    The appraiser they sent charged money for an appraisal that was more of an inspection report. Nothing to do with appraisal. Underwriting kicked it back, saying they had never seen anything like it. I spoke with an appraiser and followed his directions to a tee. He charged again and submitted another ridiculous report that got kicked back. Hired another appraisal company. No issues whatsoever. This company gets the worst reviews ever and shouldn't be in business. I got nothing but an almost blown deal. Thank goodness the bank thought this company didn't know what they were doing and allowed me to hire a professional appraiser that did their job correctly.

    I have attached the full appraisal that was done originally. This was a 39 page report in compliance with *****, ****** ***, ******* Mac, UAD, FIRREA, ****, and lender guidelines. I have also attached the subsequent inspection required by the lender and both invoices, totaling $875.  An appraiser is required to take pictures of all rooms, all buildings, and make observations within the  previously stated guidelines.  The subsequent inspection was required by the lender. This appraiser is licensed and certified by the state of ******* and is required to take continuing education  to maintain this license. The decision to make, or not make the loan rests with the underwriting department at the lender.  I hope this information helps explain the process.  Thank you.

    I am rejecting this response because:  i followed the aprasiers exact instructions in order to apeas the lender. He did not write an appropriate aprasial.  I got another aprasier and they did an excellent job and I was able to obtain the loan.

    I am not sure I understand what is being rejected. I merely supplied copies of the appraisal report, subsequent inspection, both invoices, and the agencies that ACT is responsible to be compliant to. I would be curious to see this additional appraisal that was done and what lender you obtained a loan from. Thank you.

    I am rejecting this response because:   it was from the original lender that you submitted  your unreasonable aprasial for. The aprasier put in personal notes about the property that improper and had nothing to do with the property being aprasied.  You can look up everything in public records i own the home now.   No thanks to your company.  Give me a refund.
