i didnt even know this was on my stuff is why i didnt dispute it until today .im ni liable with this debt with ******** rentals . i do not have a contract with the collection agency trying to colect in this report. they did not provide me with the original contract as requested.Business Response

Our records indicate that ***** ***** rented ************************************************** from
2/22/21 until 4/6/22. No move out notice was given and after several attempts to contact, we discovered the unit vacant with keys on
the counter. Mr. ***** did not give us a forwarding address to
contact him about his balance. This balance was sent to ********************************* in May 2022 for collection purposes, with a
copy of the St. Clair County Eviction Judgement against ***** *****.
We have forwarded his new contact information to Consumer Collection
Management. He can contact CCM directly at ************. We will
remove the collection from his credit immediately following his

On March 20, 2024, I submitted an online application to ******* Rentals of ************, ********. They charged a $45 application fee. I paid the charge with my **** debit card. Then, a long-distance caller promoting ******* rentals sent me a text message asking for my social security number. So I contacted to find out why they requested for my social security number. I was told they couldn't obtain a credit report using the social security number I provided. Only to discover that I had one number incorrect. They accepted my revised Social Security number over the phone. However, they requested me to go back and submit another application and pay them an additional $45 dollars. I inquired as to why more money was required because I made a mistake due to my vision troubles. The lady stated they might give me my money back, but it's up to the *********. They refused to return my money and then rejected me for the apartment, claiming that I owed another property $5,000.00. I disputed it because I had never rented from the firm she mentioned. I have filed a disputed claim with the credit bureaus over fraudulent activity on my credit record. My credit score was 776, and I had no debt and a great pay history. These landlords and rental firms use this method to charge and scam customers via the application process, gaining money in the process before denying them the apartment they never intended to rent. Then charge the next person, and never rent to anyone. This is another fraud that they utilize to take and make money from potential tenants only to reject their application. Then I was urged to call the company that assist ******* in the rental process to find out why I had been denied. I did, and the firm indicated they had no knowledge or paperwork about my application for an apartment with ******* Rentals. They constantly defraud people. I called ******* back and reported this and they refused to listen.Business Response

************************* did apply for an apartment on our online porthole and paid the $45 application fee. We ran her application and realized she had not entered a valid social security number when she submitted her application. We let her know she would need to reapply with the correct ss# and apologized but she would have to pay another $45 for the correct application. We use a 3rd party service for our credit/criminal background checks and this is the amount the company charges us to run them and is non refundable to us so we cannot waive application fees.
We have discussed the "long distance caller promoting Hartmann Rentals" portion of her complaint and we are not sure what she means. Our area code is our local 618 and has been for the 40+ years we have been in business in *************
We ran her valid ss# when she reapplied and her credit showed she had a large collection from a past landlord. **** called her to explain and she told her that it was not her collection. **** also followed up with the landlord and they confirmed it was Ms. ***** debt. She explained to ************ we couldnt help her until the balance is paid off and that she should contact the past landlord and her credit bureaus if she thinks this was placed in collection by mistake. ************ was given all the information regarding the landlord in question.
************ was not happy with our decision and made repeated phone calls to our office questioning it and we explained to her over and over again that the application fees are not refundable because we had to pay for them. We rent over 600 units in the metro area and do not make money on application fees. We find qualified applicants homes and Im sorry to say ************ did not qualify for one of our homes. **** is clearly not truthful with what I was informed, which is that she would consider refunding the $45 dollars. However, when I called the organization she was referring to, which is an out-of-town company that conducts credit and background checks, they informed me that they had no information on me and that no application had ever been submitted on my behalf. These landlords are not being honest and utilize a variety of fraudulent schemes to profit from these so-called applications. The second company's claim that I owe them more than $5,000 is another deception. I've never rented from their firm. I rented from a private owner.
And because I complained about his building being drug-infested. He (***) handed up his apartments to this company. During the *********************************************************************************************** were overdue on their rent. This company used my personal information to fraud the government for the $5,000 dollars and in return attached this debt to me. I had been away from those apartments for quite some time when this happened. I received a letter in the mail from an attorney in *******, *******, attempting to defraud me of $5,000 on behalf of this company. I filed a complaint with the Better Business Bureau about this company, and that lawyer promptly disappeared. If I owe this corporation rent, which I do not, why aren't there documents in the St Clair County Court records showing that they sued me and won? There is no such thing. This is so far from the truth. I'm currently working with the credit bureaus to remove these false statements from my record. According to God's Word, no one will escape for telling untruths and using deception to defraud others.
As a result, I rest my case, because GOD is my Judge and Witness. As far as I am concerned, this case is closed because am turning it over to the One who will judge and repay all that are doing wrong. His Name Is *****!! These landlords are not telling the truth, but they will give an account and reap what they have sowed because they are so greedy for money that they would speak untruths, use schemes, and plunder innocent people in order to get ahead. It will not last. This world is in trouble for all the deceptions. Please repent of your wrong doings and false accusations. Thank you. Pastor ****************************

We have no knowledge of the circumstances regarding Ms. ***** past due balance only that she owed the balance. We learned this from her credit report after we ran her report for the second time with the correct social security number.

Per eviction case #**EV1052 we had to evict *********************** on February 22, 2024. Prior to the eviction date I personally visited ************** & explained she needed to pack & move all of her belongings prior to the eviction date. I followed that up with 2 phone calls to explain she needed to start packing and be ready to leave 2/22/24. On the date of the eviction, she had not packed or moved anything.
************** called us 2/27/24 and explained she had people to help her pack, load & move all of her items. We agreed to let her inside 3/1/24 from 8AM-4PM to empty the home. She did not empty the home. We again agreed to let her into the home for an entire weekend 3/8/24-3/10/24 to empty the home. She did not. We allowed her back inside 3/11/24 for the day from 8:30-5:00. She did not empty the home.
On 3/13/24 ************** filed an emergency motion for additional time with the courts. The Honorable Judge ***** ruled on 3/15/24 In consideration of the Plaintiffs response, it is hereby ordered that Defendants motion is denied. Defendant has had more than adequate time to remove items from the premises. Please see attachment.
