      Way too expensive for not pwning land! Why is there no 24/7 problem # for flipped circuit breakers, etc, even though mgr is in park. Costing you more in the long run when mgr doesnt care about the community.

The land lease lifestyle offers a total package for our residents that includes professional management and access to a variety of amenities.Each community has a procedure for handling afterhours emergencies. Generally, emergencies occurring at an individual residence will be the responsibility of the homeowner, whereas emergencies that impact the community as a whole or a section of the community will be handled by community management. For more specific information on reporting emergencies, residents should contact their local community management office. If a resident believes an issue is not being handled properly at the community level, they are encouraged to contact regional management, who are in the best position to review the matter and respond accordingly.We value and appreciate all our residents who call our communities home. We know there are options, and we are grateful they chose Hometown America.

      Currently a resident of **********. The landlease is so high we can't even sell our home. Where is the money going? But *********** sells at a higher price for a semi. Our taxes are the same that we paid in the same area for owning our land. It is unfair and robbery to older folks moving into the communities. No one came give us good answers or justify why we pay so much.

      Management in ******** is horrible. As a gated community it's a joke. ***** are left open all the time at ******************. They raised our rent I believe the highest ever and have given us nothing extra for it. We were lied to when we moved in about the golf course. I had to have them quit mowing my lawn because they were tearing it up. So now I mow it,an amenity I pay for but won't use. Getting use of the club house is a joke. Getting the manager to look at a problem is a battle. There's more but that should be enough to make you think twice about moving in here. One great thing, my neighbors are fantastic. I couldn't ask for better neighbors.

      Our community is not being kept up as promised. The pool heater are often broken, the rules are never enforced. The lot rent keeps going up.

      Hometown America... You are responding but what you fail to realize are your ratings here are horrible.You look like a kid trying to get out of a lie.LOOK AT THE RATINGS!I don't like how the *** FEES go ** every year. I'm in ************ and you currently are changing $812 a month which is ridiculously high for this particular area.In the meantime have a real / professional read these ratings and find a solution.

      Zero stars is not an option. Absolutely the worst "management" I've ever seen. And they refuse to resolve the situation. Ripping people off. They are just as bad as this cancer I'm fighting.

      I lived in the Huntington By the *** mobile home park. I was told two years ago as a single father with three boys that this was a welcoming rental mobile home community with the "option to buy". After my first year, due to covid I couldn't afford the "buy" option.They decided to raise my rent 9% which was an $256.00 monthly increase. I worked as much overtime as I could to afford the yearly increase of ***** on my family. my lease came due in may and Hometown America decided my second year in that they were going to increase my rent by 10% and not continue leases any further. I was able to find a house rental for $1000 less than what they did to my family. If you're reading this, please avoid hometown America and Huntington by the *** at all cost. They do not care about people, they care about profits, and they were willing to drive my family out for money. As a sidenote, they raised the person next to me who owns their trailer by only $100 a month. Also they had many issues in regards to the plumbing. They shut the water off consistently **** times a year for **** hours a day to fix the poor plumbing infrastructure. I hope this information helps families to avoid this community

      I CANNOT STAND THE **** THAT THIS IS A BUSINESS AND ALLOWED. This IS CORRUPTION AT THE FULLEST AND I BELIEVE THAT I HAVE JUST NOW FOUND MY PASSION! I guarantee you there is illegal things going on. How is this?????You buy a mobile home on a piece of land but NEVER OWN THE ******** No **** way.This is for lower to medium low- veterans and people living on a fixed income. Something isnt right and Im starting my journey. I actually have seen hometown America on 60 minutes before and PEOPLE WERE PISSED!!! I see why!

Like many land-lease community owner/operators in the U.S., Hometown America is an experienced, professionally managed company that takes its responsibilities to its residents seriously.

      ************************* is the **************** community manager in *************. He called the police on ** after stating that we could have a few pieces of wood from a storm fallen tree. What kind of person calls on a elderly resident for a few pieces of wood? ****** off he stated we could have a few pieces then he went back to his office and called the police. Apparently, the bosses let him ride free over the residents. This place looks nice but don't be fooled, homeless and no security and the rent increases continually. Look for another place.

      The complainant is a resident of a manufactured housing community called Colonial Estates. The complainant was operating a chainsaw in the community and cutting a tree that had fallen. The community manager and maintenance technician approached the complainant, to let him know that he could not be cutting up the wood for safety reasons. The community manger also informed the complainant that a professional company was already engaged to remove the tree. The complainant replied that he had already cut the wood and that he would take what he wanted. The community manager disengaged from the conversation because the complainant was nonresponsive. The community manager called the police to report the situation. The police spoke to the complainant and gave him the option to cease his actions and return the wood he had removed, or a formal report would be filed. The complainant returned the wood and stopped cutting the tree up so no further action was taken.

      My house was in the ************ fire on July 1st. Everyone has classified it as a total lost. I can not live there any longer and I am waiting for them to release the house back to me. It no longer has a roof. It is so unsafe you cant go near it. Yet this company whom shows. No compassion. You still have to pay rent how do you save for a new house. And now I got a tax **** for my garage. When I have spoken to them or emailed them i never get an honest answer. This is not the only problem this is just one of many.The business does not care about. Its people. They only want your money.
