    My furnace has been out for approximately 3 years, I had bought a radiator and a ceramic heater to heat my apartment, but I've told a couple months ago that I'm tired of having to complain over and over about a fire hazard. I also have 5 electrical outlets that don't work and smell like melting plastic or melting rubber at times. Yet no response, they sent one maintenance guy to fix one outlet, but it was never fixed. Sometimes the outlets work, sometimes they don't, but I've told Swartz twice now that it scares me. When I first signed my lease I stated that many electrical outlets were broken, and it's been many years and they still aren't fixed, which forces me to plug electrical outlet extensions into one another sometimes as many as 3 different units to get the required length to have power where I need it. I have to carry my microwave all around the apartment until I find an outlet that works. The vents to my heater unit blow dust out constantly, I've asked in the past if the could clean the duct work but they told me they can't due that and yet I'm being forced to live in unhealthy living conditions, the dust takes my breath away. My air-conditioning unit sticks, and will run nonstop until I turn it off using the main circuit breaker, this has cost me hundreds of dollars over the years and I've never been compensated. They just raised my rent $100.00 and the second cause listed beneath inflation is maintenance and upkeep costs, yet I can't get Swartz to fix my heating unit or my electrical sockets so why should I have to pay more for these services when I barely get anything fixed at all. Anymore I try not to call because I'm so angry that I don't want to say anything that I might regret.

    Hello,  This tenant has lived at this location for 3 years with no rent raise. He is upset because the owner of the property has requested a rent raise. As far as the tenant's complaints:

    1. We have received 2 maintenance requests in regards to the heat not working. ****, our hvac vendor, went out in November of 2022 and repaired the furnace. I have attached the invoice. The next time the tenant called in was 2/8/23. **** was there that day and found the tenant had the thermostat set to AC. There was no issue with the furnace. We have not received any other maintenance requests for heating and cooling.

    On 2/10 our maintenance staff was at the apartment for a maintenance call for a leaking toilet. This issue was fixed. He mentioned that he was having problems with one outlet in the kitchen and our maintenance staff checked and found no problems with the outlet. No other electrical problems have been found by ****** Properties Maintenance staff in the apartment.

    Every maintenance requests that has been submitted has been completed in a timely manner. 

    2. This tenant has received 3 different house keeping notices over the 3 years living in the apartment. He is collecting rocks from the outdoor landscaping at the apartment building and cleaning/tumbling rocks in the apartment. This situation has caused dust/dirt in the apartment. This tenant also has a bird, that is not cleaned up after. These two situation as well as overall lack of housekeeping have been addressed once a year with the tenant in the form of a notice being sent and a follow up inspection being completed. 

    3. This tenant called our office yesterday irate. He screamed at 3 different staff members on the phone upset about the rent raise then started arguing about maintenance not being completed. We were very confused by this, since we have no record of him calling about these things. Our office records every maintenance request through our software program *****. Every request that is submitted through our online portal gets directly entered into *****. Again, we have no records of these issues.
