June 2022, I requested a quote for a 100 x 70 aircraft hangar with the largest side by side doors possible. I was quoted a price by *************************** for a steel hangar with two 45 doors which were the largest doors I was told could be accommodated. I asked if they were sure because the value of a hangar is determined by the size of the aircraft that fits through the door. I was assured that a pair of 45 doors was the largest doors that could fit my hangar. To obtain my place in line for production, I gave R&M a $29,600.00 deposit on June 29th 2022. A nearly identical R&M 100 x 70 hangar on a lot next to my hangar lot was being erected. The end of July the door frames of the neighboring R&M building were obviously larger than 45 and I measured them to be 466. I brought this to R&M attention and after much back and forth of confusing emails , R&M told me they treat customers they have done business with in the past differently than new customers and thats why the neighbors building had larger doors than my nearly identical design. Several discussions between myself and R&M ensued. Several requests were made by me to get all of the R&M inconsistencies worked out several times before I would make additional payments or approvals. On August 2nd 2022 I specifically wrote I'm not making any more approvals or payments until this is sorted out to ************************* and *************************** to stop work until we sort out all of the numerous inconsistencies until determining what they can actually build and deliver. I decided to cancel my building order. They have a poorly worded cancellation clause that allows for a refund minus Engineering expenses. *************************** (President) of R&M refunded $24,800.00 keeping $4,800 for Expenses. No invoice was provided detailing what those Engineering expenses were. R&M never provided engineered (stamped) drawings for a building or foundation. Expecting payment for services and products not delivered is an unscrupulous practice.

I am rejecting this response because: Per my complaint I was charged $4800.00 by R&M Steel for expenses associated with a cancelled contract. I requested a refund of the expense charged since I considered them not be valid as they were undocumented (without an invoice). If a detailed invoice were provided for valid documented expenses I would take that into consideration. R&M provided a response to my complaint with an invoice for an engineered building drawing. The only drawing ever received and the one included in their response was dated 7/7/2022 and was not stamped by a Professional Engineer which would be required for it to be an Engineereddrawing. The cover page (attached) and email delivering the drawing also stated Approvals only! Not for Construction. This drawing was for quotation and approval purposes only and not a billable item. The foundation drawing was never delivered until it was part of the BBB complaint response. That drawing is stamped by a Professional Engineer dated on 8/8/20222. I provided a written stop work order on 8/2/2022 six days before the foundation drawing was stamped. I do not consider the foundation drawing billable as it was developed after the stop work order and never delivered until after the BBB complaint.
R&M Steel has not provided a valid itemized invoice and never delivered any Engineered Drawings before 8/2/2022 which is the date I requested work stoppage (See email chain 1 page 5). I made multiple pleas to R&M to communicate and ******* R&M Steel inconsistencies and those pleas were basically ignored. Their refusal to work out these inconsistencies (see emails from original complaint) forced me to cancel the project.

    Sincerely,
