We received our first estimate (1355 C) on 09/13/2023 ($91,663.49). We responded with written question on 09/18/2023 and 10/09/2023. We received the Design Plan/Drawings, dated 11/13/2023, in November. We received the Construction Agreement (Contract), dated 12/04/2023, in December and signed the contract once clarifying questions we resolved in December. Estimated cost was $105,752.35. Schedule was to start project on 12/11/2023 and complete project on 01/12/2024. Due to weather project was going into February. In February we noticed the wrong railing was procured and delivered and brought it to the contractor attention. On 03/11/2024 we signed the Change Order for the railing that we wanted. That added $3240.34.00 to the overall cost. To date, we have paid $103,705.08. We have withheld $5287.61 for a final payment. The scope of work was to include removal of the old deck and support structure and replace it with a new support structure, composite deck material and railing. We have not see the new railing yet. We had received emails from the contractor on 04/22/2024 and on 05/22/2024 stating they were going to check on the status of railing from the manufacturer. The last contact (email) we was on 06/14/2024 stating they might be able to start back up after the 4th of July. I sent them an email on 06/26/2024 checking on their availability and have not heard back from them. We also stop by the office they were working out of (********************************************************************************** some time between 06/15/2024 and 06/26/2024 and they were gone; the office was empty (cleaned out). We would like to have them finish the project or as a minimum deliver the railing to us since we have paid for it.I have a lot of documents; *************** Drawings, Scope of Work, Estimates, and many emails. I can send them if you need them. Let me know.
