    ************************* GAVE ME AN ESTIMATE ON MAY 24 2023. I GAVE THE GO AHEAD TO DO THE *** OF REPLACING MY CONCRETE FRONT STOOP. HIS ESTIMATE INCLUDED REMOVE AND DISPOSE OF EXISTING CONCRETE. FIX STOOP WITH OVERLAY. EXCAVATE TO GRADE AND INSTALL FORMS. ADD COMPACTED GRAVEL BASE. POUR 4000PSI BROOM FINISHED CONCRETE 8 STEPS. ADD CAUTION TAPE TO WARN OF FRESH CONCRETE. REMOVE FORMS AND APPLY OIL BASED SEALER. DISPOSE OF GARBAGE AND DEBRIS. THE STOOP WAS COMPLETED AUGUST 11, 2023. I HAD RAILINGS INSTALLED NOVEMBER 20 2023 BY BOYLER ORNAMENTAL. MONTHS AFTER THEY COMPLETED THE WORK. AFTER WINTER MY STOOP HAD CRACKED IN SEVERAL PLACES, AND THE STOOP STARTED TO FLAKE IN SEVERAL PLACES ESPECIALLY WHERE THE RAILING WAS INSTALLED. I CALLED ******* AND REPORTED THE POOR CONDITION OF MY STOOP. I EVEN SENT HIM PICTURES OF THE DETERIORATION. I EVEN WENT BY HIS PLACE OF BUSINESS AND HE TOLD ME HE HADN'T SCHEDULED THE GUYS TO DO CONCRETE WORK YET BECAUSE IT WAS TOO EARLY YET. THIS WAS IN MARCH OF THIS YEAR. I REQUESTED HE'D COME BY AND LOOK AT WHAT HAD HAPPENED TO MY STOOP, WHICH HE DID. I T WAS NOT UNTIL JULY THAT HIS GUYS SHOWED UP TO MAKE THE REPAIRS BUT IT WASN'T LASTING. I CALLED HIM AND ASKED IF THEY COULD COME BACK AND DO ANOTHER TOUCH UP BECAUSE WHERE THEY CAULKED WAS PEELING AWAY AND SOME OF THE CONCRETE CAME OFF BY ONE OF THE LARGER FISSURES IN THE CONCRETE (VERTICLE AND HORIZONTAL). I TEXTED HIM A MESSAGE TO FIND OUT WHEN THEY WOULD RETURN AND HE SAID THEY WERE DONE. EVEN AFTER HE TOLD ME THEY COULD COME BACK AND ADD MORE TO THE APPEARANCE OF MY STOOP. I TOLD HIM IF THIS WAS HIS HOME WOULD HE ACCEPT THE QUALITY OF WORK THAT WAS DONE? HE DID NOT RESPOND. I AGREED TO HAVE THEM REPAIR THE STOOP VS. REPLACING THE WHOLE STEP AGAIN. WHICH I HAD A RIGHT TO DO BECAUSE IT CRACKED JUST MONTHS INTO THEIR INSTALLATION. HE IS TOTALLY IGNORING MY REQUEST TO FIX MY STOOP SO I WOULD NOT HAVE TO DEAL WITH IT DETERIORATING AGAIN OVER A SHORT PERIOD OF TIME. I DON'T THINK THAT'S UNREASONABLE

    The damage ******************************* is not damaage from anything my business did wrong. Concrete does crack when there is movement and settlement of the earth. The chipping she is referring to is from salt damage. Salt damage happens when salt is used over the winter months, which is what happened with hers. The crack she is referring to is the cold joint where the steps meet the stoop, a cold joint that cannot be prevented. At the bottom of the contract that ******* signed it clearly states cracking and chipping can happen.

    I am rejecting this response because: One he did not follow through with the complaint i made to finish and fix the cracks on my stoop. He told me over the phone he would send his workers back to recaulk my stoop and they never returned. When i sent him a text to ask him when they would do this, he sent me a text saying they were done. The stoop cracked in several areas of my stoop not just on the joint that he stated. it was across the stairs themselves also.  I can't believe he accepts this quality of work as satisfactory. He even told me it needed recaulking and i told him then let us do that. He just ignored my request altogether. 

    I am fearful that the reason i had him do this work in the first place because of water damage. The way he is leaving my stoop water damage is almost imminent again. Putting me back to where i started. I would like him to finish the job . If his workers don't know how he should come and do the job himself to ensure it is done correctly. There is no logical reason why my stoop should crack or flake away  the way it did. I contacted him early in the spring and additional cracks appeared before he got around to sending someone because he hadn't scheduled his workers to start work yet. 

    i don't want to have another contractor to come and repair what he fails to finish, His caulking job is even cracking and peeling away in areas.  How does he explain that?
