    Kana Kohiyama is the owner and landlord of ******* Apartments in *****************. She has refused multiple requests from multiple tenants to take care of a ***** infestation. ******* signed a petition that was emailed to her and delivered to her building manager. Petition attached. She then proceeded to have ***** poison sprayed in the hallways all over the carpet, completely disregarding the tenants requests. The problem is now worse and my son has been sick ever since. Once the petition was given, there has now been threats and harassment to myself from the building manager and **** has attempted to change terms of my lease whenever she wants. The lease says she cannot do so without my agreement. Her building manager has yelled at me, texted and told me that I'm going to get evicted for running my mouth and handing out petitions. **** is aware of all of this and has ignored my efforts for communication with her. She has specifically chosen to harass me with lease addendums based on untrue information. She has never come to ******** to see the property. She has breached contract multiple times by talking about my lease and personal finances with other tenants. She has allowed her building manager to act on his harassment and threats and lies with no regard to facts. She claims the apartment is $650 but then said it's $750 and still advertises it at $650. She claims it has new carpet but it has old carpet that's full of filth and allergens. The building is dirty. There are roaches and mice in the building. She doesn't enforce her own lease and she picks and chooses who has to follow the rules. Her building manager is a violent individual who has physically and verbally attacked tenants and visitors at the property on more than one occasion. He is a 1099 worker and they are both committing tax fraud. She has refused to let the maintenance man work off his rent since he wouldn't give her his social security number and has told him to move out after his refusal.

I, *********************, have been the appointed property manager responsible for lead maintenance, including mowing and cleaning, since October 2024. As the property manager, I have the authority to instruct tenants on proper trash disposal and issue notices as directed by Kana Kohiyama, the landlord. It is within my responsibilities to advise any tenant to seek alternative housing if they cannot meet their rent obligations.

    Here are the specific points to refute the claims made in your review:

    1. ***** Infestation: Multiple requests from tenants regarding a ***** infestation were addressed promptly. Maintenance request forms were left in tenant mailboxes and at doors for inspections. **** and I took swift and effective measures to address the pest issue by purchasing and applying "Home Defense Insect Killer by *****" and providing "Diatomaceous Earth by ******". There was no spraying of poison in the hallways on April 20th, nor was there any disregard for tenant requests. The pest control measures were conducted professionally and with tenant safety in mind.

    2. Petition and Retaliation: My actions have never been in retaliation against the Terminex Petition. The eviction notice for unit 4B was issued due to *****, the tenant of 4B, not residing in his unit since February and staying in unit 5B instead. Notices and letters distributed were as directed by the landlord and not linked to the petition. Any suggestion otherwise is completely unfounded.

    3. Harassment and Lease Changes: There have been no threats or harassment from the building manager or Kana. Any changes to lease terms would only occur with tenant agreement, in accordance with lease provisions. The allegations of yelling and threats are baseless. Blocking your number was a necessary action due to repeated complaints that had already been addressed. Our interactions have always been conducted professionally and respectfully.

    4. Property Condition: Claims about the property being dirty, having roaches, mice, and old carpets filled with filth and allergens are incorrect. The property is maintained regularly, and any pest issues are promptly addressed with professional solutions. **** has never misrepresented the apartment conditions or rent prices. Advertised rent prices and property conditions are accurate and in compliance with all regulations.

    5. Lease Enforcement: The assertion that Kana does not enforce the lease uniformly is false. All tenants are expected to adhere to the lease terms, and any actions taken are consistent with these terms. Personal finances and lease details are kept confidential and not discussed with other tenants. We adhere strictly to privacy laws and ethical standards in all tenant interactions.

    6. Violence and Harassment by Building Manager: There have been no incidents of physical or verbal attacks by the building manager. Such allegations are completely baseless and defamatory. We maintain a zero-tolerance policy towards violence and harassment, ensuring a safe living environment for all residents.

    7. Tax Fraud and Maintenance Issues: Claims of tax fraud are entirely unsubstantiated. The building manager and maintenance staff operate within legal and regulatory guidelines. The maintenance mans refusal to provide a social security number does not exempt him from lease obligations or entitle him to work off his rent. All employment and rental practices are conducted transparently and legally.

    In conclusion, we strive to maintain a safe, clean, and respectful living environment for all tenants. Any concerns are addressed promptly and within legal guidelines. We encourage open communication and are committed to resolving issues amicably.
