THIS COMPANY IS BY FAR GETTING OVER ON PEOPLE. THEY DONT CARE ABOUT THEIR TENANTS BECAUSE IF THEY DID THEY WOULDN'T PROMISE A TENANT COMPENSATION FOR MY ROOF CAVING IN TWICE IN TWO DIFFERENT UNITS. IVE BEEN LIVING IN AN APARTMENT WITH MY ROOF HANGING OUT FOR 2-3 WEEKS NOW. THEY INSTRUCTED ME TO KEEP THE FANS RUNNING AND THE HUMIDIFIER SO THE ROOF COULD AIR OUT. THEY PROMISED ME MY RENT BACK AND TO PAY MY ELECTRICITY FOR THE INCONVENIENCE JUST TO TURN AROUND AND SAY THEY SAID NO SUCH THING. THIS HAS CAUSED ME ALOT OF PAIN AND SUFFERING MENTALLY AND EVEN PTSD FROM WHEN I FIRST MOVED IN THE FIRST UNIT CAVED IN AND IT WAS MOLD IN THERE. I ALSO INFORMED THE PROPERTY MANAGER ABOUT MY NEIGHBOR AND HOW I FELT UNCOMFORTABLE CAUSE HE WAS GIVING CREEPY STALKER VIBES AND SHE INVALIDATED MY FEELINGS ON THAT AS WELL. I WOULD NOT RECOMMEND THIS PLACE TO ANYONE… WHY BECAUSE THEY’RE CROOKED AND NEED TO BE PENTALIZED

Incredibly deceptive. The ****** listing at the time when I signed the lease agreement said explicitly No Security Deposit. However upon signing, there was a $450 holding fee (only for 3 or 4 days!), and a roughly $500 S******* "insurance policy fee". As this was my first time renting, I was led to believe that this insurance policy meant renter's insurance paid for the whole year. We asked the property manager (Michele G****) what this insurance policy fee is, and she was incredibly vague and did not answer the question at all.
Only saying that it is needed to be paid so we have the insurance policy number for the lease. As I was in a rush to move here after receiving a job offer and needed to relocate in less than a week and the property manager kept calling it an 'insurance policy fee' which made me believe it was renter's insurance, my family foolishly paid for it only to found out later on that it is not renter's insurance and was in fact, insurance policy for the landlord. In other words, it was a security deposit (which the Zi**** ad said there was none, and the property manager on email dodging the question when asked). I found out when I tried to contact the property owner to cancel it and obtain a refund as I had gotten renter's insurance of my own bundled with my auto insurance and my request was denied.
This was further confirmed after I filed a complaint against Acceleration Properties being deceptive to the state of Illinois and they responded, justifying it by saying that "S******* is an affordable alternative to traditional security deposit", which is another lie. Most apartments around this area's security deposit costs about the same, and is refundable.
The worst part of this all is that this "insurance policy fee" with S******* (which, let's be honest, was a security deposit), is NON-REFUNDABLE. Nothing about this is affordable, and they are incredibly deceptive about it.

I've had issue after issue, there has been some positives here, but also a lot of negative. I was deciding between 2-3 stars for this. I've had many things break, such as my toilet lid causing a screw to puncture my butt, toilet paper holder broke, front door doesn't keep air in/out just sucks air from outside, and the cost to live here is outrageous, $1100 nearly in rent, $300 in ****** due to crappy windows/doors. They have fixed a lot of these issues in time, toilet seat/toilet paper holder/sinks have been fixed for the most part. They also replaced our HVAC (including other apartments) which works a lot better. But the main issue of all is the maintenance guy was cutting and adding a new water main into the neighbors apartment. I guess he didn't shut off the water because he flooded many apartments causing a lot in damages, had to take off work and spend my entire morning cleaning.
Would not rent from here if you have any sort of money issues or want something fixed, because the maintenance guys they send are not qualified for the work.
