      Terrible loan company failed to renew my home owners and put me under there forced place took all my money out of my escrow account. And then put me a negative ****** and sold me out to ************** care. And I haven't figured out which is worse. Getting legal counsel involved now. between onQ and lakeview they will help you lose youre home. And not care. Wouldn't recommend them to my enemies. They should let us give negative stars thats the only way I could rate them

      Held insurance entire time I had the home. OnQ made an error and said I had no insurance coverage and would buy it on my behalf. I had my insurance send the info over. OnQ said they received and would cancel upcoming insurance they intended to purchase on my behalf. Instead, they bought it anyway and immediately sold my loan. Now they say they'll send check to my new lender, but they will not do so. It's been months and now I have a huge escrow.

      OnQ is the absolute biggest joke. They "say" that they paid my insurance premiums almost 6 months ago but my insurance company can't locate the check and has asked for a copy of the already cashed check sent to them. Simple enough right? NOPE! I have requested that this check copy be sent to Farmers over and over. They still haven't done it even though they said they did. Lies. All lies. My agent has been calling them every other day trying to get them to send it to her directly and they say ya we will send it in a day or two and then still nothing. They won't even send it to me. It's my money that I paid and they just won't help me. The loan has since been sold and they are being even more difficult about this whole situation and I'm going to be out $1400. This has been going on for months. They are a garbage company. If I could leave negative 5 stars I would. Every person I talk to says something different and gives more empty promises.

      Our records indicate that funds were disbursed from your escrow account to your insurance carrier. The servicing department also sent evidence of this payment to your insurance carrier on August 22, 2022 and again on December 23, 2022. The payment on your account was made in a bulk check that included other borrowers, so we are unable to provide you with evidence of the payment. It truly sounds like your insurance carrier might have applied to the funds we sent to the wrong account, and they will need to resolve this. A letter was sent to you from our servicing department detailing the steps we took with your insurance carrier to resolve this. Letter includes contact information of where we sent evidence of payment to your insurance carrier.

      I am well aware of the bulk check. The issue I have with your company is that they claim to have sent the email in August but Farmers had no record of it. Then I and my agent repeatedly asked to have a new one sent and kept getting the runaround. Farmers couldn't even open an investigation to find the funds until we got a copy of that check. It shouldn't have to take this long just to get a copy of a check sent. Thank god I'm done with dealing with your company.

      Went through a recent purchase and the day before we were to hit deadline they decided to not lend to us because we participated in COVID relief programs when the country shut down in 2020, which drastically affected our income. We since paid off that balance owed plus paid for a whole year after that. We then took steps to ensure no income is lost during a shut down again. This was out of our control and because of them we lost our locked in rate and now have to find another lender to do a fast track close at a higher interest rate and monthly payment. If you plan on needing a loan from them make sure you did not participate in any covid forebaence or covid loan modifications in the past. They won't ask you that question at the beginning of the process they wait until the end.

      We received your loan application from ************* on 9/28/2022. ************* was the lender you would have been working directly with. We notified NEXA on 9/30/2022 that would not be able to approve the loan. We don't know when you started the process with NEXA, but they should have communicated to you when they received your credit report that there could be some challenges in getting an approval.

      UNBELIEVABLE NO ONE IS ON THE SAME PAGE. i was on a call for two hours, about a current loan. It's very disheartening when you are trying to get answers on a loan. An important part of life. They Give you the run around. one person tells you one thing, the next tells you a completely different story. they transfer you back and forth. WOW. i'm truly in shock at the incompetence. bravo, worst company i ever have dealt with, ever. ... again for something important, like your mortgage!!!!I'm an HR director. PLEASE get your staff the training they deserve. They are very kind, but so confused and have no clue how to handle situations. Again... this is BIG.. a HOME LOAN! that you deserve answers on , clear , precise , accurate answers on! what a shame.
