On 06/13/2023 my husband and I toured a home being sold by owner and spoke with the property manager in person. Prior to that communication had taken place via ******** marketplace and during a phone call with the property manager. After viewing the property and submitting an application an email correspondence took place the following day and I wanted to confirm documents were received correctly. I again resent documents as the online system was not showing they had submitted properly and I again told the property manager to let me know if there were problems with the documents or more information was needed. I thine continued to send correspondence seeking updates on the process. Those went unanswered. There were several red flags with this transaction that were not okay and are unacceptable business practices. The price kept changing and even upon rival to tour the home they were seeking a bidding war. No offers were ever taken in writing. It was made to seem like it would be the owner property manager and myself to tour and talk about the property but we were among several herded through with barely time to look let alone talk about the property and again all they seemed concerned about was how much you would pay although it had a list price they had set. Upon submitting the application fee there was no communication despite my requests for information until a denial letter showed up with the statement adverse action and no reasons. I then per the letter wrote for a statement as to why and was told a letter should be in the mail. After reading reviews and another BBB report I see that they are scammers. I want my 100$ returned to me.

I purchased a mobile home from park manager, ***** on Sept 2, 2022 understanding that it it needs cleaned out from eviction tbat occured Jan 2022.Upon paying $1150. The manager promised in the first week a trailer at my disposal for junk removal from the home, and she would have maintenance come and turn on the water services. None of this has taken place. She avoids my calls. Upon getting the keys after paying for it i found the home unliveable. It needs alot more than just cleaned out. It had a mice infestation and knee high in junk throughout, and the wires for the furnace are chewed through by mice, all the vents are clogged, still no water, i asked for a refund that same day and was told the owner would contact me Sept 7 ****************************** but his representative ****** did saying in a text that the only option for me is to give them the home back and they will not give me my money back nor will they transfer me to a different home in the park.Everything was misrepresented by *************************, Stover park Manager, of Horizonland management.I signed a lease with them $550/month Im trying to sell the home to someone capable and financially able to deal with this home, but ***** is not allowing people to apply for the park now.

    Business Response

    Date: 09/22/2022

    Hello,

Reaching out with our response regarding ID #*********.

We have received the complaint she has made regarding her concerns at her mobile home in Stover Heights.

Horizon Land sold her this home for $500.00 9/2/2022. Upon selling her this home ************ was aware of the conditions of the home prior to her closing on the home. Upon her closing she reported it was to much work for her, and she did not realize what she was getting herself into. On 9/7/2022 I myself Regional Manager reached out to her, I was unable to reach her by phone so I left a message and followed up with a text letting her know that we would not be transferring her to another home in the park, nor would we buy back her home and let her move to another home in the community. ************ was given the option to find other applicants and get them approved and complete a private sale with her and the applicants/buyer she had. The people she had apply for her home have since been approved to live in our community. However w/fair housing we are unable to disclose this information to her. We did however let the applicants know they were approved.

At this time September 21st, 2022 we will buy back ************** home for the $500.00 that she paid for it, and she can vacate the property. With this being said we will only buy back the home, she would not be able to purchase another home within our community at Stover Heights.

Please let me know if this response is sufficient enough or if you need any more information from me.

    Thank you,

    Alyssa
