    On October 30, 2024 I gave a notice to vacate *************************************************************************. 11/15/2024 I returned keys to office and sent an email. On 12/6/2024 maintenance entered unit. Claimed to have cleaned and made necessary repairs and unnecessary repairs. On 12/18/2024 I received a copy of a move out disposition letter from RPM. I requested clarification about charges and was told it was attached and if I wanted to dispute charges it must be in writing. 1/20/2025 I sent a letter by certified mail disputing charges. 1/27 ********* ***** of RPM responded by email addressing one of my concerns. I followed up on 2/3, and asked for detailed invoice from contractors including cost of materials, reciepts for items purchased and breakdown of labor cost per hour and how many hours it took. RPM responded sending me same information, without explanation of charges nor receipts. 2/21, I asked for proof charges were legitimate and was sent exact same information in more professional looking format. I asked again for explanation and reciepts. ********* ***** responded 2/24 saying those were the receipts and were billed under contractor number RCE ***** which is RPM General Contractor. She included explanation of one charge of $350 for removal of garden boxes and soil and threats that I am fortunate they didnt charge to reseed the grass where my van was parked that killed the grass. I was able to see, and photograph the garden boxes had not been removed. This confirmed invoices were falsified and RPM claiming to repair and replace things, charging for work they did not do. Also stated in lease if I terminate early they would be responsible for rerenting the unit quickly, as I was still responsible for paying the rent until new tenants started. Based on unethical predatory nature of how they do business, I do not believe they did. Keys turned in 11/15 and they never went into the unit until 12/6. This company is operating in bad faith and intimidation.

    Upon move out, we are required by Idaho tenant landlord law to provide the tenants, a breakdown of expenses that were taken from the tenants' deposit. This was provided to the tenant upon move out. She is asking for a breakdown of what each item required, and this is not something we offer nor something that is required of us. Resort Property Management is a licensed contractor, and we do business with other smaller contractors, who perform work on our properties. The charges that were taking from the security deposit were justified. As far as the yard, cleanup, and planter boxes in which the tenant placed there without authorization, those will be removed weather permitting. If we allowed every tenant to leave something behind when they moved out, after a while, we would just be renting junkyards. ***** was a great tenant, her, and her roommate had some issues upon vacating, which I feel are playing into her disputing these charges. I have been by no means trying to intimidate her or any of my tenants for that matter. We have been in business for well over 45 years, I personally have been here for 30, and all we are doing is following Idaho tenant landlord law. In regard to her broken lease, we do everything the same as far as advertising for it. Her lease states that there are charges that will be charged if she chooses to break her lease.

    I am rejecting this response because: 

    I am being charged for work that was not performed, items that were supposedly replaced but were not and did not need to be replaced as well as highly inflated costs of supposed work and replacements. I have evidence of these claims, and all I am asking for is actual proof including invoices for cost of materials, cost of labor, and or before and after pictures. If these charges are legitimate, this business should not have a problem producing requested documentation.

    Resort Property Management has a clause in their lease stating that there will be no walk through allowed upon move out with tenant and management allowing for these unscrupulous business practices. As I investigated further I found numerous reviews from former tenants stating exactly the issues I am experiencing with Resort Property Management over the past fifteen years online for everyone to see.

    I am purely disputing their unscrupulous and predatory business practices.

    I have contacted the management of this company several times when I experienced an unexplained loss of power to my condo after leaving town. After having ************* and light, plus an electrician confirm there are no electrical issues with my condo, I asked the property management who has access to the electrical room. My loss of power on two occasions occurred shortly after leaving my condo, and FPL reinstated that the power to my individual unit was tripped inside electrical room by having my breaker mechanically switched off. The property management was refused to hire an electrician to evaluate the electrical room. The second time I lost power without notice, I had extensive damage and mold to my unit while I was not there. I immediately contacted property management to assist me, and the property management somehow knew to correct the issue inside the electrical room. However, the property manager did not have a key to the electrical room as it was very clear that someone had changed the locks to the electrical room without notifying the property manager. Its been confirmed by the president of the hoa and property manager that there are several residents who have access to the electrical room with a key, who are not actually Authorized to hold the key.I have a lot of damage to my unit as a result of these instances and need to have items replaced. I have requested this management company several times to have the key in the possession of those who are authorized to access the electrical room,l. Nobody has responded . The second time I found out my power was turned off , I asked the property management to again hire an electrician to determine why this keeps happening, and they did not pursue my request with any urgency.I have been forced to hire my own electrician to make it very clear there is an issue with possible tampering of my utilizes. I have escalated my concerns to upper management of this company with no resolution .
