      I. Framing and Subfloor Issues a. Per the contract the framing should have included a double top plate, been 16 inches on center and plumb. It does not meet any of these specifications.i. The labor cost for framing and furring was $5200.00.ii. The original material cost was $4463.00.iii. An additional $2275.00 for framing materials in change order #1.iv. An additional $800.00 for the subfloor replacement on the 1st floor in change order #1.v. Additional ****** for additional materials for framing the subfloor in change order #2 vi. Additional ****** for additional material in a 3rd change order. b. Issues pointed out in writing and verbally i. Poorly installed sister joists at corners of the apartments which are not compatible with the double top plate standard outlined in the contract.ii. Unsecured framing around the exterior walls throughout both units. It was noted on several occasions that the framing was detaching from the brick walls, falling and was not plumb.iii. Places where the studs are not properly attached to the wall plate. The nails are exposed by a quarter of an inch or more.iv. The subfloor in the 1st floor bathroom does not end on a joist. There is just plywood dangling between 2 floor joists even though *** repeatedly explained that a tub would be installed in this area. Was told blocking would be installed to rectify this, but this was never ******* Some of the original studs from the building and recently purchased 2x4s to create a piecemealed stud. vi. Repeated attempts via text, onsite and via email on many dates, but in particular April 18, April 25, and April 27, we met on site Tuesday May 31. This final attempt was made to address the framing issues that had been communicated. Email sent May 19th 2022 about these issues II. Demolition issues a. Some Radiator pipes remain b. Some MDF board and framing remain c. Plaster remains around the stained-glass windows on the 1st floor.d. 3 windowsills were broken despite signage

      This is inaccurate information, I've spoke with ******* on the dates above and met at the property multiple times.We corrected various issues that she brought to my attention,Even during an Irrate fit she had 4/27. She is correct about the blocking that was supposed to go underneath the plywood which wa supposed to be installed the next time we was there but I havent heard from her until now. Whatever issues with the framing being loose came from the installation of the electrical,plumbing and Hvac, which I also came to correct for her after the plumbers couldnt get something right. Basically when i was informed about any concerns or complaints I addressed them, if there was any other issues she could have and would have reached out to me. The last time I heard from her she informed me that she would be putting the project on hold because she had unexpected expenses and had to get more money. At the end of the day there will be no refund of any kind. I would also like to close this complaint as there is nothing left to discuss.

      Mr..****** knows that his work doesn't align with the contract which states double top plate and that is not what he installed.

       

      He would show up when contacted BUT NEVER correctly repairs anything as the pictures demonstrate.

      Seems like the story is changing! As I stated in the last message, if there was any issues she had more than enough time to reach out to me to have the issues corrected. She also knows the framing work was sub-contracted. If she wasnt satisfied with the work why would it take so long to reach out. She saw that I posted on IG that I was BBB certified and the very next day after I posted she chose to file a complaint.That I dont respect and for that reason I'm done wth this complaint and wish not to go back and forth with her.

      The work was not done according to the contract. It was poorly done and the item requested to be repaired were never done properly. The picturea of the work do not align with the contract.

       

      *************** you know the work was done poorly and have no integrity. Posting on Instagram does not mean anything and out contract never mentioned a subcontractor.
