that the insurance company may not pay for the decking to be installed if we tore off the roof and you decided to not tear it off and install the metal roof exactly how it was installed previously.  Your roof was installed exactly how the last roof was installed.  So all I am willing to do is repair what was damaged and install new screws for you.  Outside of that file a claim with your insurance company for wind damage.  I am not liable for this at all.  You elected not to tear off the shingles as you said directly to ***** that the insurance company would not pay for sheeting for your roof so you said you were not paying to do the sheeting on the roof at ***** per sheet so if you were willing to pay for that at that time this would not have happened at all.  Everything was discussed with you and you elected not to tear off the other items and we reduced our price accordingly and proceeded as instructed by you.
