I had a house fire July 19, 2023 **** ***** from ****** builders showed up at the property and made contact with my daughter to contract repairs to my home as I was hospitalized. He and **** ******* stated the work would be completed between May and June of 2024. During the project there was a 2 month span of time that no work was done, and much of the work work was improperly done, even presenting danger of my roof collapsing. That sub contractor was replaced with a proper, professional and knowledgeable sub contractor, but **** was paying him intermittently causing additional delays. The first contractor he hired to reinstall my solar put holes in my new roof, did not replace burned wiring, and didn't even fully connect the system. A second solar contractor repaired and completed the reinstall but **** refused to pay him which resulted in my system not being activated and costing me additional money. The first set of workers damaged the brickwork in the rear of my home when removing windows. **** also on three separate occasions attempted to/installed under sized windows for my living room and dining room, which I have to have corrected at the cost of over $10,000. Due to the excessive delays my insurance stopped paying for my temporary housing which **** assured he would cover but instead I paid approximately $7000 out of my pocket to be housed. Ultimately **** quit in December after trying to squeeze more money from me while not having one single portion of my house completed inside or out. He removed the dumpster and left lots of construction debris behind, another expense that I will incur. I hired the second sub contractor to complete the work and was finally able to move in February 2025 while remaining outside work is completed. To add further insult to injury he threatened me with placing a lein on my property and filling foreclosure proceedings on my home because I wouldn't give him an additional $40,000 after giving him $60,000 two weeks prior.Business Response

I am writing to address the concerns raised by Mr. ****** ****** regarding the fire repair work performed by Del Mar Builders at his residence.
Firstly, I would like to highlight that Mr. ****** received several valuable upgrades at no additional cost, including vaulted ceilings, an extended covered porch with cedar finishes, maintenance-free decking, and enhancements of a basement bathroom that did not exist prior to the fire. These upgrades, which totaled approximately $40,000, were beyond the original contract scope.
While we acknowledge that there were some initial challenges with the original contractor, we took prompt action to resolve these issues. As a gesture of goodwill for the inconvenience caused by the delays, we offered to cover one month of Mr. ******* rent.
Regarding the solar panels, its important to note that our company does not specialize in solar installations. The company initially engaged for this work was recommended by the village; however, we later discovered that their performance was lacking. We subsequently referred Mr. ****** to another contractor, who resolved the issues. There were delays in their payment due to repeated requests for proper insurance certificates from the first solar panel company, which were ultimately not provided in a timely manner. Once we received the necessary documents, payments were processed in accordance with state law.
All windows were installed based on approved drawings and measurements. Mr. ****** did not have custom windows that would require unique sizing. Our work conformed to village codes and was inspected and signed off by the relevant authorities.
Throughout the project, Mr. ****** exhibited a confrontational demeanor, frequently questioning multiple aspects of the work, including architectural drawings, engineering, and masonry installation. It is crucial to note that Mr. ****** does not possess a professional background in these areas, yet all tasks completed by our team adhered to compliance standards, were inspected, and signed off on.
As the project progressed, Mr. ****** requested material upgrades and assured us he would cover the associated costs. However, when we requested payment for these enhancements and a progress payment necessary to move forward with the project, Mr. ****** declined and became increasingly hostile.
This breakdown in communication and cooperation ultimately led to a halt in the work. We informed ***************************** about the situation, and they concurred with our position, as did the village authorities.
We appreciate your understanding of this matter and remain committed to addressing any outstanding issues in a professional and amicable manner.

I am rejecting this response because:As to the blatantly false claim of providing $40,000 of free work not only does it defy logic that anything of this magnitude would be provided for free, there were multiple documented requests for an accounting of expenditures related to work done and no response given. As to other upgrades such as counters, light fixtures, door handles and actual labor for painting of the basement, I myself paid for, and or performed the work and have the receipts and communications to prove it. As for the solar reinstallation, I personally inquired of village building department representatives, (who by the way don't have a favorable view of ******) if they recommended the solar contractor and the answer was no they don't recommend contractors. The contractor whom completed the work was hired by ****** not me, any issues with them should have been addressed prior to contracting them. As for the rent I have multiple communications to contradict Mr ****** Finally as for promptly addressing delays I have plenty of proof otherwise. We will not engage in a protracted exchange of emails with the homeowner. It has become apparent that their expectations have exceeded reasonable boundaries. While we appreciate their input, we stand by the expertise of our certified and licensed professionals, who possess the necessary qualifications and experience.
We have provided extensive documentation to support our actions and have consistently communicated with the insurance company/village, which fully endorses our approach. While we acknowledge there were some delays for which we took responsibility, we have addressed these issues and made necessary accommodations.

I am rejecting this response because: ****** is far from a leader in the industry. An industry leader would not create additional damage to customer's property by intentionally leaving the interior exposed to the elements which necessitated the replacement of sub floor that otherwise was good. An industry leader doesn't rewire a home only for that work to have to be completely replaced. An industry leader doesn't install roofs that leak within months, nor do they install shingles without flashing chimneys, and plumbing vents. Leaders also install entry doors improperly that need to be reinstalled. As for the windows per the drawings they were to be the size of the existing opening, not downsizing the opening to fit low quality windows. Also regarding the vaulted ceiling the roof initially was not properly supported and would eventually collapsed had I not caught it before drywall began. A good look at BBB complaints and other available reviews shows consistency with my complaint, as are law suites against them. Luckily I have the knowledge to know what I was looking at and the time available to monitor them. ****** is a company to be avoided at all costs. And to add insult to injury **** tried to intimate me into giving him more money without completion of work by threatening to sue me and place a lein on my house. ****** is no industry leader, they are the type of business that gives the industry a bad name, and **** is aware that everything I stated is documented and provable. The combative attitude he speaks of from me self advocacy against a predatory business.

Owner of a townhome in Hyde Park had a fire and the work was completed one and a half year ago when owner was given a five year warranty. *********************** has sent ***** to repair the hardwood floors upstairs which were damaged by the skylight and to repair the bathroom wall upstairs which was damaged by a drain pipe. ***** promises to come but never does. The owner does not live at the property and drives there to meet ***** but again ***** does not come. *********************** has been asked to send someone else to make these repairs and no response yet. I hope this email finds you well. I am writing on behalf of Del Mar Builders to address the response you have provided regarding the water leak issue in your unit. We would like to inform you that we are rejecting this response for the following reasons:
Firstly,our team has thoroughly investigated the source of the water leak and it has been determined that the cause is not the skylight, as mentioned in your response. It is, in fact, the adjoining unit neighbor's roof that is causing the problem. We have brought this to your attention several times, but unfortunately, it has been ignored by the homeowner. As a result, the water has damaged the wood floor.
Secondly,we would like to clarify that it is not our responsibility to fix damages caused by someone else's property. This is not covered under our warranty and it is unfair to hold us accountable for the repairs. We have notified the owner multiple times about this issue, but it has continued to be ignored. Therefore,we cannot accept any liability for the damages caused.
Lastly,we would like to reiterate that this is not a warranty issue. We understand that it can be frustrating for the customer when they are informed that the problem lies with another party. However, we cannot be held responsible for issues that are beyond our control. We take pride in our work and strive to provide the best service to our customers, but we cannot be held accountable for damages caused by external factors.

The homeowner has rejected the Del Mar Builders statement because the issue is that a skylight which Del Mar Builders installed in the townhome was leaking and when it leaked it damaged the floors.
*****, who is a contractor with Del Mar Builders promised to come back and repair the flooring. He advised the homeowner to put down plastic as you can see from the photos and things to catch the water until he would come to fix it however, he never did.
****, the owner of Del Mar Builders has not responded and the homeowner has reached out several times to complain that the contractor never shows up to complete the flooring repair.

I have multiple defects in my property that was restore after a fire by *******. I have tried calling Del Mar and no one answers my call / texts. I was given a ***** check by ******* as a guaranteed the basement on my property will be renovated as well and the check turned out to be fake. **** the president of the company never responded to none of my text after the full amount was paid. Del Mar are completely dishonest and the quality of the work is really bad. Im still under warranty and i have defects in the property and they are not answering none of my calls. The sink is leaking, doors are not shutting closed, steps on the stairs are falling apart, door handles are loose, leaking toilets. It has not been a year and some of the defects have been brought up multiple times before. They are not a good business to work with I would highly recommend not working with *******. To Whom It May ******************** is a response to the complaint made by ***************** ID # ********. ***************** has reached out with warranty related items before, all of which have been addressed and fixed to date. If ***************** has any additional items that need to be addressed, we are unaware. ***************** did email me last night 9/14/23 inquiring about warranty related issues I asked him to please email a list of what the issues are so that they can be addressed appropriately. ***************** was given a 2-party check of $5,000 to hold until he received occupancy. He tried to deposit this check multiple times to keep the money it was not his to keep but rather to hold until occupancy was granted, which it was. After occupancy was granted, we asked him to destroy them check but he continued to try to cash it. ***************** received multiple upgrades in the home of which he was not charged additional monies including a bathroom in his basement. He continues to try to force us to complete the basement Per the village of ********* this is not allowed. If we are caught doing this,Del Mar will lose its license in the village. We have explained this to the owner multiple times.
At this time, we are not aware of any warranty related issues. If there is anything that needs to be addressed, we ask that it simply be emailed in for review. Once determined if it is warranty related, we will schedule any and all necessary warranty related work.

They were contracted to complete a job at my mother's home which was damaged due to a house fire July 2022. The work that needed performed was siding repair, roof repair, painting, carpet cleaning, window repair and fence repair. The company ask for half of the money upfront and the rest at completion. This wouldn't be a problem if they did work. Here we are nearly a year later; May 2023 and my mother had to hire someone else to start and finish the job. After paying what was asked upfront, they sent painters to her home who did a terrible paint job (they did not paint ceilings, remove paintings or tv's from the walls). They then sent someone out to clean the carpet who informed me they were not a company and the machine they had I could have rented myself; needless to say, they were asked to leave without performing any work. They later delivered siding to her home that sat in the driveway for 2 months until we finally found someone else to get the job done. She later received an invoice for 11 cents. This was laughable considering she paid 11k to get a terrible paint job and siding delivered. At this point she is expecting a substantial refund!!! She was told by **** they had pictures of them doing the siding. She then asked that they provide proof because she knew that was an outright lie!!!! After no proof could be provided, they stated she was due a refund of $900 which she has yet to receive and she should definitely be reimbursed more. So, you mean to tell me she was charged $10,100 for half painting 3 rooms and delivering siding? I DO NOT RECOMMEND THIS COMPANY IN NO COMPACITY!!! My mother is a Senior and I feel this company took full advantage of that!!!! In response to the libelous and slanderous allegations levied against Del Mar Builders in the aforementioned review, we feel it is incumbent upon us to respond in a fair, honest, and accurate manner. Words are words, but facts are facts. Having said that, the facts are as follows:
**************** fire-related damages stemmed from a house fire to the dwelling next door, which occurred on July 4th, 2022. Del Mar Builders contracted by the neighboring owners insurance company to perform restoration to said dwelling. **************** and/or her associates (heretofore referred to as The ******) reached out to us to request an estimate for the communicated fire damages to The ****** home. This estimate, which included fire-related repairs to her north-facing siding and interior smoke damage, was established and presented to **************** on September 9, 2022. From there, The ****** demanded the estimate include a full replacement of her roof. The full roof replacement estimate, which was gratuitously prepared by Del Mar Builders at The ****** behest, was submitted to State Farm (The ****** insurance provider) several times, and was subsequently denied each time. After several attempts to procure coverage to her full roof replacement, with it being denied each time, the total coverage of the roof repairs approved by her insurance company (a very small repair to approximately 30 shingles) was relayed to The ****** in November 2022.
On November 14, 2022, a contract was executed and signed by The ****** to repair the home in the for the State Farm approved amount. By the time the permit came through it was the middle of winter and no siding/fence work could be done.
The ****** were unreachable for a period of time throughout December of 2022. Subsequently, when work did commence, based upon the agreed upon contract, **************** informed ******* that our painter did a great job. The drywall wall was repaired and painted, and the carpet was cleaned (per the approved insurance scope of work). The siding was purchased and ordered at the outset of the job. Subsequently, The ****** indicated they no longer wished to use Del *************. Therefore, the siding was not installed by Del Mar Builders and a credit for the siding installation and labor was credited back to The ******.
The slanderous accusation that we are not contractors is categorically false. Each and every tradesmen that worked on this claim is a licensed, bonded, and an insured entity, and paperwork to support these facts can be presented immediately, upon request.
Upon meeting with The ****** representative on May 16, 2023, the final appropriate credits were reconciled to the insured, based on work not performed, as requested. The accuser states that only 3 rooms were painted, while the facts state that a total of 9 areas were painted (Living Room, Dining Room, Kitchen, Family Room, Entry Foyer, and (4) stairways) were painted, most of which contained high/vaulted ceilings. The ****** were strictly and only charged for the work performed, at a rate using insurance-approved pricing. Therefore, if The ****** insurance company, State Farm, were to prepare an invoice based on the work Del Mar performed, it would be exact, to the *****, of the work-invoice Del Mar presented to The ******. All appropriate credits for work and material not performed have been credited back to The ******.
We understand that *********************, as expressed to us by her caretakers, is suffering from a form of dementia. As someone who has been personally affected by this terrible disease, It is not taken this lightly. It is ******** position that it would appear that, sadly, **************** caretaker(s) are looking to take advantage of **************** situation in effort to benefit themselves financially.
To reiterate, The ****** were only charged for the materials and labor performed, at the approved State Farm rates, for the work performed.

I am rejecting this response because: No money has been refunded!! If it has please provide proof of refund as well as the breakdown of charges. Even painting 9 areas does not **st a total of $11,000. If there is a refund due for the siding that was not **mpleted what about the refund for the 30 shingles that was not **mpleted, the fence that was not **mpleted, the window that was not **mpleted and again there was no carpet cleaning. As far as **************** she does not have a care giver; the person they were speaking with was a family member who happens to be the ** borrow of the home they were hired to perform work on so therefore NO ONE is looking to take advantage of **************** but Del Mar Builders. Ac**rding to the invoice that I have attached from Del Mar the total painting **st $6261.00 (which was way to much for the painting received). If she paid $11,000 her refund due is $4739 not $900 that was stated. And again NO refund has been paid thus far not $900 and not $4739. So again In my opinion ******* is taking advantage of a senior who has Dementia not her family member who they thought they **uld push off as a care giver. I love to deal with facts and not word of mouth so I would love for Del Mar to provide facts such as proof of refund in the amount of $4739.

She is being billed ONLY for the work completed (painting and associated items, as well as the siding material we purchased for her), based on the prices dictated by her insurance company, State Farm. The total of which breaks down to the following:
Subtotal: $8,273.98
Material sales tax: $85.70
General Contractor Overhead: $836.00
General Contractor Profit: $836.00
Total: $10,031.68
**************** initially gave a deposit of $11,000.00. Therefore, we are issuing a refund in the amount of $968.32 to reconcile her overpayment, based on the work performed. The items she requested we not perform are not being charged to her and are listed as NOT DONE in the attached final invoice.

I am rejecting this response because: I have proven this company to be unprofessional and dishonest when they made the assumption that the owner was a care giver. They have also demonstrated unprofessionalism by posting invoices that was not provided to the homeowner. Please review the attachments from State Farm itemizing the cost of painting which is $5245.22 as well as the invoice provided by ****** that outlined all services being reendered with $11,011.39 submitted. You will find that on this invoice ****** indicated there was a balance of $11.39 due. This invoice includes, Windows, siding, soffit, fence, carpet cleaning, refrigerator and mirror removal etc. all that was not done. Let me add no drywall was replaced; there was one hole that was patched. Now that the work was not performed and the only job completed was painting ****** has put together a false invoice documenting charges that was upcharged. As I stated previously this company has taken advantage of a senior citizen. In ****** first response they stated a refund was submitted in the second response ****** stated a refund will be submitted. To this date a refund has not been received.State Farm quote on painting: $5245.22

Del Mar Builders at *********************************************************** under ownership of ******************* came recommended to us by our local State Farm agent after we had a kitchen fire. Gave $61,368.87 to secure the job ($129,926.58 in total) in June of 2021. In short, this company continues to ask for money to complete the job although this is outside of the contract terms. This **** week project has lingered on for 10 months because the company stops work every time they try to ask for more money. The majority of the job was completed on 4/4/23 although an inspection was not done. The owner is asking for us to pay the remaining balance less 5K while we wait for inspection. As per our contract, payment is rendered after completion and occupancy permit issuance. The owner **** is now denying payment with a credit card which he knew was how we were going to pay the balance.10/31/22: Rough inspection completed. The owner **** is asking for 10K to continue work. In good faith, we gave them $10K to keep them working.11/23/22: **** stated we need to pay $40K to continue with work, a lein was placed on our home for the total amount of the job (129K) although we had already paid $71,368.87 to date. The contract read half to start the job and remaining balance due upon completion. Tried contacting the owner **** by phone multiple times to mediate the issues with the job being stalled, he would not answer or return phone calls. **** stated we need to pay 35K in order for the owner to return our call.2/17/23: Owner **** is asking for money again to complete the job, gave a check for 21K 2/28/23: Owner **** is asking to see proof of funds to complete the job, showed funds.4/4/23: Owner **** is asking for final payment less 5K until inspection also stating we can no longer pay with a credit card if we do not pay today. The scope of work has been completed per the homeowners request. Half of which was insurance-based, the other half was an out-of-pocket addition to their home that the homeowners elected to do. Apparently,they still are having trouble figuring out how to finance their elected work,as they continue to obfuscate and run interference every time they are asked for payment. Homeowner did not want to pay the credit card fees associated with their $35,000 balance owed, so we suggested they pay by check. When they refused to do so, the option to pay by credit card was offered to them verbally and via emailed communication on 4/4/23 and 4/5/23.
The bottom line is that when services are requested and subsequently rendered, the bill is expected to be paid upon completion of said work.

I am rejecting this response because: We as homeowners have constantly been badgered for more money from ****** builders since the start, specifically from **** the owner. We have never had a problem securing funds although that is how they keep treating us. Just because we refused on multiple occasions to give extra payments, does not mean we did not have it. It simply means we learned our ****** and stopped trusting this company. The terms of the contract state that the remaining balance is due upon completion of the job which was not until 4/4/23 with inspection on 4/6/23. I have attached the contract to my original complaint. However, we gave **** the owner 2 additional payments in good faith that it would speed up the work on our home. A lien was placed on our home for 67K when to date 35K in work was completed and 21K was to be paid by insurance leaving 14K due by the owner. I am not understanding how it is lawful to place a lien on a property for a job that is not completed, therefor a balance is not due yet as stated in their contract. A **** week job still took 9 months to complete, therefor when the owner was again asking for more money before the completion of an inspection my response was no. The owner tried to make us pay $17,000 in cash or check before having an inspection otherwise withdrawing our right to pay the remainder with a credit card. After meeting with the owner and refusing payment due to no inspection, I waited all day on Wednesday for a call with an inspection time. I was never called therefore, I called the city myself and set up my own final inspection. At completion of inspection, I promptly paid him less the amount ($5,182.28) the insurance company owes to him and would not pay out until the job was inspected. On issuance of the remaining balance from the insurance company I expect the two outstanding items in the bathroom and hallway to be completed, lien to be lifted and warranty paperwork to be issued within 3 business days.

************************* owner of Del Mar Builders "DMB" runs the operation and make all approvals/decision of entire project. On Aug 13,2022 my 6 unit building had a fire. DMB has a BBB Accredited businesses of an A+ and was part of my reason for using DMB. It has been a nightmare of constant delays, lies, back and forth blaming insurance company for delays. ******************* is a Puppet Master who is similar to a "use car salesman" and uses all the tactics,lies to convince you repairs will be done in timely responsible manner. But they will not. I met **** today 3/8/22 to get an onsite update after begging to resume work last week and found no workers on site again today **** said the main sewer plumbing work had to be inspected Friday by Village. Ask for update :**** said sprinkler drawings permits have been submitted to Village for approval. I was told delay was due to Village back in Jan but ****** said they never received drawings from ****. **** has lied about drawings in past January. When I asked why no other work was being done specifically the drain plumping work he gave some excuse but left me suspicious he was lying again. Contacted Village ***** for Friday inpection time was told **** never got proper permits for Roof framing plumbing work and was issued stop work order on 3/7/23. *************************************** ********** informed me that No roof or windows were ever inspected. **** said they were. ****** met at the building he verified no permits or drawings were received today. Called **** with ****** he lied to both me an ****** about submitting drawings and getting proper permits again and inspection ofcompleted work. Tried to contact **** numerous times today my call went to VM. ****** builders was at my home on 9/26/22. They removed flooring from my basement .The owner came out himself and assured me that he would have dumpsters there to removed the 4 piles of flooring. My insurance company has reached out to them no response until 123/23 .The owner txt over he would have a crew there to remove the debris on outside in my backyard. Also the company failed to install the bath fan ,also I explained to the owner that the cartridge for shower need to be corrected.I'm not getting any hot water in spite of me getting a new water tank installed. I spoke with our President ******************* regarding this matter, and he advised that the last he had spoken with the customer he requested that she send him a copy of the insurance-approved repair scope and contractual agreement, as we do not have any of these documents on file. These repairs occurred back in 2018 before anything was digitized, and none of the documents associated with her project exist. Per *******************, he advised the customer on multiple occasions that if she provides us with a copy the approved repair scope to support the warranty-related claims, he would be happy to honor the warranty. This would be a simple matter of her reaching out to her insurance company and retrieving the document, which is something we cannot do. Despite our requests to the insured to provide the supporting documentation, we have not received anything from her. We cannot do anything for her without this documentation; once provided,we would be happy to assist her. She can contact our office once she receives the approved repair scope, and then we can send a crew back out to her home.

Roof leaks and continues to run onto the walls in the living room area and ceiling of the upstairs bedroom. We have spoken with ************************* many times and he promises to send workers to correct the problem. The workers always call and have an excuse about why they cannot come and then reschedule for another time. Good morning,I spoke with our president ******************* who is refuting Mr. ******* allegations. The areas of the roof that are experiencing issues is part of a shared roof, which has nothing to do with the claim Mr. ******* filed or the repair scope we were under contract to complete. There are two townhomes that are connected; the neighbors roof is deteriorating and needs to be replaced. We inspected all of the work we completed for Mr. ******** and there are no issues with his portion of the roof. He attempted to get coverage for these repairs, but his insurance company denied coverage, as these issues are unrelated to his original claim. As the issues in question are unrelated to the work Del Mar completed, it is not covered under our warranty. If Mr. ******* would like the roof to the other units roof repaired, it will have to be paid for out-of-pocket.Please let me know if you need additional information.Thank you,*******
