    Property manager ***** ******* shorted me money I was due for my rental house. The house rented for $1,350. The first month a renter moves in he takes 75% and thereafter 10%. This renter lived in my house March-June 2024. I received $750 on March 14, $750 on April 12, and $832.50 for a total of $2,332.50. The math is simple. I should have received $2767.50. Typically I'd receive $337.50 the first month and $1215 the next two month. I was shorted $435. I addressed this with ***** in emails and on the phone, but he just kept saying that isn't what the ledger shows. The ledger doesn't matter. The math matters. The ledger was at $0 when these renters moved in. When renters moved out in Nov. 2023, he had maintenance man **** ***** do repair work in the house including replacing damaged doors and painting them. I was charged $1,309 for this work. I live in ** and was not sent any photos of his work. When I came to IL in June 2024, I discovered that none of the doors were installed properly. They didn't even shut. I've just paid a contractor $600 to fix this work. ***** spilled paint on the floor when he was painting the doors and didn't clean it up and did a terrible patch job. I asked ***** to have this work fixed and he told me there was no money to fix it. I said I shouldn't have to pay again for shoddy work. He told me I was harassing him and quit. He texted me to say that the paint would come up with water. I've had three painters give me estimates for painting the interior. All said that this paint doesn't come up with water. The last renter skipped out on paying the June rent and the last two renters didn't pay bills, which I was left paying. Both did a lot of damage to the house as well as stole everything in it. When hiring him, he said he went after bad renters but he never did. He also refused to return my house keys. A sheriff's deputy called him about this and he yelled and swore at her. She called back and said he couldn't hold a normal conversation.

    I am not sure what this is about.  We closed this account out months ago.  Rent Solutions provided two tenancies over a couple of years..  The home is located in the country and is not subjected to any municipality inspections.  Therefore, the home was in a much rundown condition when Rent Solutions started management.  Both of the the prospects were approved by **** ********.  The 1st ****** stayed her full lease but had created damages that they tried to repair before they left. We require that all maintenance go through our office.  Some of the repairs done by the ****** were not perfect.  My maintenance went in and replaced a couple of doors and did as much as we could do with the funds from the deposit.  Please understand the owner refused to send funds for anything.  We had to go out of pocket to get the propane for the 2nd ******.   The 2nd ****** that the owner approved only lasted a couple of months as he lost his job. Once again we only had the ****** deposit to clean out the home as ****** left everything behind.  But we were able to get the ****** out of the home and have it cleaned by time **** the owner took possession. 1st ****** was ran off by harnessing phone calls by owner for an outstanding water bill like $16.00 .  Our contract states Rent Solutions is not responsible for damages done by ******s.   **** got all funds sent to her account and I will provide a ledger showing so.
