    I stayed in the apartment over 4 years and moved 10/1/22 and cleaned the apartment. They are refusing to give me back my $700 security deposit bag. They say it&#**;s because the microwave was dirty, then end of a blind was broken, and the carpet had a bleach stain. I cleaned the microwave and also have pictures of this. Also the blind was broken when I moved in. They also said there was a burnt spot on the carpet, but it was actually dirt.

    I meet her to do a move out walk through.  We conducted the move out walk through on 11/04/2022 and she did owe four days worth of rent.  She was mailed a statement of what was being withheld from her deposit and she had a balance of $121.66  that she still owes.  She has received copies this statement several times.  The carpet was depreciated she was charged, she was charged for a broken blind in the dinning room, she was charged for not wiping down the microwave and stove, she was charged sticky residue on handle and trim in the hallway, and missing keys for the lock.  Once all those charges were added up that is what the balance was of $121.66 and also she owed for the four days of rent. All those charges added up exceeded her deposit.

    To whom it may concern,

    As previously mentioned ********* was at the move out walkthrough with her on November 4, 2022 (she is visible in photo #**).  She signed a lease on October 4, 2019 and resided there for 3 years; we received a 30 day notice from her on October 4, 2022.  Due to her being on Section 8 they notified us via a letter on October 8, 2022; that her section 8 payment would be terminated at the end of the month.  Therefore her pro-rated rent for November would be based on the full rental amount; in addition she had an outstanding balance of $106 coming into November from unpaid rent and prior late fees.

    As for the other charges listed on the moveout statement; it is evident in the move out photos of the carpet damage (#**-62, & 71), broken blind (#6), wiping down the kitchen (*****), touch up paint (#**), hallway trim & door handle (#** & 35), missing keys as she replaced her own lock and did not have out keys.  Please note I did forget to charge her for the lever privacy handle she removed form the large bedroom and installed a deadbolt on instead (#**); we do not plan on collecting on that but that would have been $55.  This property was rehabbed in December of 2017 and there was one prior resident who had lived there from January 2018-July of 2019; the damages to the flooring which required replacement were incurred by ****************, which she verbally admitted to and verbally acknowledged/stated that we would have to replace it.  Those damages are beyond normal wear and tear and therefore the replacement cost is billable at the depreciated a 2 year value; based on the time in which she received the apartment (that invoice is with the Move Out Condition of Premises).

    This is the 4th time **************** has disputed these charges with various agencies and every time she has been shot down.  First is was with section 8 and based on our documentation (such as what we have provided to you), there was no findings.  Then it was with Land of ******* in March of 2023, they too had no findings after the documentation and did not continue to pursue legal action.  This is now the second notice we have received from the H36313**93238313831H; both of which we have responded to.

    We will not be returning any of the security deposit for the aforementioned items; please let us know if you would like any additional documentation, as we were maxed out on the attachments we were able to upload.

    I dont owe anything she can help my new locks my keys I asked her can I get my locks and keys she told me no she didnt know when the workers would be working. They were brand new keys and locks that she camp the blind where damage before I moved in I let her know that she was supposed to replace him, but she didnt. I told her about the blinds. She said I had 30 days to put things in writing she lying. I dont owe her no rent no anything I was out the we just met on the fourth I mopped and clean the whole way. Also wasnt my job to do I just did it because it was rainy and nasty when we was moving so I cleaned the hallway up also.

    I gave you all the pictures of the carpet of the microwave that she said that was nasty. I left the apartment a good condition. She just dont want to give my money back from my deposit for Ask keys. I gave her the key for the door. She said she was just going to throw them away anyway I asked her for my locks she wouldnt let me get them back. I asked for my Rod it was expensive, but she wouldnt let me get it. I gave you all the receipts that I dont owe her. I moved out on the first of that month. I met her on the fourth when she wanted to meet me so I guess thats why she say I still owe her a call. She wanted to meet on the fourth. what other proof that you all need because I do have it I gave you all the pictures and the receipt that I dont owe her.
