    ****** ***** ********************************* Il ******************* ************ Date: 6/3/2025 Dear BBB Representative,I dispute the lease termination fees with the Residencesoforlandpark. They acknowledge of my notice to vacate due to financial hardship, I must dispute their characterization of this notice as an early termination request accompanied by an agreement to associated fees.Specifically, I did not at any point initiate a lease buy-out or accept any early termination fee. My written notice of intent to vacate was made solely due to an inability to continue paying rent and after the propertymanager requested an email confirming. I must emphasize that communication of financial hardship and intent to vacate does not equate to a mutual agreement to incur additional fees unless explicitly stated and agreed upon in writing.Furthermore, the document they reference as evidencea copy of a early opt out document with a digital signature overlayed on top of other writing, this does not constitute valid consent to these charges. Even by their own stated lease terms, early termination involves specific procedural steps that were neither initiated nor completed in this case.Additionally, I have become aware that the unit was re-rented with minimal vacancy. Charging a full two-month lease termination fee when the property continued to generate income without substantial interruption appears both excessive and unfair.Given these circumstances, I believe the fee being demanded is neither contractually justified nor ethically appropriate. I have asked the landlord/property manager to reevaluate this charge and consult their legal team. I am requesting your assistance in reviewing this matter for potential consumer rights violations.Sincerely,****** *****

    Dear ****** *****, 

    I truly apologize if there was any miscommunication or misunderstanding about your lease responsibility. I am sorry you are going through financial hardship at this time. There is unfortunately only one way to terminate your lease agreement early with us due to the financial hardship and that is the lease buy-out.  I do understand and acknowledge that you communicated your inability to pay through the remainder of the lease agreement, August 23rd 2025. However, this does not permit an early lease break or termination without penalty. I have attached the lease as well as the buy-out addendum. The only other alternative would have been to fulfill your originally signed lease agreement through August 2025 rent payments.  I do apologize if you feel the lease termination fee is unfair, however it is the only way to discourage regular lease breaks and skips during the signed lease agreements.  You can certainly negotiate a payment agreement or settlement percentage with Central Billing.  I wish you all the best in your future home.
