I have attempted multiple times over the previous weeks to post a review about the work performed by J G Construction & painting but the BBB has refused to allow it so Ill attempt to post it as a complaint. We hired **** and *** to renovate the fixer upper we purchased in 2021. They built a small addition on the house and we absolutely love it. They rebuilt some walls in the house that were poorly done years ago and again we were pleased. Unfortunately, when it came to flooring, thats where they lost us. They laid LVP in most of the house (the master bedroom was the only room not done). We now have 7 places where the vinyl planks have separated. We have a home repair professional renovating our bathrooms currently and asked him to have a look at the floor and his opinion is the lip was broken in places where the separation occurs which prevents the planks from locking. Because the home is on a slab, there is not much we can do short of replacing the flooring.Business Response

Due to this being an older home, the floors were unleveled. We installed floor leveling to try and make it work, which eventually did not take and made it hard for the flooring to remain locked together. Since then they have gone with another contractor. No services will be rendered.Customer Answer

I have reviewed the business' response and am rejecting it because:
It appears Mr ****** has a problem with the truth. Despite his claim that it was, floor leveler absolutely was NOT used on our floor. As a matter of fact, Mr ****** recommended leveler not be used on the 3 places on our floor where its not level because over time it would break down. We accepted his recommendation.
In my initial complaint, I stated that there are 7 places where the vinyl planks have separated after installation. Mr ******* claim that unlevel flooring made it hard for the planks to remain locked is not totally true. There is one unlevel place (in front of the washer) where planks separated. The additional 6 places are level. Id like to hear his explanation as to why those separated.
Lastly, not sure why Mr ****** brought up that we have a new Contractor he has nothing to do with the flooring that JG Construction installed. We are having the bathrooms renovated. One can only assume Mr ****** is attempting to distract from the shoddy workmanship of the floor install.

Hello BBB. thank you for looking into my complaint with *** Construction and Painting. Unfortunately we have no expectation that Mr ****** will agree to mediation reference the flooring in our home. the reality is, the only way to fix the multiple places where the vinyl planks have separated is to pull up the flooring and replace. We would like to see his final reply and we would hope that BBB will publish the complaint and Mr ******** responses on the *** Construction BBB page. Regards, ******* *****Customer Answer

12/6/2024 PE: Email from consumer: Thank you for reaching out. Unfortunately we have not reached a resolution.Don't want to be presumptuous, so i'll ask, have you read the complaint and the responses from Mr ********* was obvious to us he has no intention of further discussion on the flooring issue. From our perspective, we don't believe repair is a valid option simply because the plank separations are not isolated but are in multiple rooms in the house so removing and re-laying flooring is likely what will need to be done.I will take a look at what we paid JG Construction for the flooring job and consult with a home repair specialist and maybe with your assistance we can come up with a fair amount.
12/6/2024 PE: Left vm for consumer about getting estimates. Asked for a call back; provided my direct dial number.
12/12/2024 PE: Received a flooring estimate from the consumer via email. Document in library. Requesting compensation of $13,680.00 to have another company complete the work.
1/17/2024 PE: Emailed consumer of the offer by the business of $1000 compensation as a good faith effort.

12/13/2024 PE: Email sent to the business owner informing him of mediation status. Consumer provided an estimate from a third party for $13,000+ to level the floor. Asked for a good faith effort.
12/24/2024 PE: Spoke at length with **** *****, the owner. He said among other things that: the building is about 100 years old. that it was built for a bunkhouse for workers on the then farm, it was turned into a single residence and was never intended for that purpose. That he told the consumer from the beginning that he'd try his best to level the floor but he was unsure because of the state of the building (poor construction and age) that wasn't sure how level he could make it. We agreed to press pause during the holiday and to reconvene. He will consider some sort of monitary compensation to the consumer but not the full amount in order to avoid arbitration. Also promised him to send him previous email of the 13th. **** called back and stated that the consumer never answered him when he asked whether a building inspection had taken place.
1/6/2025 PE: Left vm for ****. He tried calling back but we had really bad connection. Will try again.
1/17/2025: Called ****. Left vm.
1/17/2025 PE: **** returned the call and offered the consumer $1000 compensation but also noted that the building was never inspected.

I don't understand how the BBB considers a $1000 offer a good faith effort when the cost to replace the flooring is over $13000.00. By all means please provide your rationale for that determination.Business Response

I intend to dispute this claim against me. The accuser purchased this property knowing we'll that it was not intended for long term habitation. We helped correct many problems at this property over a number of years work. It makes no sense that the property owners would be unhappy with 1 aspect of work when the foundation if their building was so subpar to current building standards. It was a former BUNK HOUSE for a farm.
There were many problems overcome and corrected by JG Construction & Painting. But, some problems could not be fixed due to the haphazard method this building was constructed.

I have reviewed the business' response and am rejecting it because: It is unfortunate that Mr ****** falls back on the previously used baseless claim that this property was not intended for long term habitation and again he provides no proof of this claim. We received a certificate of occupancy from *************** in 2021 when we purchased the home. It appears that Mr ****** is attempting to deflect from the **** poor workmanship performed in multiple areas of our home by claiming the home is too old when in fact at each of the plank separation points, the lip of the planks were split which indicates the planks were tapped very hard during installation
Mr ******* other claims that the foundation was so subpar to current building standards and that some problems could not be fixed due to the haphazard method of building construction makes no sense and is totally baseless and flies in the face of reality.
Proof of that:
#1. There are 3 rooms in our home that were part of JG Construction's flooring job in which there were no plank separations and therefore did not require replacing the spare bedroom, the old office and the new office. The spare room and the old office are in the old section of the home and the new office is in the addition built by JG Construction. The areas that had plank separation are the Hallway, living room, kitchen, and dining room. Heres a question for Mr ****** the dining room is in the addition built by JG Construction so how does he square that with his claim of haphazard construction back in 1949???
#2. 7 of the 8 plank separations occurred on level concrete. Only one occurred on an uneven spot but even that plank had a broken lip.
#3. The current condition of the floor after ******* ************************* took the appropriate steps to get the job done right laying floor leveler and professionally installing the floor planks.
I would like to draw your attention to the photos attached:
Picture_1 is the example of the lip that was broken on the planks at each separation point in the hallway, living room, kitchen and dining room.
Picture_2 and Picture_3 are pictures of slab during the repair by ******* *************************. They are included to refute Mr ******* previous false claim that JG Construction laid floor leveler. Its clear that was not done.
Picture_4 and Picture_5 are photos of the professional work done by ******* ************************* floor leveler actually laid down and new floor installation. this refutes Mr ******** claim that some problems could not be fixed due to the haphazard method this building was constructed. .
We are very disappointed that Mr ****** will not take responsibility for the poor work that was done the 8 places that had plank separation became trip hazards and with my wife and I both being 65 we were very worried about tripping. We remain hopeful that he will have a change of heart and do the right thing and make an offer of restitution to assist us with the cost of the floor replacement.
