    Good Afternoon,

    We received your correspondence this afternoon regarding a complaint lodged against ***********************, LLC. by Ms. ******************************

     

    Ms.  ****** is a tenant of ours at ***** ***************** Unit A in *****, **.

    ****************** reported issues have all been received, reviewed, and categorized as non-emergency maintenance issues.

     

    With each service request she has made over the last year of her tenancy, we have attempted to schedule a maintenance appointment to address the issues. However, per our maintenance policy, we will only enter an occupied property when an adult household member over the age of 18 is present. Additionally, we conduct all non-emergency maintenance appointments during the hours of 8-4 CST Monday through Friday.

     

    **************** was continually unable to provide a time for us to make the necessary repairs during those hours.

     

    The owner of our property management company, ***************** visited **************** and discussed this issue with her and reported the result being a cordial and productive conversation regarding our policies and why they are in place. The tenant seemed happy with the conversation. As of today, a number of requested non-emergency repairs are being addressed on the exterior of the property.

     

    Despite ****************** repair requests being classified as non-emergency, they have always been a priority for us. We have a policy of trying to work with all of our tenants to address whatever needs they have in a timely manner, however, we also respect their tenancy and as such will not conduct work when they are not at the property to oversee it. All of her work orders were addressed in a timely manner and any non-emergency calls are always returned within 48 hours.

     

    It is unfortunate that this particular scheduling conflict resulted in **************** filing a complaint against us, however, I believe that we have reached a resolution and are addressing all of her issues as her schedule permits.

    We rent a property from law property and have made several maintenance request which they have failed to complete. We have made maintenance request since at least June 2022, they dont repond, or send maintenance people to our house when we are not there, theyve sent a maintenance person to our house to o take pictures twice or they cancel the scheduled maintenance appointment. The hot water heater in the property is leaking water on the basement floor. Its been leaking since June.
