    I rented a property from River City Property Management from August 2022 to July 2023. When I moved into the property, I documented all damages to the property that had occurred prior to my move in and let River City know about them so they could address the issues. I was ignored and the issues were never addressed during my year long lease. Now that I have moved out, they are charging me for ALL of these damages, even though I had documented that they had occurred prior to my move in. River city is attempting to keep my entire security deposit of $825, as well as charge me an additional $92 for said damages. They have been rude and combative throughout my trying to find a resolution. I am happy to pay for damages I caused, however, I do not find it acceptable to be charged for damages prior to my move in that they had been made aware of several times, and chose to ignore. They neglect their properties, ignore tenants concerns, and then proceed to charge for their lack of initiative. Something must be done.

    We are working on going through all the pictures from the previous tenants before her as well as talk to maintenance people.  We just sent out her deposit and we ask all tenants that if they are disputing anything on their deposit to please email us and let us know.  She emailed us on August 23rd while we were still doing deposit returns and we told her we would respond by the end of September. 

    We have a number of things to look through when it comes to deposit returns.  When we have a tenant who disputes these, we ask for their patience as we are still working on getting deposits out to people.  We talk to a number of people when a tenant disputes the charges (maintenance, painters, flooring, cleaners) and this is not something that can happen over night.

    We had not been given the opportunity to even review her dispute before she went to you.  We had told her we will be getting back to her by the end of September just like we tell everyone that disputes their charges.  If we made a mistake, we will be happy to fix it.  We have pictures as well to show for damages/cleaning/etc. and if she has pictures as well to share with our office, we will be telling her that as well.  

    Trying to get everyone's deposits out by a deadline and get all bills together to get this accomplished is itself a big task and we do make mistakes.  We just ask for some time to be able to review everything so that we can make sure everything is correct.
