  Sage Builders was hired as the general contractor for our custom home. The home was finished in about a year, Nov of 2017. In May of 2021 several shingles came off of the roof, and we noted some suspicious things happening with the asphalt shingles (mainly puckering of the shingles). The following year, several shingles in all different places on the roof have blown off and blown up backwards. One area is particularly bad, but there seem to be some issues. We contacted the builder and our insurance company. An insurance adjuster came out and said that yes there were problems, and they cut us a good sized check, however, not enough to replace the roof. Then Sage builders had a representative from IKO (the shingle manufacturer) come out. Neither the general contractor or the shingle manufacturer will accept any responsibility, and are not willing to resolve this issue, or really do anything. The sub-contractor that installed the roof is out of business (big surprise). I would expect that a roof should last at least 10 years, not 5, and the shingle manufacturer says they are 25 year shingles.

  Sage Builders sympathizes with ****************. Her personal  residence experienced several extreme winds which resulted in moderate roof shingle separation and folding. We have recorded 4 separate site visits to address this issue. The homeowners insurance adjuster accompanied us on one of these visits and an *** shingle manufacturer representative accompanied us on a separate visit. The *** rep. inspected the roof and confirmed that all the components related to the roof had been installed correctly as per the manufacturers recommendations. The insurance company cut a sizable check to the homeowners that would more than cover expenses for a comprehensive repair job. Sage Builders has offered to execute the repair in an effort to resolve this complaint. **************** has refused to schedule the repair and demanded a full replacement of the entire roof. Three professionals have separately come to the conclusion that the roof is in need of repair- not full replacement. **************** has chosen not to accept these recommendations.
