SIGNED A HOME REPAIR CONTRACT WITH CHICAGOLAND BUILDERS ON 10/17/2025. AS OF 5/03/2025, REPAIRS HAVE NOT BEEN COMPLETED. CONTRACTOR NEVER SUPPLIED START AND FINISH DATE. VIOLATED SOME HOME REPAIR ACT LAWS. HAS PERFORMED POOR CRAFTSMANSHIP. AND HAS REFUSED TO PROVIDE LIEN WAIVERS FROM SUBCONTRACTORS AND MATERIAL SUPPLIERS WHO DELIVER MATERIALS TO OUR HOME.Business Response

Delays are waiting on materials and inspectors other contractors.
I sent over 5 crews and nobody could satisfy.
You verbally abused ***** and hovered over my staff daily.
Complaining all day, scaring them, maybe they were shaking and it turned out sloppy.
At the last meeting we gave you a option to hire other contractors.
you said yes and came back after 2 months and said you cant find anybody.
I referred you to American flooring store and you didn't hire him either after making him wait to come over.
I did comply with all the laws, please review the terms and conditions on the contract.

poor craftmanship on a old house. We never finished the last items after sending 5 crews of workers because
all you did was complain and be verbally abusive, my guys are shaking working in your home.
I don't supply a partial lien waiver. I was never paid to supply a final lien waiver. Materials were never delivered to
your home. I picked them up so that law doesn't apply.

The business's response did not address the issues we stated in our complaint.
We informed you that he violated numerous Illinois State laws ie., not providing a start and completion date along with the Home Repair and Construction pamphlet which he is required to give us. Among other laws like issuing lien wavers before final payment. THE WORK HAS STILL NOT BEEN COMPLETED. His response lists many lies and inaccurate statements. We provided the workers with PPE (personal protected equipment) which sent them with none), a box of N95 face mask and gloves. We treated the workers with respect, bought them lunch and supplied water on numerous occasions.
As far as us complaining, the only things being complained about where tasks at hand that were not being done properly. Thankfully we were in the home at these times. And we asked **** ******* to come to the house on numerous occasions to check on quality and other concerns to which he chose not to each time.
Can he please respond to the initial complaints like we asked?

I am rejecting this response because the business owners responses are not truthful. First and foremost, he has violated state law in numerous ways. No start and completion dates. As well as neglecting to furnish us with the home repairs and construction pamphlet as required by state law. Has he responded to such? Also tried to furnish us with an affidavit in which was not notarized. We were informed by the business owner he only has 13 employees so how could he have sent over 5 separate crews. We can name all the men who worked inside our home. As for be scared of us and shaking, really? The workers had no issues with accepting the food and drink offered on different occasions.
We were not given the option to find other contractors before he told us he could not complete the expected job because his crew did not have the skillset to complete said job, hence us needing to find other contractors.
Final facts were that we had to hire 4 separate contractors to come out and finish the work he did not and now still after 6 months not completed.
Sincerely,

Chicagoland Builders has been working on this project since June 2022, and it has left our house in disarray with all the start and stop times of working on this project. I was being patient with there being so many different people being sent in for different jobs that needed to be done because it was summer and I was available. Now that we are in the swing of school and work and 3 months in and into the 4th month, and most of the work is done other than a lot of details which I spelled out in a document about 1 month ago. It can be categorized as 2 parts that need to be taken care of, the interior and the exterior. Everything is available for the interior to be fully completed, but the owner is refusing to send in a crew to complete the interior until a part comes in that is in order to complete the exterior. The part for the exterior was supposed to be in last week, but now it has a new expected date of October 26th, 2022. I am explaining to the owner that there is no reason he cannot send crew in order to complete the interior, there is plenty to be done that can return my interior home to a functioning space again. Attached is the detailed list that I provided to them to assure they knew all that needed to be done and were prepared when they came in to complete.Business Response

I think you are not reading your email's or reading your text's or not communicating with your husband. We had a phone call just yesterday and I explained how my company runs. These items in question are from your changes to your job. Materials are on back order There is a days worth of work left. When everything is in will go to the schedule board.(I sent you the email twice now.) We will be happy to complete the job in. We are looking to complete by years end. By the way the electrician that I referred to you is still looking for a $1750 payment. Please communicate through this bbb portal so we have no more communication issues. Have a great day.Customer Answer

I am rejecting this response because:You insinuating that I not following up with your company on a weekly basis for a status is beyond ridiculous. As a matter of fact, the project management on this $50K+ project is so horrendous that I have had to itemize all the remaining work myself and shared it with you with only to received a response from **** of "Received". At this point, of all the remaining work, which include 18 items, you are awaiting material for 1 item that is not connected to the remaining 17. The fact it that you agreed to a price for the work and now your withholding the completion of the project because you have exhausted the money that I have paid you which included $45K. How your business runs is entirely your issue to fix, I do expect you to honor your commitment in a timely manner and not expect me to wait 6 months to complete a project because your trying to maximize your profit. As stated above, 17 of the 18 itemized remaining items can be completed today and I expect them to be scheduled as I've been promised for the past month. The burden of how you run your business should not fall on the shoulder of your customers especially after you have received more than 85% of payment. I've honored my contractual obligation, I expect you to do the same in a timely manner.
I appreciate your concern for the electrician, however, unlike my factual statements above, you are spreading false rumors. This electrician has been fully compensated for the work he did on my behalf per my request. Your attempt to deflect your contractual obligation for the electrical work included in our agreement is something you'll have to settle with your electrician. Instead of raising false allegations, let's deal with the facts and get the work done that I have paid you to do.
Sincerely,

I am rejecting this response because:I submitted an email yesterday saying that I was unable to open the complaint. See email below.Attached is what I was planning on respondingPrior to my opening up this complaint, you said over the phone that you will just close out the BBB complaint when you get it done. It is difficult to have a conversation with you because you seem to lock in to 1 thing to justify everything else that can be done or that has gone wrong. You are not being professional in any way by trying to have a conversation regarding get the contractual work done. The fact that you are using the backordered trim to delay what can be completed, leaves me in a position where I am moving along in completing some of the items off of the open items list. I have been delaying touching anything because I do not want to affect any of the warranties with specific products that I have purchased. With my husband and I having full time professional jobs and 4 kids that have their own busy schedule we have taken on your job as well. We have repaired and painted the family room wall and the kitchen wall which are some of the open items are now completed by me and off the list.I have reached out to Beacon , ****** and Pella in order to determine the affect of my warranty if the job does not get completed by your company. Please attached or reopen this complaint.Thank you,*********************************

Regardless of the product delays, you are in line of our installation schedule. We do the oldest job first, adding extra work after original signed contract didn't help your situation either. I will let you know when its your turn. Sorry for any delays this may has caused.
