      my complaint is against ******** who owns Rage property in *****. He does not respond to our complaints, never responds to email sent. Most of the properties here are falling apart. I have asked for copies of budget, receipts of how much he pays for the work. This guy is a scammer and taking our money. now he wants everyone to pay him ***** to fix roofs and half of the project is only 5 years old. even the people on the board cant give us information.

      Hello,

       

      *********************** an understanding of what living in a ****************** entails. She has been responded to, and she does not like the answer that she gets. Attached are 2 separate emails that were sent to her and there have been numerus other emails either sent to her directly or to the entire Association. The property is not falling apart and is selling at record highs. She was given a response to her request by asking her to make an appointment and to come into the office. The Association also has their own website which Ms. **** has subscribed to and can access information she is requesting. **************** is governed by the Common Interest Community Act/ law for the state of *********** am glad I have this in print from her where she defames me by stating "This guy is a scammer and taking our money" 

      The Association was hit by a hail storm on April 7, 2023. All 25 buildings/110 townhomes were affected by this storm. The loss was determined by ***************** for over $1 million dollars. The deductible which the Association is responsible for is over $800,000. This is up to the ***** of ********* to determine how to raise the funds needed for the repairs.

      Once a resident threatens legal action all communication stops until we hear from their attorney. You will see in the attached copy of the emails July 17, 2023.  **************** was started over 16 years ago.

      I will not be responding to further request from the BBB based on the threat of legal action from Ms **************************

      I am rejecting this response because:
      numerous emails have been sent to him (********) regarding the brick damage on the side of my house. The first email was sent in July, as a follow up from the first email back in May, when they started to crumble apart. He sent out a contractor who inserted putty in the cracks. That fix lasted one week and then the bricks all together fell of.  I did state in an email that I possibly might get an attorney. I have not engaged in an attorney. Also my brick damage was from before this hail storm happened. The hail storm did not cause this brick issue. As of today, ******** has not repaired the bricks nor has he communicated with me. Regarding the forms I have asked for which is my right as a homeowner, he stated to come to his office which is ******************************************** project have also asked for these documentations and no one has received them. Why would we have to travel to his office for them when he can easily send them threw email or post them on the *** website. Again I want these bricks fixed, winter is coming and my house is being exposed. He does not have any information that I got an attorney nor has a letter been sent to him. This is no reason not to fix my house when I pay my *** fees.   Sincerely,

      I recently submitted a complaint however I didnt word it correctly. I recently was in contact with the HoA regarding repairs as of 8./15 and 9/18 after not receiving and update regarding the repairs to *********** . The i initial issue was brought up last year may 2022 but I didnt hear anything so I email the president of the HoA recently which was 8/15/2023 and 9/8/2023 refrains my porch that has not been painted and the water damage from the roof and the ******************** me that the paint wont get addressed because they are dealing with roof issues on the other buildings. I still have no information regarding the water going down my walls.

      Hello,

      We had a meeting this week with the **************** Association. Work orders were issued for repairs on her property. It was also explained that roof replacement will be starting as soon as the contract is let. I did take the time to speak with the owner at the meeting and she told me she had already spoke with the contractor that will be doing the work.

      The Rage Property Management Company is not keeping the townhome community in an acceptable condition. For example:**************** Conditions The sidewalks and front ****** are breaking Landscaping issues Parking Issues Communication Lack of a cadence for HOA meetings, typically have the meetings once every 7 months or so.******** is rarely available by phone and never returns calls ******** rarely replies to email There isn't a way to communicate with the board other than calling or emailing ************* of Transparency The **************** community doesn't have any insight budget, ongoing repairs, or future projects I have called *** repeatedly over the past year for various reasons: 2 garbage cans were left at the end of the street for over 8 months until they were finally removed The sidewalk and front stoop concrete are in disrepair Lack of transparency and follow-up Please help the **************** homeowners so that we have a community that we can be proud of.

      ************ is a member of a ********************* that is a Not for ****************** that is registered with the State of ********. His accusations regarding transparency are inaccurate. The Association is governed by a 3 member *****.  I have spoke with ************ several times and he does not like the response. Each and every concern he has sent has been forwarded to the *****. The ***** also initiated a website so that owners are informed and can address their concerns directly to the *****. I am not sure if he has signed up/joined that website. The ***** is the administrator not tDon **** or Rage Property Management.  Don **** or Rage Property Management takes direction from the ***** of ********** His concern regarding the cement is not a structural concern, more of an aesthetic concern that the ***** is aware of.

      I am rejecting this response because: I have spoken to Don **** 1 time and he didn't have a clear direction on when the side walks were going to be repaired.  The website was released to community last week and I was able to email the board president *********************** This was literally the only viable communication I have had with anyone from the board or Rage property management. 

      ******** does not return calls!  When he does return emails he doesn't provide any details or relevant information.

      As ********, the President of the Association has explained, the issue is duly noted and it will be discussed. This cement is not owned by ************ so he has no standing on what will be done with it. His and all owners comments are prioritized by the Board . There is no action at this time that will be done on the sidewalk. If and when something would be done it would be communicated to ALL the residents not just *************

      I am rejecting this response because: My front stoop was damaged as well as the sidewalk. I don't want to be held liable for damages to my front stoop so I would like a letter stating that I am not responsible for the damage to the front stoop. I also don't understand the response of "If and when the sidewalk will be fixed? The association and the board have a responsibility to resolve this type of issues.

      ************ does not own this cement it is the property and responsibility of the **************** ********************* The ***** of ********* is aware of his concerns and this is not a trip hazard or structural failure. It is more of an aesthetic concern. The Association has noted this concern and has been documented but is dealing with other major projects that require the Association's  immediate attention. 

      I will not respond to any other correspondence from the BBB regarding this complaint. I consider this issue duly noted and has been addressed.
